Exactly one month from writing the offer, we closed on this home. My first time buyer clients did everything right; they maintained very good credit and were well qualified to purchase a home. Their lender provided a pre-qual letter to include with their offer. The buyers quickly returned any initialed documents to me and they provided anything their lender asked for during the process. It allowed them to close over two weeks ahead of schedule so they were able to take advantage of the long holiday weekend to move in to their new home.      Listed at $195,900, my clients purchased this 1600 square foot, brand new construction with 3 bedrooms, 3 full baths on 1.3 acres in Campbell County, Virginia for $188,000. Property Taxes on this home are less than $1,000 per year.     Are you consid...

Many of the Lynchburg MLS area homes have terrace level basement apartments.  Some people consider these "mother-in-law-suites" Often times a buyer client will specifically request this particular feature when searching for a new home in Lynchburg, Campbell County or Bedford County area. Here are some questions you should ask your local zoning department prior to renting your basement apartment in the Lynchburg MLS area. What are the specific guidelines for nonconforming use? Must the home be owner occupied? Define the difference between owner occupied and primary residence if there is a difference. How long must the nonconforming use be abandoned before it is revoked? I think that was Mr. B's problem prior to purchasing the property he did not ask enough questions.  Prior to renting a ...

If you have been traveling up 501, otherwise known as Brookneal Highway, you probably wondered what they were doing with the old fire house. With a fresh coat of paint I hardly recognized it. It was a pleasant surprise to find it has been renovated and now is a great place to eat.  Check it out!  Great sandwiches and inexpensive prices!  7943 Brookneal Highway, Gladys Virginia.  It is located near the intersection of Pigeon Run Road and Brookneal Highway. If you are looking for a Realtor in the Lynchburg MLS area like Gladys, Brookneal area just give me a call or email me.  I know the back roads of Campbell County like the back of my hand.  I'd love to show you around!

Altavista Virginia in Campbell County has been granted monies to renovate the downtown.  It should take a few years to get it back to what it was in it's time but things have already started to change. Altavista is a perfect community for those that love the convenience of living close to shopping, and schools yet away from the hustle and bustle of the city.

Many people are wondering these days.  There is much to consider in home ownership.  There are closing costs and down payment and even after you purchase a home there is home maintenance costs.  Taking a hard look at the whole picture to make sure the benefits out way the costs requires a plan.  I love how the Internet now gives us the resources to figure some of the answers to the questions out.  To learn more where to find these tools visit my blog at http://www.NannetteSaunders.com .

It doesn't happen often.  And for some it does not happen often enough.  As for me I'd be happy if it never happened because I don't particularly like it, unless I had planned on staying home for the day.  Because that is about as long as it lasts at the most. Today we got some snow.  They are calling for six to ten inches.  I can't remember when we have gotten this much snow.  Yes, I can it was in the middle 90's, ten or twelve years ago.  So I guess we are due. When folks relocate to this area they always ask about our winters and they usually are pleasantly surprised that they are generally mind.  On the average we may get about six inches of snow between December and March.  We tend to have the schools close every time it snows because our taxes remain low because we don't have the ...

Recently I had a homeowner ask me if finishing the basement and adding square footage to their home would increase the value of their home.  I loved their forward thinking.  Durning a time when folks are losing value in their homes this homeowner is trying to figure out what he can do to counter that problem.  With a little investment he could make a difference.  Please take the time and watch the video.

The county seat of Campbell County, Virginia- located in Rustburg, is named after Jeremiah Rust who donated 50 acres of his land to create the village in 1784. Less than 10 miles outside of the city of Lynchburg, Rustburg is still a small town, with a population under 9,000. There is a lot of new construction going on and many of the government buildings have recently been built. Whether you need a permit, have a court appearance or your children need immunizations, this is where you will come if you're a Campbell County resident. I researched a deed back to 1954 this afternoon and the people in the clerk's office were very helpful and pleasant.
