Stowe Vermont Land Sales - Market Report for Years 2005 through 2010  Stowe Vermont Land Sales - Market Report for Years 2005 through 2010 Now that 2010 is over, I have been compiling my year end data for my sales reports.  Land is hard to quantify because prices vary so much based on factors not easily apparent.  Such factors include:1.  Size of Lot - Generally, the larger the lot, the less it will cost based on a per acre formula.2.  Location of Lot - Some neighborhoods are definitely more desirable.3.  Views from Lot - a View of Mt. Mansfield can definitely command a higher price.4.  What's Included in the Price? - Survey, Septic Design, Subdivision, Covenants, View Easements, Power to Site, Fuel availability, Access/Driveway, Required Clearing, Topography (blasting costs), Ridgeline...

HGTV 2011 Dream Home - Located in Stowe, Vermont Stowe, Vermont is normally buzzing with tourists this time of year, and these past few weeks have been no exception.  The small, resort town has been booked for the Christmas and New Years Holidays for weeks.  But now, there is a new energy - the HGTV Sweepstakes for a chance to win the 2011 Dream Home located at Spruce Peak Mountain, in little Stowe, Vermont. In December of 2010, I had the opportunity to tour the home with the contractor, Brendan O'Reilly of Gristmill Builders, Stowe, VT.  I have seen a lot homes in my 13 year career as a Realtor® in Stowe, but must say that this home was a pleasant surprise.  I loved everything about it - from it's site right above the ski resort, to the construction, to the landscaping by Ambler Design...

Halloween - Stowe Vermont Style Stowe, Vermont is a quintessential New England town.  Our full time resident population is about 4,500.  Most of the homes in Stowe are spread out - which makes it difficult to engage in the Trick-or-Treat ritual we all grew up with. Every year, the Stowe Elementary School kicks off the event with "The Ghost Walk".  In the afternoon, all the kids dress up in their gear and parade through the Village of Stowe.   Parents, business employees, some tourists, and various locals line the streets to watch them parade through the town.  And the kids are just priceless!  As for the actual Trick or Treating event, "The Village" area homes prepare for the annual event by decorating their properties.  Some homeowners go all the way with skeletons on the porch, dry ic...

Stowe Vermont Foliage Arts Festival - Annual Event - October 2010 The Stowe Foliage Arts Festival is one of my favorite annual events.  The Craftproducers present the event which is located at the Topnotch Field in Stowe.  The weekend it is held is usually at the peak of the Stowe foliage season.  Not only are visitors treated to the natural beauty surrounding the event, they are overwhelmed by exhibitors' products which range from paintings, jewelry, and pottery to music and food.  This year did not disappoint me.  The sky was blue, the fall colors were at peak on Mt. Mansfield, and the temperature was in the 60's.  I arrived early - 10:00 a.m. - before the masses of tourists showed up.  As Craftproducers say "The artists and artisans who display at the show have put their heart and so...

Robinson Springs, Stowe, Vermont - Real Estate Robinson Springs is a very special subdivision located in the mountains of Stowe, Vermont.  Because of it's elevation, the views of Mt. Mansfield, Vermont's highest mountain, are magificant.  Although not all home sites have this view, most have incredible mountain vista views. The development was initially approved in the 1980's.   Robinson Springs consists of approximately 650 acres and is divided by 6 phases of permit approvals.  The lot sizes range between 2 acres to 34 acres.  Each lot has a conservation zone to protect owners' privacy and the natural environment.  The conservation zone is approximately 40% of the total development. There is network of trails throughout Robinson Springs.  The trails meander through the entire acreage o...

The British Invasion in Stowe, Vermont - September 17-19, 2010 For the past 20 years, Stowe Vermont has hosted the British Invasion.  Stowe's typical cars - Subarus and Chevys - become outnumbered by hundreds of tiny British cars - many with their tops down.  The owners drive around with scarves, British hats and flags.  It's quite a site for our local eyes!  The British Invasion is North America's largest British Classic Sports Car event.  It is traditionally held in mid-September just before our prime foliage season. This year, the weather was perfect!  Sunny, a tad cool, with touches of autumn color peeking through.  There were tourists from all over the world for the event. The show itself featured Bentleys, Austin Healeys, Aston Martins, MGs, Morgans, Triumphs and Rolls Royces.  A ...

