It is Saturday, February 27th and it's the day of the annual Southwest Virginia Boat Show in Roanoke, Virginia at the Berglund Center.   It is an annual event because when spring hits, everybody wishes they could be out on the water cruising along with the wind blowing through their hair.   That's right, we can all dream of a fun day off but sometimes you need to have the right vessel to make that dream come true.Of course, a new boat doesn't do you much good without a matching body of water to insert it into.   Around here, there's no better place to put in than at Smith Mountain Lake.   22,000 acres of beautiful water with striking shoreline homes and beautiful unspoiled land surrounding you on all sides and this year it is especially important to discover the lake. This year marks the...

Is it a Good Time to Purchase an Investment Property in Richmond VA? The answer to this question has much to do with your current financial situation. However, from a strictly real estate standpoint, my professional opinion as your Richmond VA real estate agent is NOW is a great time to build personal wealth with an investment property. The Richmond VA real estate market is currently heading towards a sellers market with low inventory. This, in turn, is pushing up the prices of homes. In addition, many in the lending industry are projecting increased mortgage rates, which will mean less house for the money or an increased price for the home of your choice. When investing in real estate, it is important to look at your long term goals. Investing in rental property is not the same as reno...

Sold!!  Another Bank of America - Roanoke County Virginia Short Sale Listing is SOLD!!  First and foremost I would like to say, no thanks to Beneficial or Bank of America, another Roanoke County Short Sale Listings is in the Sold column and not in the Foreclosed column.  It never ceases to amaze me the lack of effort that Bank of America takes in working a short sale.  The bank was determined to foreclose on this Roanoke County Short Sale Listing and I will be the first to admit that I had to turn Bank of America over to my Attorney to get any results but results we got!  Bank of America approved this Roanoke County Short Sale on May 29, 2012 and said that if we did not close by June 1, 2012 they would foreclose on June 7, 2012!  Don't believe it?  I have the letters!  Lucky for me, I h...

I have been on the seach for GREAT Crab Cakes in Roanoke Virginia for almost a year now.  It amazes me what some Roanoke VA restaurants call Crab Cakes.  I have experienced everything from dill flavored crab and bread patties to some weird crunchy things with corn in them to what another restaurant referred to as Crab Cakes with onions and celery in them.  I am sorry, Crab Cakes should have......well....they should have CRAB in them!  I have tried crab cakes from just about every restaurant in Roanoke that claims to have good crab cakes...even some restaurants that claim they are great on the side of their restaurant (worst in Roanoke). Welcome First & Sixth Restaurant- One of Roanoek Virginia's Newest Restaurants and Lounges.  My girlfriend told me that a new restaurant in Roanoke had ...

Salem, Vinton, Bedford, Botetourt, Franklin and Smith Mountain Lake (edit/delete) Great local moving company for Roanoke, Salem, Vinton, Bedford, Botetourt, Franklin and Smith Mountain Lake! A lot of people have asked me lately why I bother to blog about a certain restaurant, a painter or a moving company....the answer is somewhat self serving and relatively simple.....I blog about people who make me look good! When I can recommend a restaurant like First & Sixth Restaurant in Roanoke VA (Best Crab Cakes in Roanoke by far) , or a moving company like Heritage Moving, that takes care of my clients and customers the way that I want them taken care of, well, than I want to send them business!  They do what they do well, but what they also do, is make me look good by taking care of you!  The...

How do you pick your home inspector in Roanoke VA?  Many people use the inspector that the REALTOR suggests.  Sometimes this is good and sometimes it isn't.  I have heard various different descriptions of home inspectors over the years but the one that sticks in my mind more than any is, "I use him all the time, don't worry....he never finds anything".  This is what an agent said to me about the inspector who was doing the inspection on one of my listings! You are the consumer, generally you are the one paying for the inspection.  Usually this will be your last time to have anything to say about the condition of the house prior to moving in. I would highly suggest that you call and interview the home inspector prior to picking one to do the job.  I would NOT SUGGEST YOU PICK YOUR HOME I...

Its time again for the Roanoke St.Patrick's Day Parade! Last year was packed but Record crowds are expected today due to the warm temperatures! Business up and down Jefferson Ave are getting green to earn some green! During the slow time of the year, this is a welcome draw to area business. The City of Roanoke is closing more streets to allow for the large crowds and restaurants are getting ready. Many of them have ordered extra food and increased their wait staff for the day. The parade starts at 11 a,m, but bag pipers and other entertainers will be out earlier. A Celtic festival will be held from 10 am till 5 pm  near Corned Beef and Company. Get to the parade early to get the best view of the parade!

Hello again AR nation.  Just another week, and another learning experience.  I'm currently working with a client to get them into their new home.  I love the whole experience of doing this.  However, it seems every home I sell brings a new set of hurdles to overcome. A little back story...We signed the contract on a home about 4 weeks ago.  As is standard practice with most all agents now, I included a pre-qual letter with the offer.  After a little back and forth, we agree on the final price, and begin the loan process.  I'm sure we are all well aware that banks are very tight on giving loans right now, and you just never know what will happen. Having said that, the only real issue I've had with the loan process, is that I was never informed that the initial loan was denied.  I know th...

First of all, let me give a huge thank you to all the open house advice I received. Rest assured that I will put it to good use, and let everyone know how it works. All the ideas also got the wheels turning with some of my own ideas, that I will test and gladly pass along if they work. On the home front, we finally closed on the HUD house today, and the clients are very excited to get started working on their new home. I haven't sold a lot of homes, but I still love the feeling when it finally closes, and the client is happy. That point leads me to this point, and that is why I do this. People ask me why I would want to get into the real estate business in this economy. The answer is simple...sort of. I purchased a home in 2007 (I know, I know), and yes, I got way more than I bargained ...

Ok. Let me preface this by saying thank you to everyone involved in this process from the selling agent, to the title company, to my lending officer, and most of all to my client. I am currently in what seems like has been an endless delay to close a HUD property. The house is a very good purchase for my client, and everything she hoped to get in her new home. I will leave the name of the company (not the local agent, but the company who is representing HUD) out of the conversation, because it is not important. We initially signed the contract in late March, hoping to have a 45 day close. Immediately out of the gate, I was told that the above mentioned, nameless company and their closing company, were not speeking to each other due to some contract dispute. So, I patiently waited and st...

Understanding Real Estate Representation in Roanoke Virginia By: G. M. Filisko Published: March 29, 2010 Whether you're buying or selling a home in Roanoke Virginia, it's important to choose representation that meets your needs in the transaction.   1. Buyer's agency When you're buying a home, you can hire an agent who represents only you, called an exclusive buyer's representative or agent. A buyer's agent works in your best interest and owes you a fiduciary duty. You can pay your buyer's agent yourself, or ask the seller, or the seller's agent, to pay your agent a share of their sales commission. If you're selling your home and hiring an agent to list it exclusively, you've hired a selling representative--an agent who owes fiduciary duties to you. Typically, you pay a selling agent a ...

About this time last year (Feb., March, April) we were approaching the expiration of the tax credit. You may see numbers in the news reports saying that real estate is down this year over this time last year. Those numbers are seriously affected by the tax credit issue!  Comparing sales numbers this Spring to last Spring is not comparing apples-to-apples. When you *remove* the tax credit from the equation, the graph below shows the home sales trend, and it is up,up,up. The trend in Roanoke has been on a positive move upwards over the last few months. We are firmly entrenched in a buyers market, interest rates are still low, there are many "discounted" homes still available and inventory is still high.
