Military Short Sale for 2012 – VA Compromise Sale – JBLM and PSNS       Most military members move every 3 years.  This is known as a Permanent Change of Station (PCS).  Any military member who bought in 2008 – 2009 and is thinking of selling in 2012, more than likely owes more than their home is worth.  Homes in the JBLM and PSNS areas have decreased in value approximately 30% since 2008.  This is even more pertinent to the Military considering the majority of service men and women by with a VA loan with no money down.  It is such a travesty that our soldiers not only are putting their lives on the line, they also have to face potential financial ruin, loss of security clearance and the stress of deciding what to do.        There are only a few options for the JBLM or PSNS Military Me...

Seattle Tacoma JBLM VA Short Sales - No PCS Help for the Military by Obama – The HAP Program is Still Working         I’ve been specializing in the HAP Program in the Seattle Tacoma JBLMarea for a couple of years now.  I closed the first HAP Program sale in Washington State in  June of 2010.  That was Dr. Capt Matthew Kidd, and it was Capt. Kidd that first brough HAP, a great alternative to a VA Short Sale, to my attention.  Here is more info on the HAP Program.  Well now the HAP Program is winding down, and although one of my contacts at HAP’s  Savannah office, which is handling ALL the HAP files in the country now, not to mention Seattle and Tacoma,  told me that they are still receiving 200-300 applications a month, less and less of the military are qualifying due to qualifying dat...

Tacoma and Pierce County Rentals and Homes for Rent   (If you need rental quarters this week, this page is probably not for you and I apologize for misleading you.  But if you are tired of renting but don't know how to escape the rent rut, I may have something good for you.)  How would you like to kiss your landlord goodbye?*  How would you like to acquire the American Dream: a home of your own?  Why not start getting ahead financially by becoming a property owner?    Today there are amazing bargains in real estate; owning is actually less expensive than renting.  Plus you get tax deductions,  price appreciation, and the pride and pleasure of home ownership.  (Think how you will feel when you tell your friends and family that you own a home of your own!) Nevertheless, we find that right...

HAP – Homeowners Assistance Program:  The HAP Program is Helping the Military Housing Crisis in Ft. Lewis, McChord AFB, JBLM, PSNS, and Bangor.   NOTE:  The deadline for receiving orders and being able to qualify for the HAP Program was 9/30/10.  There is pending legislation in the works for changing this.   The HAP Program or Homeowners Assistance Program is helping to ease the military housing crisis in not only Washington’s Ft. Lewis, McChord AFB, which have now merged to become JBLM, PSNS and Bangor Navy bases, but all around the country.  Although the HAP Program isn’t without faults, it is a tremendous benefit, and sometimes a military member’s only help in dealing with the housing crisis.      Ultimately the goal of any military member who enters the HAP Program is to get e...

Military HAP Program – Military Benefits Update for Ft. Lewis, McChord, PSNS, and Bangor   This just in from a supervisor in the Sacramento branch.  The Miltary HAP Program “just hit $100 Million” in Military Benefits paid out to deserving personnel.   This is great news, and regardless the military member is in Ft. Lewis, McChord, PSNS, Bangor, or anywhere else.  However, the Military HAP Program is still shrouded in mystery.  I have yet to talk to any agent in my service area who has even heard of the Military HAP Program. .   Here’s an actual military "private sale benefit" scenario for a client of mine.  He’s a Major at Ft. Lewis in Washington State.  The home has to be sold at a value acceptable to HAP, which can be as much as 10% less than HAP’s opinion of value.  Have them state ...

Military HAP Benefits – The HAP Program, Homeowners Assistance Program Statistics     Summary of  Homeowner’s Assistance Program.  Bottom line, the Government pays for some military families to sell when they owe more then their home is worth.     I’ve been working on many Military HAP transactions in my service area of Washington State in which the four military bases are Ft. Lewis (ARMY), McChord AFB, PSNS (Puget Sound Naval Shipyard), and Bangor (NAVY).  For my clients and myself The HAP Program or Homeowners’ Assistance Program has been shrouded in mystery.  The benefits the military personnel receive from HAP are quite extraordinary, but there is just very little quantitative statistics on actual sales and HAP benefits paid out.  Imagine my surprise when I stumbled upon an article...

Military DoD HAP Program - Benefits Ft.Lewis, McChord, PSNS, Bangor Relocations     The Military DoD HAP Program is working.  There are tens of thousands of military households on the move.  Military relocations happen every day. The majority of them purchased their homes 3-4 years ago, and now, like nearly everyone who purchased then, never mind the staggering statistic that one third of all American households, are upside down with their mortgages.  Luckily there’s help in one of the many Military Benefits that service men and women have at their disposal.    Read more HAP : Homeowners’ Assistance Program  - Aid for the Distressed Military Home Seller   I have personally closed several of these transactions in Military bases in my service area Ft.   HAP : Homeowners’ Assistance Program  - Aid for the Distressed Military Home Seller     There’s a travesty happening from the Pacific to the Atlantic, and all through the heartland of our fine country.  As we all know, the good old US of A is in an economic and housing crisis, and everyone is being affected.  It is reported that 25% of homeowners owe more than their home is worth.  A staggering statistic in itself, but not really pertinent unless you actually have to move.   Having to write a check to sell your home, with money you don’t even have is a sobering thought that most would decide to just stay put, given the choice, but what if you had no choice?  What if the government was forcing you to move, and you had no option?   Think about it.  Forced out of your home by the governm...

Relocating to Fort Lewis or McChord AFB? I'd like to help you. Is a military transfer bringing you to the Tacoma area? To Fort Lewis, McChord AFB, or Madigan Army Medical Center? Or are you being relocated to elsewhere in the military system? Packing up your life, family, possessions, pets, etc is difficult. And stressful. And can be overwhelming. I know what it's like to only have 3 days to find a home.  And then try to figure out schools, utilities, services, etc. If you are looking to buy a home or sell a home, I'd like to help you! Many military families choose me because I am dedicated to your needs, organized, efficient and a great project manager. Well, I do not blog and I am still new to this but have a few things going on right now that I'd like to share. My family has just made a military PCS move from Ft. Campbell, Ky to Ft. Lewis, Wa. Being originally from Western Washington the move has been good. Minus the few dozen hiccups along the way that come with any move. We were stationed at Ft. Campbell for 8 years. It was a great 8 years. We purchased a home, I started a career and we watched our son grow up in the state that he really calls home. So we will come back when our soldier retires, whether that is 4 years or 14? Who knows. Career ~ Well, I waited to start my career until my husband was nearing retirement because as a military spouse, I've seen 1st hand how starting a career at one duty station may not carry over to th...
