I think the reason I got into Real Estate explains the type of service I want to provide. It happened long before I choose Real Estate as a carrier. I decided to move and tried selling my house on my own. That was not as easy as it seemed. It still cost me attorney fees and other costs I didn't plan on, but lessons I learned about Real Estate made up for the costs involved.   The first lesson was the barrage of Real Estate Agents calling on the phone and showing up at my door. They all seemed to have the same 20 second canned speech to in get their foot in the door. "I am in the top 1 percent in the nation. I can sell your house quicker and for more money than any agent." After hearing the same speech verbatim from a number of agents, it became evident this is what they were taught to s...

That’s right, just like the title says – there are some houses purchased as foreclosures and flipped. Some of those houses may have seen severe mold problems. I’ve seen a few of these. I’ve been asked to list some. My response has been, “we have to disclose problems that may severely effect property value.” Seller’s response has been, “I’ll look for another agent.” It doesn’t take much for investors to find Real Estate Agents who don’t ask questions.   How do you protect yourself against those types of issues? Most of the time its not that difficult. Many REO properties with mold problems can only be viewed after signing a release. Any Real Estate Agent worth a plate of beans will be smart enough to look at the property history on the MLS to get an idea of how much the seller paid for t...

Menomonee Falls, WI                            The Village of Menomonee Falls is located northwest of downtown Milwaukee and in the northeastern corner of Waukesha County. "The Falls," as residents refer to their Village, takes pride in not only its status as being the largest Village in Wisconsin, but in its independence and in its ability to successfully maintain a quiet character and high quality of life during a lengthy period of growth and development.   Menomonee Falls takes its name from the Menomonee River, which courses diagonally through the northeast corner of the Village. It was along the banks of the river that early settlement of the Village took place. Today, Menomonee Falls boasts open and natural preserves--the perfect setting for contemporary residential development. E...

Ez1 Realty refuses to purchase Internet Leads and offers you the exclusive promise to never share your contact information in an effort to make a couple of extra bucks. We treat Real Estate, your confidence, and your privacy seriously. It seems I am not the only one who is calling a halt to the business practices of some of these online businesses. Here is an article I was sent.   Eight Austin-based real estate brokerages are taking a cue from their local Realtor association and will no longer send their listings to real estate portals not affiliated with a Realtor trade group. Earlier this month, the Austin Board of Realtors announced that as of April 30, 2014, it would no longer distribute its members’ listings to third-party listing portals through listing syndicator ListHub, citing ...

Are we living in the 21st century DARK AGES? It seems history has repeated itself. Remember when the Bible was locked away from common people when only, “authorized versions,” of the Bible written in a language only authorized scholars were able to understand? They referred to this as the DARK AGES. Common sense will tell you, if Satan was not allowed to stop the Bible from being printed in languages people could understand, his next step was to take away the ability to understand. To a large degree Satan has accomplished his goal. This book unlocks the method of understanding scripture Jesus taught in simple terms everyone should be able to understand.   Something really bothered me as I finished studying and writing on Matthew’s Gospel. I couldn’t understand why the disciples failed t...

I have one rule for Real Estate Investors. It should be easy to understand. This gauges shows how well I do my job because I only bet paid on commission based on the final sale price. I make the least amount of money when I find the investor the best value and get it at the lowest price. I make the most amount of money when I sell the remodeled property for the best market price.   I explain this to all my investors. You see, I make very little money when investors buy a foreclosure ---- where most purchases are below $100,000, almost every purchase is below $50,000. Think of all the time we spent looking at properties. After we find a foreclosed house to bid on, I often have to put in more time than a regular purchase from a private seller. Foreclosed properties require a host of extra...

So you want to get rich in Real Estate. You don't have much money, but you heard all the stories of how people broke the system and made it rich in Real Estate. The Internet is full of Real Estate Scams with one intent.... to quickly part a fool and the little money they have. Not only are these scam artists using the Internet, they have enough guts to hold seminars in major cities to collect more money. I can tell you ---- beyond any doubt ---- the only thing these people know about Real Estate is their scripted plan to suck money out of victims with high hopes and dreams of making it out of this depressed economy we seem stuck in. Let me show you how it works.   Charges begin at the very beginning. After a free introduction online or at a local meeting which consists of NO USEFUL info...

