In September, however, Harrisonburg and Rockingham County recorded 106 residential sales (as reported by the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service) – an increase over Augusts’ 101 sales! Now, this doesn’t mean the top has blown off the local real estate market, but it is encouraging to see steady activity continue through September. Here are a few highlights: There were 120 residential sales in Harrisonburg and Rockingham County in the month of July, the highest monthly total since August of 2007.July’s sales continued a recent trend of very high activity after a much slower than normal first quarter. After being over 20% behind last year’s sales at the end of March, the year-over-year deficit has been reduced to 3.9%. Buyers and Sellers ratified new contracts on 112 properties in July. While not as strong as the past couple of months, this still represents very good buyer activity in our market. On August 6th, Kline May Realty passed $100 Million in sales volume for 2014 as measured by the Harrisonburg-Rockingham Association of Realtors (HRAR). I think it would be fair to say the Harrisonburg and Rockingham County real estate market has really hit its stride for 2014, with great activity from prospective homebuyers in June. Those buyers found sufficient inventory to place contracts on 145 homes, the highest monthly total in several years! In addition to the new contracts, residential sales in June totaled 108, the highest monthly total so far this year. Despite the very strong month, however, sales in our local market for the year (443) are 6.9% fewer than sales through the first six months of 2013 as we continue to catch up from the unusually slow start to the year. While we cannot say for certain that the winter weather was the cause for our surprisingly slow start to the year, if we take a look at the Residential Sales per Month chart we can see a dramatic difference in sales as soon as the warmer weather appeared. The residential sales total of 99 units in May, in fact, surpassed last May’s total of 96 and is the highest number for the month of May since 2007. While individual monthly totals do not show us any kind of trend, this type of recovery is encouraging nonetheless. Well, here we are four months into a year that we thought would see a continued strengthening of the local real estate market and we find sales are not only down compared to last year, they are down significantly. Year to date at the end of April, 233 residential properties had sold in Harrisonburg and Rockingham County - 51 fewer than last year’s total of 284. Residential sales in the month of April totaled 75, also far below the 103 sales we saw last April. So what’s going on? Have our hopes for a strengthening market been dashed? I don’t think so. As we wrap up the first quarter of 2014, we find ourselves facing a residential real estate market somewhat lagging when compared to last year’s numbers. Through the first three months of this year, 157 residential properties have sold in Harrisonburg and Rockingham County, as reported by the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service. These 157 sales are 13.3% fewer than last year’s first quarter sales of 181 properties. So what’s going on? What happened to that recovery? Last month I began this report by saying it appeared the harsh winter had not dampened the local real estate market…it appears another month of harsh weather has made a liar out of me! February was another fairly slow month with 51 residential closings, and sales for the first two months of this year are running slightly behind last year (103 vs. 114). In January 51 homes were sold, the best monthly total for January since 2008. Buyers entered into contracts on 68 residential properties in January, a fairly strong number for the winter months. In addition, leading indicators like phone calls to our office, showing appointments and web traffic on www.KlineMay.com all show a tremendous amount of Buyer activity and lead us to believe we are going to have a very busy Spring with a large number of buyers competing for relatively few homes.
