Memorial Day weekend is almost upon us.  To many it is a great summer time holiday that allows for grilling out, playing golf and having fun with friends.  We look forward to this weekend every year, making sure to put in our time off requests at work well ahead of time in preparation. Party at the Pitts was a success!  Over 400 local business people got together to unite in a fundraiser for KANDU Industries!  Fun was had by all.  Great food, music and fireworks!  Hopefully this is an annual event as I believe the excitement will only grow!  Good job to those who planned and pulled off this grand event!

The last of the GM workers have been notified to get to Ohio in a jiffy or loose all benefits.  They were give a total of 3 days to make this decision and to report to work in one week.  This has been a difficult time for many people and hopefully the last wave will accept their destiny and make the best of it.  The good news is they will have a job with benefits most likely better than what they will find if they stay.  The bad news is that we may have another batch of new homes on the market in an already large inventory of homes for sale.  What does that mean to buyers?  Well, I would guess it would be a good time to find a nice home in still a very nice area.  I know there are people moving into town to be hired in at the newly constructed hospital.  Good news for Janesville. I came across this article earlier today regarding previous GM workers.  Over 120 laid off workers were sent a notice this week.  They can leave Janesville WI and move to Ohio where they are needed at another GM plant, or they can lose all the benefits they had been getting over the past year, including insurance. It's very sad that GM chose to not open the Janesville plant again.  I have to say though, given todays economy and job market, those 120+ people may want to think long and hard before turning this down.  I'm sure most people, like me, still have hopes that GM or another manufacturer will revive the Janesville Wisconsin GM plant and bring more jobs back to Janesville again.  It seems like such a waste to have that plant sitting idle and unused.  I still think we will eventuall...

With all the activity we had, I believe you'd want to know how April 2010 panned out. In the city of Janesville we had 152 new listings (single family) with 86 SOLD.  There are currently 642 active listings on the market.  The average sale price was $119,672 and sold in about 84 days on the market.  The average sale to list price % was 93%.  That is up from 91% in March and 89% in February. Janesville's Condo market had 14 new listings with 2 sales in April.  There are 64 active listings in the current condo market.  The average sale price was $87,000 and sold in about 154 days at a 87% of the list price. Janesville's Multi-Family market saw 13 new listings, 4 sales and an average sale price of $56,125 on the market for 81 days and selling for 86% of the list price.  In Janesville YTD w...

The tax credit season is over!  Did it's increased activity create some confidence in the local market or will sales dry up! The next 60 days will still have a lot of closings created by the Buyer Tax Credits.  However, the next 60 days will tell the story by how many new offers get accepted after April 30. My guess is that the activity will taper off, but hopefully some serious buyers will perist.  There are no current plans for new incentives by the government.  But, if I had to make a prediction, it will be that if the market falls greatly, the administration and Congress will look at new incentives just before the fall elections! Tomorrow marks the second anniversary of the Cooperation Read for the school district of Janesville. Many of the Realtors and other business people in the area all get to read to school age children from 10:00am to 10:15am.  It was a great success last year and I'm sure it will be again this year.  The bottom line:  Give back to your community!  You just never know how much things like this mean to the people involved!  The kids love it and it shows them that people care as well. Go out and find something to do for someone...you just never know how good it will feel!

I am happy to say I am a new Grandmother! I didn't believe I was "old" enough to be a grandma!  But I was wrong! It's always scary to open a new chapter in your life!  I was lucky enough to be able to be part of the whole birth process which was stressful in itself.  It seemed much "easier" to have children than to be waiting in the backround.  Our little Payton was born on April 1, 2010.  A little April Fools baby.  Couldn't be more fitting!  He's just the sweetest thing. It just goes to show there is more to life than work!  Don't miss a thing....

Where are we at in Rock County, Wisconsin! Has the market stabilized! Probably too soon to tell: New residential listings for March are up about 17% from last year. Sales for March are up about 33%.  However prices are down about 4.5%.  This is the third year in a row prices have receded.  However, the %age decrease is less than the previous three years.  This would indicate that the bottom is near.  The Tax Credit extension certainly helped to promote the increase in sales.  It will be curious to see what the end of the program will cause the market to do. Hello everyone. It is a good time to plant grass seed, since we are expecting rain in the Janesville, Wisconsin area. Remember to rake the soil and wet it down a little before laying your seed. Once the seed is down it is important to not let the ground dry out for a good week. Don't soak it down, but only keep the soil moist. It is recommended not to cover with hay, since you can introduce weeds. If you want to cover the seed then use a sterile mulch. There are those who recommend planting new grass in September because the new sprouts will establish and come right up in the spring. When planting seed under trees or other shady areas use a mix special designed for low light. Good luck and feel free to comment with any other advise. The Janesville City Council has approved a plan to install sidewalks throughout the entire city. This plan over-rides any deed restrictions or covenants that run with the property. I believe this will lower property values and deter people from buying within the city. Home buyers specifically target areas without sidewalks for various reasons. Now, there can be no expectation for these kind of properties within the city of Janesville. The burden placed on existing homeowers is great. Many residents voiced their displeasure with this measure during an April council meeting. Some will have a bill of $5000 or more. A burden many can not bare during this down economic period.
