If you are a first time home buyer eligible for the $8000 tax credit, time is running out.  If you are considering buying a bank owned foreclosure, it may be too late.  The closing must take place on or before November 30, 2009.  It usually takes about 30 days or more to close on a property with an accepted offer.  To be on the safe side you should have an accepted offer no later than the last week of October.  Expect delays, this may be the busiest time real estate has seen in years.  Keep in mind, with the recent down turn in home sales, there are fewer real estate agents, loan officers, appraisers and under writers available to complete the steps necessary to close on a property. I really didn't want to see this lesson again.  You know, you keep getting the same lessons in life over and over again until you learn it. I really do know this one!  Live life to it's fullest. We may have passed the Real Estate bottom here in Milwaukee and Menomonee Falls, Wisconsin.  I am seeing agents receive multiple offers once again.  I am also seeing a high number of accepted offers on the searches I am conducting.  I just searched for a 3 bedroom bungalow.  A few weeks ago I was sending out some real great looking homes at low, low prices.  Today they are all sold or have accepted offers. A month ago I could find 50 or more homes based on the needs of any buyer.  The searches I am going now turn up a dozen or so homes.  Last month I could find a number of foreclosed properties in good condition between $40,000 to $50,000.  Today the prices have shot up into the mid to upper 60's. I joined the Rotary Club of Menomonee Falls, Wisconsin on June 10, 2009.  This is a nonprofit organization of volunteers involved in a number of local and world wide projects. With the $8000 first time home buyer tax credit it seems many agents have forgotten the other incentives for buying a home. The $8000 first time home buyer tax credit is only the beginning.  What about the tax advantages saved every year?  Paying a $100,000 mortgage may cost you $600 a month but remember, the interest and taxes are deductible.  That may amount to $10,000 in deductions.  If you are in the 15% tax bracket, this can put $1500 a year back in your pocket. Hopefully we are pretty much hitting the bottom of the price declines in this recession.  If we are at the bottom of pricing that could mean we may see an increase in home prices over the coming years.  Lets imagine a 10 year scenario. I looked up the sales figures on the MLS for the past couple of years.  These figures are for all of southeastern Wisconsin, all properties.    4532 Sales all of MLS from Jan 1 to Apr 2009. 6031 Sales all of MLS from Jan 1 to Apr 2008. 8078 Sales all of MLS from Jan 1 to Apr 2007 8506 Sales all of MLS from Jan 1 to Apr 2006. 8564 Sales all of MLS from Jan 1 to Apr 2005. 8197 Sales all of MLS from Jan 1 to Apr 2004   These figures show we are at about 53% of past years.

The home sales market is rebounding in the Milwaukee area.  January and February of 2009 have seen a high volume of sales in foreclosures.  The first week of April has seen an increase in sales in suburban homes under $200,000.  This has been achieved with little or no government involvement. Past years have shown, prices will increase as new listings enter the market in early spring with moderate or high sales figures.  The Greater Milwaukee area has experienced price increases averaging 8% for five consecutive years ranging from 2002 to 2007.  From 2007 to 2008 Wisconsin has shown a 1% increase in overall pricing.  Many sellers are waiting for the first sign of a turn around in prices.  When this happens, many sellers will list their homes at prices above market value.
