One great thing about the State of Washington is that people are accustomed to digital transactions. It's convenient for buyers and sellers to be able to sign a document or documents using an IPad. They can get a copy sent to their email within minutes. Instead of having to wait for 24 hours for a copy they can have a copy within minutes so that they can put it in their files.Paperless transactions also save ink, trees, papers, and cartridges. Ink cartridges can be a huge problem for landfills if they are not recycled. What better way to contribute to treating Mother Earth well by cutting down on our use of ink, trees, papers, and cartridges.Granted for some transactions and some customers they prefer to have their documents in hardcopy form but for those who don't... it's a great option.

As Kirkland home sales in 2013 continue to overshadow 2012's numbers, we're seeing a significant upward shift in local home prices.  The median price of a residential property (single family home) in Kirkland in October rose to $528,148. Bridle Trails Kirkland Washington Months of Inventory September 2013   One gauge that we use is called "Months of Inventory" which is a term we use that captures the absorption  rate in the market. That is,  what is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available? In January 2011 Months of Inventory for single-family homes in Bridle Trails was 11 months  which was to the advantage of buyers. Since then the tide has turned. In September 2013 it sharply decreased to two months of inventory which is in the favor of sellers.           There is no crystal ball that will predict the real estate market in the future. Kirkland Washington Active Listings Up 4.3% Pending Sales Up 55.9% Kirkland real estate sales have increased over the last year from September 2012 til today in late September 2013. The latest statistics show that while active listings are up 4.3% pending sales are up 55.9%. This reflects strong growth in the Kirkland Washington real estate market. Flipping Seattle Luxury Homes I know I am a very unique person when it comes to seeing the values of things. One of those things that I think very differently about is Flipping Luxury Homes. Most people I know that are involved in this industry will flip somewhere in the range of 10-20 homes a year. Spending about 200 a piece on the home, then another 50-60 K on the remodel, then turning around and flipping it to make about a 20-40K profit.