No this is not an article on buying a foreclosed property at auction. That is a different subject all together. Auctions have good aspects and bad. There are auctions that follow Wisconsin state law and web sites that do not. This article is about some of the most popular web sites and what goes on behind the scenes.   A lot of interesting information can be found on Real Estate web sites these days. Competing for views, clicks, and search rankings forces them to constantly investigate ways of improving service, to be the first to offer a new and exciting feature. But now good and truthful are these services? Some of these include value estimates. But what are the estimates based on? When a chief accountant presents estimates to a company board, they also explain the process used to th...

I know this happened to just about every Real Estate Agent I talked to. It happened to me 4 times. I run a particular Buyer around looking at 40 or 50 properties. One day they drive past an open house, walk in and write and offer to purchase with the Listing Agent. In most cases they tell the Agent at the open house they are working with me. It makes no difference to the other Agent, ethics are not their concern. Making a buck is their top priority. The Buyer bows down to pressure from the Agent at the open house offering to write a full price offer on the spot. Of course the offer is accepted and goes on to close.   Maybe it is my fault. Maybe it is the way I do business. When I show properties I explain subjects like defects, inspections, and show Buyers what inspectors look for. I go...

This ever happen to you? A friend from out of state calls. They are selling their home and want to find them a local agent. As always the first place I looked was Active Rain, which gives me the opportunity to look at a portion of a Real Estate Agent's personality. I look at some of the following features in what they post.       Relevance Do they post information to help the average consumer? Or are they promoting themselves? Do their posts promise services? Or--- Do they have posts describing how their service won the day? Are they looking for numbers and status? Or--- Do they post useful information? When they post about a problem --- Does the post include a success story? Is it only to complain? Is the post directed by a revenge factor? Are they asking for advice? Do they include a ...

This was the most unusual Real Estate circumstance I have been in. It was a commercial property listed by the office I worked for. After both parties signed an accepted, the Buyer set up a number of visits to the property, the first of which was of course the inspection. The building passed inspection with only a few minor issues the sellers agreed to correct. The Buyer wanted to get a quick start on remodeling the property, so we made a number of visits with licensed contractors to get bids.I wasn't aware if this at the beginning, but the agent listing the property, who represented the sellers, was calling the buyer I represented, asking questions and generally making a mess of things. To finally discourage the listing agent from contacting the buyer with an endless list of questions, ...

I have a lot of buyers on automatic updates from the local MLS. Buyers get updates within minutes of every new home listing added to the MLS or price changes for homes fitting their search criteria. Automatic updates help keep my customers ahead of the game in Real Estate. They check these updates any time they have access to a computer or from their phones. With the way business has been going, automatic property updates get them to the property in time to view and write an offer, but as usual, many sellers wait a few days for other offers to put buyers in a bidding war, and as with any market, the best deals go quick.   There is one problem I have seen with automatic updates. One popular company offering free E-mail addresses put a block on MLS listings. To get around this problem, I ...

Remember the good old days when we saw prices falling and Buyers getting into the market to snatch up all the great deals? On the other side of the coin we saw a number of Sellers chasing falling prices.   Today we have the same problem on the opposite side. Prices are shooting up. Sellers are trying their hardest to stay ahead of the pricing market, setting list prices above and beyond market prices. Buyers are playing a wait and see game in the current Real Estate market.   Home sales are on the rise, indicating some buyers are taking advantage of prices before they rise even further. The Real Estate market has seen consistent increases in home sales for more than 12 months. All statistics show the Real Estate market has rebounded.   It doesn’t matter if prices are rising or falling. ...

Let's remember and honor all our veterans on Memorial Day, both fallen and living. My dad served in the army for over 36 years. He served through World War 2 and lived with the horrors of war that never left him. Let's remember the veterans carrying these memories within their wounded souls. My day served in the 8th Armor Division and witnessed the results of some of the worst atrocities the world has seen. He survived combat only to see the shock of his life when they opened the gates of Nazi death camps to see what the human mind is capable of when led by twisted minds controlled by hatred. No one could prepare anyone for those scenes behind barbed wire fences. The saddest part is, military training prepares a soldier to hold everything in so they are capable of continuing forward no ma...
