2011 Condo Market Report for Lake Forest Park Washington2011 Condo Market Report for Lake Forest Park WashingtonLake Forest Park condos were hard to sell this last year. A lot available, and only a few sold. Now that the year is over we can report activity, averages and trends.I would characterize Lake Forest Park real estate activity in general as brisk based on the experience of the Phil Leng Team. We have sold 68 properties this past year, with an average market time of 49 days! But the condo market was slow. The overall statistics for condos in Lake Forest Park are sobering. Which of these two categories do you want to be in? The red category, or the green category? If you use The Phil Leng Team to sell your property this year, we will help you get into the sold category! The trend o...

Extremely Low Housing Inventory in Lake Forest Park Despite a year’s low of available housing for sale in Lake Forest, Wa. home prices have remained relatively flat since a late summer buying rush that helped drive prices  up before the prices started to follow a downward trend from mid-September.The 4th quarter market for home selling in the Greater Seattle slows down a bit before picking up in again in the 1st quarter of the New Year. What’s relatively surprising is the inventory level of homes for sale in Lake Forest park has steadily been declining downward since June of 2011, what looked like a price recovery for several months quickly turned downward in late August-September.The Market Action Index is showing it is extreme buyers’ market with an MAI around 17; a sellers’ market wo...

Lake Forest Park vs. Northeast Seattle Comparing the upper-tier segments (Lake Forest Park vs. Northeast Seattle) housing market indicates that the upper-tier segment of the Lake Forest Park market reached a 3 year low in March of 2011 while Northeast Seattle’s luxury market reached its 3 year low in late August of 2011. Both markets have leveled off after brief upward trends (LFP 4 months, NE Seattle 3 weeks) before running out of gas in late summer of 2011. David Stiff, Fiserv’s chief economist, says cities like Tacoma and Seattle have strong, diverse economies and should fare well over the next two years. Fiserv also reports “despite the gloomy picture for the national economy and housing market, residents of that city, on Washington’s Puget Sound, are in for a 25% increase in home p...

I studied music composition with Lockrem Johnson back in the 1970’s and I fondly remember and cherish to this day a story he once told. Back in the early 40’s he was an up and coming composer and studying with George McKay at the University of Washington. Bela Bartok, one of the great composers of the 20th century was in town and George McKay introduced him to Lockrem. As the story goes, George asked Bela, “and what advice might you have for this aspiring young composer?” Bartok replied...“Sit down, get started, and keep it simple.” In 2000 I found a book titled, The Eighth Lively Art: Conversations with Painters, Poets, Musicians, and the Wicked Witch of the West, by Wesley Weher. Wesley was a student of Lockrem’s in the late 40's and told a similar story about Bartok’s advice to a gro...

When reporting on Lake Washington's waterfront, some of the smaller communities sometimes fly under the radar.   This is often the case with Lake Forest Park and Kenmore, both of which provide beautiful locales for waterfront living. Four waterfront homes have been sold thusfar in 2011 in these cities.  Kenmore provides some particularly inexpensive properties with access to Lake Washington, as many homes along the Sammamish river are just a short trip downstream to the lake.  In addition, there are a number of traditional waterfront homes, like the $1.5 million home along the shoreline of Inglewood Golf Club that sold in March. Lake Forest Park has a nice stretch of waterfront along Sheridan Beach, providing some surprisingly-level lots as compared to the Seattle neighborhoods directly...

When you began showing an interest in real estate and start talking to a few agents you may start receiving some mail about open houses or new houses available in your area. Even if an interest hasn't been shown, you will receive some mail from agents from time to time to let you know about different properties on the market. While you may not be interested in the properties that are brought to your attention, they could serve as excellent reference points for the properties that you are interested in.  Here is why Lake Forest Park real estate agents send mail to you:  •·         To show you why they should be your real estate agent when you are ready to purchase or sell a property •·         To spark the interest in the home they are advertising. •·         To make you think about re...

Bellevue WA - I just saw the second of two articles about homeowners losing their home or property because of high property taxes. Most of the stories were based in the Northeast, where the property taxes are much more expensive. I one story, http://www.wbaltv.com/r/25677444/detail.html, a Maryland Woman is going on a hunger strike to bring attention to the situation. The story makes it sound like high property taxes caused her mortgage payment to go up by 40%. That is a huge jump in property taxes. I have seen some people’s property taxes jump by $200 to $400 myself. In another story, a lady in Connecticut lost some property next to her house after a drawn out tax dispute. Here is the link to the news report: http://www.youtube.com/watch?v=hFQzxY2Mlxo. The new owner of the land put up ...
