If you're wondering, really, where your home price is, take a look at this little chart. Here you can see that the average closed sale home price in Auburn at the end of June is still below average price as it was in 2005! As you can see also, prices continue to fall in the area. Here you can see the steep climb buyers paid for homes during 2005 and how they basically leveled off until June of 2008, when they took a nosedive. Graphs such as this one tell the overall story vividly. Every area is different, every neighborhood is different and every home is different. But be careful! One danger in focusing too much on a chart of this type is that it's ONE piece of information used when considering the value of your home when it's time for sale -- or perhaps when it's time to purchase. One of our family's favorite events takes place every July 3rd at Emerald Downs in Auburn. Now, the horse racing is great ... and if you bet more than $2 a race, you just might make more than my usual 20-cents! (actually, that's pretty good for me ... I'm usually rooting for the horse that comes in dead last). After the races, however, is the best part -- Emerald Downs hosts one of the most spectacular fireworks events we've ever seen! I don't believe there's any admission charge to get in for just the fireworks show, but it IS crowded. (Admission to the races is $7 for each adult, with kids under 17 free.) You'll want to bring your blanket and spread out on the lawn to watch. The show lasts for, oh maybe 20 minutes or so. And it's amazing. And since it's held on the 3rd, you can still ...

If you missed the Cascade Jr High vs Olympic Jr High Softball game in Auburn, WA.... You missed a seriously good time!  We are all Alumni from Auburn High School about 1986 - 1988. It all started on Facebook with a few old friends trash talking about the Jr High Schools in Auburn that they had gone too.  Apparently, it blew up into a full on Old Folks Baseball game.  Robby Akau was the "get it together" guy.  He talked me into going and I am glad he did. We all met down at West Auburn High School on Saturday, May 9th.  It was supposed to be 1:00 - 4:00 and well... Lakeland Hills is a planned community located on the East Hill, just north of Lake Tapps. It sits right on the King County and Pierce County dividing line. It's an interesting area to observe, from a real estate standpoint, simply because there's such a wonderful mix of new construction, townhouses, single family homes in "condo" style, where the lots are small but the homes are detached, and some older homes with larger lots and fantastic views. In Lakeland, it's common to see amazing views of both the Cascades and Mt. Rainier, and then off to the west to see the Kent/Auburn valley and the Olympics out in the distance. Spring has started here in the south of Seattle area, in spite of our recent snow day! Who would'a thought we'd have snow in Seattle in March, for pete's sake! Buyers are starting to call with the "let's get going" message, especially over the last couple of weeks. Now that daylight savings time is in place and the sunshine is starting to come out, I'm thinking we'll finally be solidly in our Spring selling season.

January sales in Auburn, Washington were slightly up during the first month of 2009! Granted these are small gains, but I'll take 'em! Trying to get a sense for the current market trend as far as how long it might take to clear out the current inventory was a bit tricky, however. Our snowy and rainy weather during December and January, combined with the holiday season, really put a damper on sales. Because the last three months comprises November, December, and January, I've used information for the last six months (August through January) in order to determine what might be a predictor for how long it could take to sell a home. Lakeland Hills and all of its neighborhoods is a master-planned community on the east side of Auburn, just north of the Lake Tapps border. While the majority of homes in Lakeland are in King County, a portion of the community is actually in Pierce County. Sorry for the delay in getting these out this month. Time sure goes by fast! Hopefully this makes sense. I haven't figured out how to do a good job inserting tables into blogs yet, so all the nifty colors and fonts fall apart making this a bit more difficult to figure out. It's interesting looking at the activity for various "areas" of Auburn. We're so diverse here. As with most other areas, the lower-priced homes continue to sell well. Gads, there's actually fairly brisk selling going on for homes in the Auburn West Hill neighborhoods. Less than six months of inventory! Remember, what we're looking at here is to help determine what might happen if you were to list your home ... Hard to believe a month has passed since I began accumulating and analyzing the Auburn area market, which is where I live. Like many agents in the greater Seattle/Tacoma area, I've always managed to work throughout the Puget Sound area. Last month I became an active member of the Auburn Chamber of Commerce and decided I really needed to be sure I knew what was going on in my own home town! It's been an interesting month. Instinctively, I've felt that homes were selling a wee bit faster, and the numbers prove that for most areas of Auburn, that's appears to be true. Similar to much of the southeast King County and Pierce County areas, homes at the upper end of the residential price points are selling far slower than homes in the $200,000 to $300,000 range, which appears to the real "swee...

Like all agents,, I keep track of what's going on market-wise in the area I regularly practice. Defining that area can be a bit tricky, however. My working "area" is pretty large -- I actually work throughout southeast King County and well into Pierce County. That's a LOT of statistics. However, I live in Auburn, and that's my "watch point." But Auburn's a big area too. Lots of neighborhoods. Lots of diversity as far as housing goes. Some areas tend to have less expensive homes, while others currently focus on big, perhaps newer houses. I always look at the statistics printed in the newspaper and reported by our MLS with a bit of caution. Not that's it's not good stuff. It's just that I know I'll get a call from a client, citing the statistic they read and wondering why their house hasn...

We had a little positive press this week from the local paper, http://www.pnwlocalnews.com/south_king/aub/community on our recent donation to the Auburn Police Department. I sure hope we can continue this program next year. I recently sponsored a hole and raffle at the Police Officer Association Golf Tournament as well. It'e nice to get into new groups of people loke this. It also helps people who need the assistance. I'm always looking to do something locally to keep my name out there. It's important to let your clients know your taking care of business and let everyone else know who you are.
