Back in 2007 the government put in place the Home Debt Relief Act. This act allows US Citizens to short sale or “unload” their primary residence for less than they owe and not take an income “hit” on their taxes. The Home Debt Relief Act of 2007 is set to expire Dec, 31, 2012. In today’s installment, Milly let’s the American public know that if they’re one of the 11 million homeowners still “under water” on their home and have been kicking around the idea of putting their home on the market as a short sale, now is the time. We hope you enjoy today’s installment! If you or any of your loved one have any questions regarding mortgage financing, home ownership or banking in general, please don’t hesitate to hit that MILLY button!!   When applying for a mortgage to either purchase a home or refinance a home, a borrower must remember that the mortgage world doesn’t work like the real world……………….CASH IS NOT KING. A “clunky” part of the underwriting process for a new mortgage can be when the borrower is using cash or un-sourced funds to facilitate the deal.  In today’s video blog, Milly talks about the instances in which clients need to bring money to the transaction and some of their common rebuttals. As always………..Milly brings us mortgage value along with a couple of laughs! We hope you enjoy today’s installment!   The approach to a JUMBO loan when talking to our Illinois and Wisconsin clients is simple:  ”You’ve earned the big house……….not let’s make sure you get the mortgage products you deserve as well.” In today’s video blog, Milly talks about the obstacles a home owner or potential home buyerin the states of Wisconsin or Illinois will run into when attempting to take out a loan with a balance greater than $417,000.00. As always, Milly keeps us informed and let’s us know we  don’t have to “sweat” the challenges of a JUMBO purchase or refinance. (In his own special way of course) We hope you enjoy today’s installment! If you or any of your loved one have any questions regarding mortgage financing, home ownership or banking in general, please don’t hesitate to hit that MILLY button!! Feel free...

First time home buyers and “move up-move down” buyers in the Fox Cities of Wisconsin need to know that they do not have to live out in the middle of nowhere in order to take advantage of the USDA/Rural Development home purchase program. This program allows buyers in Wisconsin to purchase homes NO MONEY DOWN, at a national average interest rate, with very average credit and very little mortgage insurance.  This USDA/RD program is available nationwide, but today we’re going to talk about my peeps, the residents of Appleton, Wisconsin and the rest of the Fox Cities.  In Appleton alone, a buyer can be less than five minutes from shopping and amentias and still qualify for the USDA/RD home purchase program. A quick summary of the borders for property eligibility for the Appleton area are ...

Appleton Wisconsin Refinance Success Story: James   James, a 55 year old VA nurse, needs our mortgage assistance. James has a few issues with his finances.  James’s mortgage payment is way too high and his current lender will not refinance his Appleton Wisconsin mortgages. You see James has three mortgages – all with the same bank. The highest interest rate was over 8 percent.  James also had another issue – his current septic system needed to be replaced, he needed a new mound system. James currently pays more than half of his monthly income on his three Appleton Wisconsin mortgages.     James has above-average credit and a completely updated home (other than the mound system) in rural Wisconsin.     James’s main concern is declining home values in rural Wisconsin.  James thought he wa...

Appleton Wisconsin Refinance Success Story: Debbie   Debbie, a 65 year old semi-retired school teacher, needs my help. Debbie has a serious cash flow issue.  Debbie’s mortgage payment is way too high and her current lender is too greedy and they will not refinance her Appleton Wisconsin mortgage. Debbie’s interest rate was near 8 percent.  That is outrageous.    Debbie currently pays more than half of her monthly fixed income on her Appleton Wisconsin mortgage. Debbie has to substitute teach several days a month in order to make ends meet.  It’s tough to do this at that age.   Debbie has above average credit (she pays her bills,) a fixed income (a combination of SSI and small teachers pension,) and a modest home in the country.     Debbie’s main concern is declining home values.  Debbie...

Maggie and Nick recently came to WI-Mortgage.com inquiring about their Appleton Wisconsin Mortgage Refinance.  When they found our website at WI-Mortgage.com, they sent our contact form and we called them.  Their biggest concern was that they wanted to pay off some credit cards in addition to lowering their Appleton Wisconsin Mortgage Refinance interest rate.  When Maggie and Nick decided to utilize our services, they had many doubts because they had been told no by a few other banks.  They felt WI-Mortgage.com was their best opportunity to save a ton of money. Maggie and Nick brought all over their documentation into our office.  In addition to the typical documents neccessary to process a loan such as:  30 days of pay stubs, their last two years of income taxes, their current mortgage...

