How about 7? That's what I used to create wall art for this boring white wall. Just 7 inexpensive plates from Marshall's or TJ Maxx or one of those places. All you do is layout your pattern, put little plate hangers on them and pop them on the wall. So the next time you're looking for art work, especially for a dining room, just look in your china cabinet!

This is a conversion of a Historic Garden Home project. Unfortunately, the seller did not call me in until after they had painted everything white. White walls, white molding, white everything! What's a girl to do? Why, add some inexpensive window treatments,of course!. The panels from JC Penney's (on close-out) were less than $15 a piece. The rod was a 3/4" dowel that I cut myself and put up with large hooks. I painted this one in-set wall myself with the ever-popular Latte by Restoration Hardware. I wish they would have painted the whole unit in Latte and left the molding white. Oh well. I used a lot of red to infuse some color and drama. All-in-all, I spent less than $150 on window treatments and I installed them myself. This is also a another case for using a professional photographer.

 This is Part II of "Window Treatments to the Rescue."Now, I know this is not on par with the window treatments that Scarlet O'Hara ripped off the wall and transformed into a frock to impress Rhett Butler, but...           They do the trick when it comes to blocking out a parking lot without blocking the light. They're 36 inch wide fabric Redi Shades installed horizontally as opposed to vertically. I trimmed them down to fit the height I needed, pulled off the sticker, stuck them to one side of the window jam and then used 3m Command Adhesive Strips to attach them to the other side of the window jam. In this application I used two sets. Be sure and get the fabric shades because the paper shades are too wimpy.

Ballard Townhomes Anyone? Seattle's Ballard neighborhood seems to have a lot of townhomes, but I think the recent media scares have driven many Ballard townhome sellers to stay put!  As a result, there is a definite shortage of the newer townhomes on the market!  I have some amazingly qualified buyers who are preapproved and ready to go, but there are no new listings coming on for them! I do hope I'm not the last person on the planet to learn of this latest scam. It appears that some lowlife, scumbag, bottom-feeding so-and-so is using vacant listings in order to attract potential renters, receive their deposits and default on their end of the deal.I just listed this house on Saturday the 12th of January.  My clients moved out the same day.  This past weekend, a woman sees an ad in Craigslist under the "Apts/Homes For Rent" section offering my listing for rent at the bargain price of $700.00.  The poster, whose name is - get this - Clementine Paradise(pictured at left), is supposedly on a missionary stint with her family in West Africa.  She just needs some kind soul to watch over her property while she's away, and the rental amount is actually irrelevant as long as she...

Condos in Seattle's Northeast neighborhoods realized a respectable 7.4% increase in appreciation, closely matching the citywide rate of 7.2%.  The Northeast area (MLS Area 710) includes the U-district, Lake City, Northgate, Sand Point and the Pinehurst neighborhoods.  While the demographics vary widely in this area, collectively, it's the most affordable area to purchase a condo.  Source: NWMLS.  Appreciated rate based on closed sales reported as of 01/16/08.

Seattle's real estate market is made up of many mico-markets with different characteristics and performance results.  The best performing area for condos in 2007 was in Seattle's Northwest neighborhoods of Ballard, Greenwood, Green Lake, Fremont, Wallingford and Bitter Lake (MLS Area 705).  The Northwest area realized a fantastic 16.7% appreciation rate in 2007 based on median price, more than double the citywide rate of 7.2%.  Much of the increase was buoyed by new construction projects in Ballard and numerous conversion projects.   Source: NWMLS.  Appreciated rate based on closed sales reported as of 01/16/08.