Stowe Vermont Real Estate Market - Homes, Condos and Land - Market Report as of September 1,2010 It's been some time since I wrote a report about the Stowe Real Estate Market Trends.  Mostly because I was not quite comfortable with the data and needed more time to evaluate it.  Overall, the sales of Homes in Stowe have definitely increased over 2009.  Stowe condo sales are about on par with 2009 and Stowe Land Sales also seem to be on track.  The sales in this report are based on our MLS system and therefore do not include for sale by owners.  CLICK ON THE CHARTS for a LARGER VERSION. Stowe Vermont Arts Festival - July 30-August 1, 2010 I was able to go to the Stowe Arts Festival on Sunday, August 1st.  The weather was gorgeous and attendance was great.  I saw some great crafts and artwork - as usual.  The Taste of Stowe part was incredible.  They had everything from Roasted Pork to Pizza to Macroons!  What a treat.  Although it's hard to think of Christmas this time of year, I did find a few "Vermont" type gifts.  I also enjoyed some of the food samples the vendors had. Took some photos and prepared the slideshow below.

Stowe Vermont - Hot Air Balloon Festival We have lived in Stowe since 1987 and I have never officially attended the Hot Air Balloon Festival held every July in Stowe, Vermont.   It's easy enough to see the balloons as you drive around but I have never paid to be in the "show" area.  This year, my son and I decided to really see it.  What a difference it is to be close up and experience the sounds and visual unbelievable colors.  It was almost too much to take in! I took many photos from the everning show and morning show and put them together in a slide show.  It was hard to eliminate as many as I did, but after awhile, they started to look the same.... Hope you enjoy the photos and music!   If you are interested in Stowe Vermont Real Estate for Sale, Check out these Links: Stowe Homes ...

STOWE, VERMONT - 4th of July Fireworks Display You could not have ordered a more perfect day for Stowe Vermont's Firework Events and Show!  It had been sunny and downright hot - almost 90 degrees during the day.  We arrived at the Town Events Field around 8:00 p.m.  There were plenty of folks already there enjoying the food, music, vendors, and activities.  Many were from out of town visiting for the 4th of July weekend.  Of course, there were plenty of "locals" enjoying the evening too. The Stowe Recreation Department organized the event and did an incredible job!  Many activities and vendors were on hand.  The kids had plenty to do while they awaited the firework show.  I have always found photographing fireworks to be a bit challenging.  Several shots did come out well enough to shar...

July 4th, 2010 in Stowe, Vermont July 4th is packed with many activities this year.  They include: 10:00 a.m. - The Moscow Parade - Moscow Village's "very local" event.  It's also one of the shortest parades in American.  Today's parade was festival as always.  It featured the Ladies Marching Band (you have to be a resident of the Moscow area), political floats, animals, and Stowe Fire Engines, Rescue Vehicles, and my favorite - the sand/dirt truck which I love to see after a winter storm.  Below is a slide show of photos I took today.  Hope you enjoy them!     11:00-5 p.m. - Old Fashioned Village Festival - Party with street performers and musicians. 11:00 - 7 p.m. - Seven Miles of Sales - from the Village and along the Mountain Road. Noon:  The Stowe "World's Shorteset Marathon" - 1.7...

Stowe's car shows keep the summer rolling By IZZI BENDALL Hundreds of antique cars were on display during Stowe's 2009 Annual Antique and Classic Car Show. JEFF YEAGER Stowe, Vermont, might not be the most obvious of car enthusiast destinations, but it should be this summer. Stowe will host six different car events. While two, the British Invasion of Stowe and the Antique and Classic Car Show, are designed for public viewing, the remaining four are focused particularly on enthusiasts. Known to some as the godfather of motorsports events in Stowe, Chris Francis is the man behind several of the events. "Cars are such an interesting part of our lives, although some people don't necessarily realize it," said Francis, who moved from England to Stowe in 1983. "They are an integral part of our...

Stowe Hollow - Stowe, Vermont Stowe Hollow is an area within Stowe that is one of the favored locations for single family homes.  It is characterized by homes ranging from ranches, to capes, to contemporary.  Most homes have at least 3-5 acres of land.  The Stowe Hollow area gradually elevates up the Worcester Mountain Range which gives many properties views towards Mt. Mansfield and Trapp Family Lodge.  Also, it is located so that there are several ways in and out for access to Stowe Village or lower Stowe Village or right into Waterbury Center.  Most of the homes are occupied by primary residents with a healthy mix of vacation home owners. Also, most properties are not involved with home owner associations.  Most roads are maintained by the Town of Stowe.  Covenants are usually minima...
