Sheridan Beach  is a small beach community just north of Seattle in Lake Forest Park.  Many of the homes in the Sheridan Beach neighborhood have  spectacular views of  Lake Washington, mountains and looking directly across to the heavily wooded shoreline of  Saint Edwards State Park.  In addition to the great views most of the homes in Sheridan Beach have deeded memberships to the Sheridan Beach Club. Real estate market in Sheridan Beach The Sheridan Beach community traditionally doesn’t have a lot of turn over. 2007 was one of the busiest years when 20 homes were sold in Sheridan Beach. Typically you will see 8-12 homes sold per year. Lake Forest Park closed sales down in November Lake Forest Park closed home sales for November (2012) slipped dramatically from Octobers closed sales. November registered 18 closed sales compared to a month’s earlier 34. The highest priced closed sale was $599k and the lowest was $165K. The average days on market was 74 days which really didn’t represent the the true market days on market. There were 3 homes on the market with market times between 250-300 days extending the average days on market for all the others. The average sales price in November (2012) for closed sales was $316k down slightly from October’s $322K.
