Well, it was certainly touch and go for a while, but the median sale prices for condos in Issaquah continued to increase at a steady clip in 2013.   Despite a seasonal dip in prices last January & February, the median condo price in Issaquah for December increased a whopping 45% over the same month in 2012, to $276,000 - up from a median of $191,000.     The median list price hasn’t dropped below $200,000 since January of 2013 - and the average median for the entire year was approximately $234,000. A lot of the Pacific Northwest was first settled in the early to mid 1800’s and the Donation Land Claim Act of 1850 inspired many settlers to come here for free, then cheap land. Coal and timber would drive Washington's economy from the 1860's. Coal was discovered in Issaquah in 1862 along the Squak River, known to indigenious peoples as "Is-qu-ah."  Click on the photo for larger view. The settler's European ears heard 'Is-qu-ah' as Squak. Through the years the area would have many names from Squak to Gilman (Daniel Gilman, an early and ambitious settler) to Olney. The city incorporated as Gilman in 1892, but in 1895 the people voted to rename the city (to honor its origins) and with an anglican morph on the Salish word it became Issaquah. I discovered another Richard Beyer sculpture in downtown Issaquah this week. It's titled, The Linda Ruehle Bench. It's a life size tribrute of the late beloved City Clerk, Linda Ruehle, across East Sunset Way from City Hall. Rich Beyer (1925 - 2012) is probably best known for his 1979 sculpture “People waiting for the Interurban” in the heart of the Fremont neighborhood of Seattle. It depicts a group of six people and a dog waiting for the Interurban Railway. Rich Beyer is one of my favorite sculptors. I love his work, it always embraces the spirit, history and story of the community, often with whimsy and humor. The bench here sits a top stacks of city ordinance books. The most recent data for home sales in Issaquah points to a market that is on a healthy path to recovery.  As sales continue to rise and marketing times shrink, home prices are showing year-over-year appreciation that we haven't seen in over 6 years. The median price of a house sold in Issaquah in April was $530,000.  That number bumped up from March's median of $504,500, a 5 percent increases.  We usually see increasing prices as late spring and summer real estate sales pick up, but the long-term trend shows more than just a cyclical gain. The median price of an Issaquah house just one year ago was $467,500.  During the last 12 month period, the local market saw a 13.4 percent gain in median prices, a very healthy year-over-year increase.   This certainly doesn't mean that every home i...

The Issaquah Highlands   For the last week, I have been touring the Issaquah Highlands neighborhood, looking at homes and condos, eating at restaurants, and driving by all the parks and schools.   Lunch at Zeeks Pizza   The Highlands are one of the first sustainable communities to be developed.  Every home is within walking distance to parks, trails, shops, and restaurants.  There are many places to park your bike, and a transit center is located very convieniently off a main road, so residents can take advantage of public transportation.     One thing I noticed is a ton of construction, and not just new houses getting built, but also lots of new businesses.  A trip into Blakely Hall showed me an interesting grid with the plans for all the new stores and restaurants.     The Issaquah Hi...

Silent Sunday, Look UP near Poo Poo Point in Issaquah WA       Driving south through Issaquah Front Street becomes the Issaquah Hobart Road.  Between Squak Mountain and Tiger Mountain there is a place called Poo Poo Point.  It’s a high hill with a bald spot you can see from a distance.  If you look closely around the top of the hill you notice something in the air.  Actually on a clear sunny day you can see many something’s buzzing around this hill.  While driving by, look up and you’ll see anywhere from one to thirty brave souls flying through the air on silk wings.

And I thought my car was a mess! My postings are a little slim lately. I've been in the field a lot and teaching classes. Yesterday I drove up to Issaquah to meet with Susan Edwards and Jenny Clausen, two of our account managers on the Eastside. We met at Starbucks on NW Gilman Blvd to talk about client needs and brainstorm some marketing, technology, and education ideas. Issaquah is a beautiful town just south of Lake Sammamish and tucked up next to the Cascade foothills. As part of the Eastside, it's mostly upscale and an easy commute to Seattle and just a few minutes to Bellevue, Redmond, Kirkland to Microsoft, Google, Costco HQ, T Mobile, etc. etc. This Starbucks is one of my favorites.   With inventory low and buyer interest high I am seeing a surprising increase in the number of showings and offers on my listings.  Last Friday I listed a beautiful home in Lake Ridge in Klahanie and was stunned to see buyers literally lined up to the street.   This is an indication of the pent up demand for quality housing in our market place.  With interest rates at record lows and prices remaining low demand is extremely high.  In 30+ years as a real estate broker I have never seen this kind of market frenzy.   Right now it is time to watch for a market shift with prices finally starting to rise.  As indicated in the Market Action index, we are moving into a sellers market.   The Market Action Index answers the question "How's the Market?" by measuring the current rate of sale versu...
