  Camas WA Real Estate -- June's activity in the Summer Doldrums! Camas WA homes for sale saw a continued surge of sales closings towards the expected June 30th end of the Federal Tax Credit incentive, combined with the traditional Spring Home Sales season; resulting in a moderately good tally for Closed Sales. However, the volume of new Pending Home Sales did jump up from May's low level but there may be an odd reason for that (see below). I volunteer with St. Vincent De Paul to support our Camas Washougal Community. There are times when the people and families of our community need a little extra help. When someone hits a bump in their financial world, it's nice to have some help. We like to give backpacks and supplies to the school children of Camas Washougal because it's just fun on the first day of school to have new stuff!      ST. Level Lots to Build on in Camas WA? Don't Make Me Laugh! I have toured the 65 active "level" lots in Camas, WA.  It has been such an education in pricing "level" lots. Not all of them are level as the seller and agent have posted on their RMLS. Sometimes that means..."Hey, you better get out of the car and go walk to the back of the lot because you can't see from the car that the back half is "ha-ha" leveled sloping down in the backside of the lot." That means the newly built home is going to take a lot more concrete foundation to build just a normal home on that lot. And..if the RMLS says "gentle slope" that could mean anything between actual gentle slope and "hey...in the winter we can snowski down it!" Pricing is kinda tricky too. Camas|Washougal has a Skate Park!! It's located where the old Riverside Bowling alley still sits along the banks of the Washougal River. All ages of  teens and kids go there to try out their skate skills. The skate park is located off of Third avenue and Shepard road.There is a medium sized concrete "mountain" to the west side of the skate park. It has variations of hills, steps and rails for brave skate park fanatics to experiement upon for fun. There is a large expanse of "rolling-it-out" room to the east of that concrete mountain...with another jump/ramp space included in that east end space. I just responded to a question on Trulia Voices that inspired me to write a blog. A buyer in Camas, WA was frustrated over inability to get an offer accepted on a 600k plus REO property. He had written offers for much higher than asking price, with your typical contingencies (financing and inspection).... and still lost out on 3 homes! How far do you think you can drive a marshmellow?Janice and I sponsored the Annual Clark County Building Industry Association golf tournament this year at Camas Measows Golf Course. We had about 144 golfers come by the booth to compete in our longest drive contest. The look on their faces when we told them that they would be hitting a marshmellow was priceless!   Real Estate Market Report for Camas Washington, February 2010 We've logged into the MLS for Vancouver and Camas early this month to obtain a quick snap-shot view of what happened real estate and home sales within the confines of Camas, in Clark County Washington. Here is what we have to report: From this quick view we see the number of Pending transactions is up seven (7) Homes when compared to the number of homes gone Pending in the slow month of December; as well as a 6.0% increase in the number of total Active listings available at the end of the month (a decrease of 12.6% the month before).
