When a seller calls you up and requests your services, you feel two things; gratitude and obligation.  I know the other agent and he is top notch however sometimes a listing needs a different approach and attitude.I went through all my steps and got the house back on the market.  Ten days after listing the house and after several showings; we found a family who jumped and made an offer.   Time is running extremely short if you want to close in 2012... A lender this morning told me that unless you are using a conventional loan or cash you will not be able to close by the  end of the year. He also told me that after the first of the year they are bracing for a mortgage reality check. This means either a percentage increase or tighter loan qualifications (Maybe both!) My parents in the 1950s had a home loan of 4.5%. I just had a client lock in to a 3.35% loan. How long will this last? You don't have time to sleep on it! With low inventory and low interest rates, we are having the perfect storm. If you want to sell your home and you price it within the comps, It will sell fast. When I show houses right now and see a good one, my Buyers have to jump on it. No second guessing, if something is wrong; the home inspection will catch it. The words  "I told you so" don't make me feel any better than you. My last three Buyers all found out the hard way. The perfect house at a reasonable price and they have to sleep on it. Don't count on sleeping in it! We all lost out on the first perfect house. Multiple offers abound on homes priced right in our area. As an experienced agent, I see enough properties to know a good buy when I see it. I get to know my buyers likes and dislikes...
