There were six Bellevue waterfront homes sold this August, with prices ranging from just over $300,000 to over $1.6 million.  The half-dozen sales were a strong showing for Bellevue, after just four waterfront homes sold in July, and just three in the same month last year. The least-expensive home is a small rambler on Phantom Lake in East Bellevue, a fixer-upper that was an estate sale.  The top waterfront sales of the month were in Pleasure Point, in Southwest Bellevue, and on Crescent Key, on the canals of Newport Shores. Sales of Seattle-area waterfront homes soared in June, adding some health to one sector of the real estate market.  Sales of waterfront homes in King County rose from 37 in May to 59 for the month of June.  While waterfront real estate sales always rise with the summer weather, this increase was more than the usual cyclical increase.  Total sales increased 37% versus the previous month, and were up 14% versus the same month in 2010.  Waterfront and luxury homes are many times a leading factor for the industry, and can signal the increase of investor confidence in a real estate market. Waterfront real estate sales on the Eastside refused to go quietly into the winter, with seven significant sales of waterfront homes in November. This number is up from the five homes sold last month on the waterfront. More significantly, the total waterfront home sales this year are up almost 50% over 2009, with 90 recorded so far. Waterfront sales this month started with a $375k home in Kenmore on the Sammamish River, with access to Lake Washington. Moving on to true lakefront, a 1000 square foot house on W. Lake Sammamish sold for $685,000. With 65 feet of lake frontage, this is about as inexpensive as Bellevue waterfront homes go. There was just one waterfront Bellevue home sold during October 2010. While Eastside waterfront home sales were strong in September, we saw a bit of a dip in October. Sales of waterfront real estate in Seattle were still fairly strong during the same month. The West Lake Sammamish property is a 3/4 acre lakefront lot with 100 feet of shoreline. While there is a 3800 square foot home on the property, it's an older home with some deferred maintenance. The real value in this piece of waterfront real estate is the potentially subdividable land. The new owners could potentially build 3 or 4 W. Lake Sammamish homes on the property, which is likely the intent of anyone purchasing this kind of a lot. Four homes sold in September on the waterfront in Bellevue, part of a large month of Eastside waterfront sales. With 10 waterfront homes having million-dollar-plus price tags sold for the month, the fall selling season hasn't slowed down much. Two smaller pieces of Lake Sammamish waterfront sold for $1.1 and $1.5 million, near the midpoint of W. Lake Sammamish and the Southwest corner, respectively. A large home on over an acre of land, with a hefty 125 feet of W Lk Samm waterfront sold for just under $2.5 million, the highest price on the lake this month. On Lake Washington, the top sale of the month for Bellevue waterfront was in Newport Shores. A Cascade Key home sold for $3.98 million. Pending Home Sales Rise 4.3% Across U.S. Pending home sales rose across the U.S., according to the NAR's latest index. While sales have been slow across most of the U.S., this is a small sign of improvement. The Seattle market doesn't seem to have fared as poorly as much of the market lately. Pending Home Sales Show Another Gain Pending home sales have increased for the second consecutive month, according to the NATIONAL ASSOCIATION OF REALTORS®. The Pending Home Sales Index, a forward-looking indicator, rose 4.3 percent to 82.3 based on contracts signed in August from a downwardly revised 78.9 in July, but is 20.1 percent below August 2009 when it was 103.0.
