While getting a loan, especially a mortgage, can be a cumbersome process, it may help to know in a simple and boiled down approach to the 3 things that lenders look at when approving a home loan. They are:#1 Buyer's ability to pay the loan#2 Buyer's willingness to pay the loan#3 the Collateral (or the house) #1 Buyer's ability to pay the loanThe ability to pay the loan is determined by calculating a debt-to-income ratio. If you are dreaming of buying a home in the near future and want to make sure your credit is in tip-top shape, you may think it's a good idea to close old credit lines you are not using, but if you do, you might regret it. Closing old credit lines can affect you negatively in two ways. First it can shorten the length of credit history, making you look less reliable to lenders.  Second, closing accounts reduces the total credit available to you which make any current balances you do have appear larger in proportion.   Talk to a reputable lender before you make any changes to your credit lines.
