Hi Everyone,  Home staging has caught on like a wildfire accross the nation. Thanks to HGTV people are finally learning what top agents have known for a long time. Presentation is everything. Are we ready to start paying for these services from independent companies, that remains to be seen, but one thing is for sure, in a competitive market Staging can make the difference. People have to remember when home shoppers are looking at homes, they are working off a list and comparing. How the home feels makes a big difference and good home stagers are arranging things to chage how a room feels. At the end of the day they will write the offer just like getting married, not based on statistical data, but on how they felt about the homes and which one they felt best impressed them. The market i...

Not long ago, we watched Akeelah and the Bee.  It is a movie about a gifted eleven year old girl who overcomes challenges at home and makes it to the National Spelling Bee.  When we saw the descriptor on NetFlix, we questioned whether we really wanted to order it or not.  We are glad we did, as we very much enjoyed the movie. There was a quote that really resonated with us and we want to share it: "Our worst fear is not that we are inadequate, our deepest fear is that we are powerful beyond measure. It is our light, not our darkness that most frightens us. We ask ourselves, 'who am I to be so brilliant, gorgeous, talented and fabulous?' Actually, who are we not to be? You are a child of God: Your playing small doesn't serve the world. There is nothing enlightening about shrinking so tha...

Finding a good source of affordable moving boxes can be tough.  Why add frustration to an already difficult time?  We just found a website for moving boxes and discounted moving supplies.  It's called www.boxesovernight.com.  The website has a moving box calculator to help you determine how many boxes you will need based on the number of rooms being moved.  In addition to boxes, the recommended package will include packing tape, bubble wrap and permanent markers.  The per box price including these additional packing materials and free shipping looks to be less than $3 per box. For those of you in the Vancouver WA / Clark County area, we can also recommend 'Bob'.  Bob offers previously used (but clean!) moving boxes for $1.00 each or less (ex; 50 for $40).  Call Bob at (360) 607-1354. Vancouver WA Real Estate For Sale | West Area Market Report for May 2008 This month has 65 more Vancouver WA homes for sale in the active category, and the average days on the market has decreased five days to 99 days. For the listings that are agreeing to offers the average time on the market is now 92 days -- no change from the prior month. It is our observation and opinion that all price ranges in these areas are still in a Buyer's Market. There are more homes being sold, at the same time more homes have come on the market. Good Hunting! For 2008 year-to-date the Vancouver Washington MLS data is showing the Average home Selling Price for these Vancouver areas ranging from: $167,200 to $430,000; and the Median Selling Price ranging from: $165,000 to $250,000. A recent article in The Columbian caught the attention of our friend, Cindy.  The article told the story of a parrot that flew from his cage in Nagareyama, near Tokyo, and was lost.  The parrot was rescued by police and, after spending a night at the station, was transferred to a local veterinarian.  Though tight-beaked with the police, the parrot ultimately opened up at the vet's office, saying "I'm Mr. Yosuke Nakamura" and gave his full home address.  After entertaining the staff with a few songs, Mr. Yosuke Nakamura was happily reunited with his family. Other pets may not be quite so articulate.  That's why many areas require pet licensing.  Benefits of licensing include: pets are more likely to be united quickly with their owner pets will receive a longer care period at the shelter ...

If you are not buying in a buyer's market.... when will you buy? There is no such thing as a bad real estate market. There are times when the market is good for sellers and there are times when the market is good for buyers.  Currently, in many areas across the country the market favors the buyer!  Vancouver, WA while not as pressured as the rest of the nation, is no exception.  Currently, there is a good selection of homes available, sellers are motivated, prices are lower AND interest rates are at historic lows!  But, how long will the buyers hold the upper hand? Have we hit  the bottom??? Timing the market is impossible. Really! We won't know we hit bottom until after it has passed. The only indication we will get that prices have hit the bottom is when the reports show that prices h...

We have been shopping at Home Depot for years and spent thousands of dollars with them as we renovated a church into our home.  It wasn't until today, though, that we learned of their online workshops and were reminded of the quantity and variety of In-Store Clinics and Workshops. Home Depot's educational series include Online Workshops, In-store Clinics, Do-It-Herself Clinics and Kids Workshops.  The current Online Workshop is about "Installing Crown Moulding".   It's a 30 minute tutorial to help you learn all about installing crown moulding, from selecting the right style to measuring and cutting angles. There are also In-store Clinics.  We don't know if they vary across the country, May In-Store Clinics in the Vancouver/Portland area include: Container Gardening and Hanging Basket Ar...

According to the Clark Public Utilities monthly news letter:One way to lighten the load of electric and water bills is to reduce your consumption by investing in energy efficient products and services.Beginning this month, many of us will receive a tax rebate check as part of the economic stimulus package that passed Congress earlier this year. As you think about ways to use this money, consider investing some or all of it in energy efficient products and services to save energy and lower your monthly energy bills.Things to consider include compact fluorescent light bulbs, sealing air leaks in your home, adding insulation, or installing a programmable thermostat. If your in the market for a refrigerator or clothes washing machine or want to install a solar water heater, check out reba...

Vancouver WA Real Estate | Cascade Park; Fishers Landing Market Report for April 2008 This month has many more Vancouver WA Homes For Sale in the active category, and the average days on the market remained at 108 days. For the listings that are agreeing to offers the average time on the market is about 81 days, which is 4 days fewer than last month. The number of Pending sales has gone from 151 to 196! It is our observation that homes priced below $300,000 are experiencing Seller's Market type of activity in this part of Vancouver; while higher priced homes are still in a Buyer's Market. In other words, homes priced near or below the median in this area are HOT right now! For April year-to-date the MLS data is showing the Average home Selling Price for these Vancouver areas ranging fro...
