Straight from the mouth of Fred Meyer development directors regarding the Hawks Prairie area just north of Lacey, WA they have identified this as a "over-retailed" corridor based on demographics alone.  To give you some perspective here is an abbreviated version of the whole story - Hawks Prairie has grown tremendously over recent years and the boom has seen retail landlords scrambling to pick up as much dirt as possible to land the next big box or brand name client.  This cut throat industry is mind numbing when you consider some of the updated statistics on how many developments are coming out of the ground.One of the major developers "donated" 25 acres to Cabela's to draw them in, although that wasn't enough, the City of Lacey also had to provide $10M in improvements in that ultimate...

Having just sold a listing in The Park for an investor client of mine, a home purchased thru me two years ago, I noticed a change in the neighborhood that I found refreshing.  The Park is located in central Lacey, Bordered on one side by woodland owned by St. Martins College on one side, and Lake Lois park on the other. (hense the name).The Park is the next best thing to a gated community, with one vehicular entry and exit located on Carpenter Road.  What this means is that non-local traffic is non-existant; a definate plus for home owners with small children.  Another plus for the kids, and the whole family for that matter, is the club house and pool.  This is one of the few older communities in the area with a really active HOA, and with amenities such as a pool.  With homes priced in...

The Seasons is a subdivision found at the crossroads of Mullen and Marvin Roads in Lacey.  Building in this particular development started really taking off in the 1980's.  Homes don't last long on the market here - this is a community where people want to live.  Rain or shine the kids are out riding bikes while adults can be found walking the dogs or gathered at the neighbors.  As with many older subdivisions, the lots here are fairly large with plenty of room for the creative gardener.  The mature landscaping is rich in color each Spring making this an even more enjoyable community to be a part of.

On February 8, 2007, the Washington State Supreme Court unanimously held that a Lacey ordinance regulating tree removal on “undeveloped” and “partially developed” property did not apply to homeowners removing trees in their backyard.   The Sleasmans live in a 1,967 square foot, single family residence on .29 acres in Lacey, Washington.  Soon after cutting down eighteen trees on their property, they were notified by the City of Lacey that they violated a Lacey code by removing the trees without a permit.  The Sleasmans were assessed a fine of $16,861, the trees’ appraised value.   The code prohibited the removal of trees from “undeveloped” or “partially developed” lot.  These terms were not defined in the code.  The City of Lacey argued that the Sleasmans violated the code because their...