Paul and Clarise are a retired couple that owns a condo and wanted to work with WI-Mortgage.com on their Appleton Wisconsin Mortgage Refinance.  They purchased this condo about 2 years ago after they retired and sold their previous home.  When they puchased their condo, they used a significant portion of their proceeds to pay down the asking price of the condo.  They had tremendous equity in their condo and with rates at an all time low, it was time to lower their rate on their Appleton Wisconsin Mortgage. Paul and Clarise's current interest rate was 5.25%.  WI-Mortgage.com was able to lower their interest rate to 4.25% and save them almost $100 per month!   Many lenders frown toward Appleton Wisconsin Mortgage Refinance on condominiums.  There are many reasons for this but mainly lende...

WI-Mortgage.com recently helped a single man, Richard, with his Appleton Wisconsin Mortgage Refinance.  Richard's situation was not unlike many other clients we deal with on a daily basis.  Richard had some credit issues that prevented him from getting an Appleton Wisconsin Mortgage Refinance at other lending institutions. Having purchased his home nearly 5 years ago, Richard had paid down his mortgage a little bit but wanted to pay his home off sooner.  When he purchased his home, he received an interest rate of 6.875% on a 30 year fixed.  WI-Mortgage.com was able to help Richard with his Appleton Wisconsin Mortgage Refinance and lower his interest rate to 4.75% on a 25 year term.  Simply lowering his rate saved Richard over $150 per month on his new 25 year Fixed FHA Mortgage. The ent...

Vanessa and Larry is a recently married couple looking to start their relatively new marriage out right.  Vanessa had purchased her home about 8 years ago prior to meeting Larry.  So Vanessa was looking to add Larry onto the title of their home.  Together, they decided to work with WI-Mortgage.com on their Appleton Wisconsin Mortgage Refinance. Both Vanessa and Larry had great credit and had a great job history.  Vanessa had not refinanced her Appleton Wisconsin Mortgage since she purchased the home.  Her interest rate was at 7.25% and had plenty of equity.  Their decision to place Larry on the title only strengthened the file. With Appleton Wisconsin Mortgage Refinance rates at all time lows, WI-Mortgage.com was able to secure an interest rate at 3.50% on a 15 year term.  This rate and...

Heather is a recently divorced woman with two teenaged children.  After the divorce, she determined it was time to refinance her Appleton mortgage.  Her credit was slightly challenged with a few accounts with late payments but generally paid her bills.  She recently changed jobs as well but maintained the same position at a new company making more money.  Heather's current Appleton mortgage has a balance of $150,000 at a rate of 6.75%.  With Appleton mortgage interest rates at record lows, the time to secure this mortgage was now! We quickly detemined that her goal was to reduce her monthly payment and provide as much relief as possible.  Having to survive on one income was making things a little more difficult for her. WI-Mortgage.com was able to provide Heather a brand new 30 year fix...

Video: http://www.youtube.com/watch?v=5pe0FybNfmQ In our constant pursuit to appease our Wisconsin clients and provide legendary service, we find our backs against the wall on one particular topic.............BANK STATEMENTS. Nowadays, about ninety percent of the mortgage applications we process in Appleton, WI and the surrounding Fox Valley, WI will involve the client to furnish two months of recent bank statements.  This being said, the same questions, rebuttals and aggravation is felt from a lot of our clients when asked to fulfill the items that the mortgage industry mandates we require from you in order to get your loan done.  As we strive to make each client a "fan" of us and our service--we want to relay, with a little humor that you're not alone and we feel your pain.  Chanin on...

Video: http://www.youtube.com/watch?v=6BwIkralCE0 The 5 biggest mistakes Wisconsin buyers make when buying foreclosed homes in Appleton and the Fox Valley………..  As we are all well aware, purchasing of foreclosed homes represents a large portion of the moving housing market today in Outagamie, Winnebago and Calumet County in Wisconsin.  It has become a large enough portion of home purchasing that whether a buyer is intending to buy a foreclosed property or not, chances are they will find themselves involved in negotiating with a bank, lender or asset management company either as the seller or on their behalf.  If you’re someone, especially if you’re a first time home buyer, that is planning on entering the Appleton or Fox Valley real estate market as a buyer in the next twelve months………....
