Now that the troublesome bill has passed, the blame game starts. Target: Washington REALTORS. Defense: They have posted notice that they were "closely monitoring the legislation" prior to the bill passing. Bologna! I'm Jack Burns of Estate Rescue and I was there, ALONE in front of the senate, arguing the absurdity of this bill. If anyone was monitoring this bill, I sure didn't see them. Affordable Downtown Kirkland Condos are more often South of Central vs. East or West of Market, which is why I really like the location of Soho.  It is one of the few condo complexes East of Market and that makes it easier for visitors to park on the street.  It also is much easier for residents to get in and out of town without hitting traffic jams.  It's between 5th and 6th Street on 7th Ave. The prices are currently set a bit artificially low as they were undergoing improvements by the builder during the most recent market upswing.  That and 10 foot ceilings make it a still affordable condo complex amongst a sea of many that may be overpriced two years down the road in hindsight.  When it was built in 2000 it won design awards and was one of the first buildings to go with the 10 foo...

Kirkland Absorption RatesBy Greg Perry, Kirkland Realtor Every week, I watch the ratios between ACTIVE inventory and the homes that go PENDING.  This sales ratio is commonly called the absorption rate.  If we track this absorption rate weekly we can break this down to a simple number -- how many weeks it will take for the inventory to sell at the current rate of sale.After seven weeks, we average the data to level out the weekly inconsistencies.  This gives us a powerful way to track the market and to see instant trends.We can then categorize the market as a Seller's advantaged market (0-12 weeks), a Balanced market (12-24 weeks) or a Buyer's advantaged market (24 weeks +).In the 7 week period that spanned 1/23/08 - 03/05/08 (these numbers are run Thursday through Wednesday each week), ...

The two biggest concerns of the Real Estate Market in 2008 will be sellers who overprice and buyers who overpay. While these should always be concerns, here in the Seattle Real Estate Market we are on the edge of being at peak.  Unlike the rest of the Country, we have held our own up until now and are just starting to see signs of weakness. LARGE lots is what these Kirkland homes got!   I am one of the few people that gives more value to a big lot than a big, fancy home. My philosophy is, you can always add to the house but rarely can you add to your lot. These days with the way zoning is and builders cramming as many homes in a community as they can large lots are hard to come by. Most new construction is built on 4000-6000 sq ft lots. Builders are also building monstrous homes with only +/-10 feet between homes and/or the property lines. Affordable Eastside homes is almost an oxymoron.    Believe it or not you can still buy a home close to Bellevue, Redmond and Kirkland for under $400K. I am not talking about 600 sq ft 2 bedroom 1 bath homes. I am talking about 2 story 3+ bedrooms 1.5+ bath at 1500+ sq ft with bigger lots than most new construction homes. Where are these homes?? How about Kirkland's suburb to the north, Juanita, South Bothell and West Kenmore. All of these areas are either in the Kirkland city limits or border it. The area of Juanita is part in Kirkland and part unincorporated King County. View from my home office window. Even on very thick cloudy days, like today, the sun does say hello and/or goodbye most days. There is a bright line underneath the clouds.  This shot is facing west from my home in Kirkland looking over Downtown Seattle.  It's been gray most of the day, and I haven't been feeling well today.  All of a sudden my office turned bright orange and I turned to the the sun peeking at me through the tree...just before it set. Seattle may not have sunshine all day long...but that doesn't mean we don't get to see it.

Recently I have had the opportunity to speak with many agents.  I quickly learned that what we assume and take for granted, many haven't really thought through to it's true meaning. For instance, many have heard the phrase: "Your Real Estate Agent For Life!" But, when buyers and sellers call them to talk about things like what the neighbor's house sold for, or which improvements they should spend their money on, they get annoyed.  I've heard this many times.  "Why are they calling me if they don't want to buy or sell Real Estate?"
