Wordless Wednesday, Cherry Blossoms in Sammamish Cherry Blossoms are busting out all over the Northwest.  These white blossoms are set against some pink, making a nice color contrast.  Our daffodils are blooming and the Tulip Festival in La Conner has started.  I’ll be making my annual trip there after the taxes are done.

Home Buyers & Home Brewers around Sammamish & the Eastside.  I enjoy a good craft beer.  I’d rather drink one quality ale than any amount of the more popular beers, and one is usually all I have.  With this in mind, when I turned 30 my wife and best friend bought me my first Home Brewing Kit.  It came complete with the ingredients and instructions for a simple Amber Ale.  The most difficult part of making my first batch was waiting for the wort (pronounced wert) to ferment.  The wort is the mix of grain extracts, water and hops.    After boiling the grain extract, hops and water this mixture is put into a fermenting chamber where the yeast is added and is then sealed with an airlock.  During the fermentation process Co2 air bubbles are released as the tiny microorganisms convert the sug...

From Sammamish in 30 Minutes or Less; Shopping Malls   From Sammamish in 30 minutes or less; Shopping Malls.  Shopping, whether for clothes, outdoor gear, tools or electronics is something we all get to do.  Some people call it Retail Therapy.  If you live in Sammamish, have a car and want a little retail therapy in a mall setting where can you go in 30 minutes or less?    Redmond Town Center, The Market Place at Factoria, Crossroads Mall, North Bend Premium Outlet Mall, and of course the grand daddy of all local malls, Bellevue Square.   This is by no means a comprehensive list of all the smaller quaint shopping centers around.  Gilman Village in Issaquah is a great spot, but hardly a mall.   Depending on traffic, weather and where in Sammamish you start, any of these locations can be ...

The Sammamish Homebuyer with a Hunting License   I recently posted a blog called, Good Things Happen When You Put Things in Writing.  I described how sometimes an agent or even a buyer at an open house will make a verbal offer on a home or request a commitment from me for a lower price.  It’s my practice to present any valid offer to my sellers and let them decide how to respond.  I also never request my sellers tell me their “Bottom Line” before we’ve tested the market.    Let’s say I answered Mr. or Mrs. Buyer’s question directly, “Yes, I’ve cleared it with my seller; even though we are listed at $450,000 they will take $435,000.”  What will the buyer or agent do with this information?  Will they immediately write a clean valid offer for that price or will they assume that since we ar...

Sammamish Homes are Selling Like Crazy, Why do I Need an Agent?   We all see on the news that homes are selling like crazy, buyers are lining up and bidding wars are commonplace again.  Why should I hire and pay for an agent?    Great question and one I asked before I was a broker and understood what it takes to generate all this traffic and sort through the offers.  I can answer it simply; it isn’t an accident that some homes are selling quickly and others aren’t.  In a recent market report for Sammamish, the average days on the market was 138 in spite of a number of homes going in 7 days or less.  Doing our job and doing it well makes all the difference.    I wrote a blog series called 4 Keys to Selling Your Home Quickly and for Top Dollar, and I believe that if those 4 keys are fully...

What do I do if it doesn’t appraise?  With low inventory of homes on the market we are seeing buyers flock to new listings and multiple offers flooding in.  Buyers are getting frustrated; “will I ever get to buy a home?” lamented one I spoke with recently.    Just because you outbid the competition doesn’t mean smooth sailing from here.  If you are financing, the home still has to appraise.  If the best comparables are thousands under your accepted offer you may be in a difficult position.   A lender will finance X% of the selling price or the appraised amount, whichever is LOWER.  If you planned to put 20% down but the appraisal came up $25,000 lower than your offer, we have a problem.   Our standard form contracts in Washington anticipate this on our Financing Addendum or if you are p...

How do I Prepare My Home for an Inspection?  You’ve prepped, primped and prepared your home for the market.  You’ve left for showings and open houses while strangers wandered your halls.  An offer has come in. We've negotiated with the buyers until all the parties are satisfied and tomorrow is the inspection.  Once again, it’s time to make yourself scarce.  This is a time for the buyer, their broker and the inspector to take in the house in much greater detail.  The owner may bring a tape measure to see how their furniture will fit.  They may bring a camera to shoot more pictures to share with friends and family, but the main reason for this extended visit is to check out the details.  It is not a good idea to stick around, and please bring your pets with you and let any kids know not t...

Beautiful words by Robert Frost.  This came to my mind as I stood at the entrance to Soaring Eagle Park in Sammamish Washington.  A beautiful, but not yellow wood on the edge of our city.  Walkers, runners, trail bikes and wildlife can be seen throghout this park year round.

An Empty Bench, Full of Memories     An empty bench full of memories.  In early 2002, a classmate of my oldest son had a nose bleed.  A common event for an active young boy, playing soccer, running with friends and just being a kid.  The nose bleed led to a Dr. Appt, which led to a diagnosis of leukemia.  The young man went through all the best treatments medicine could find, but it was to no avail.  The bench is empty, but for those that knew him, it brings back many memories.  Hug the ones you love, they are on loan for just a little while.
