Happy Buyers Find Their Dream Home in WarrentonOne of the most disappointing things a buyer, who has a home to sell, finds their dream home and is told that the seller will not entertain a contract that is contingent on the sale of the buyer's home.  It happens.  Sellers don't like to take those risks of tying up their property with a buyer who still hasn't gotten their own home under contract.Thankfully, when my Buyers got their home under contract, their dream home was still waiting for them.  This Warrenton beauty, with over three quarters of an acre of land was just what my Buyers were looking for.  Inside it had everything they wanted:  three finished levels, an upgraded kitchen with sun room, four bedrooms and three bathrooms on the upper level and that gigantic yard backing to tr...

Another Set of Happy Buyers in Warrenton, VA In early spring I started working with Buyers who needed to sell their existing home.  The sale of their home was uneventful, outside of dealing with the HOA management company.  Of course, it always helps when you have top producing agents on both ends of the deal.  These are the folks that tend to know how to do business.  On the buy side, these clients found a home that, in spite of the Sellers listing the home, and the Listing Agent, made it to settlement today.  Along the way, we had to deal with Sellers who never left the home, only allowed showings by appointment, and made a ton of promises they had no intention of actually delivering when it came right down to it.  Note to sellers:  There is a reason we advise you not be present durin...

Another New Construction Brookside Home---SOLD! Brookside in Warrenton is an up and coming community, developed around three lakes.  There are four builders with which a buyer can choose to build:  Ryan Homes, Brookfield Homes, MI Homes and Lakeside Builders.  I am familiar with Brookfield Homes because I bought my own new construction home from them, and investigated their options and MI Homes' options with other buyers.  The previous two Brookside buyers chose to build with Ryan Homes. These particular Buyers found their dream home with Lakeside Builders.  When I tell you the process with Lakeside Builders is entirely different than dealing with the other three builders in Brookside, I'm not joking.  It is about as close to a totally custom home as you can get.  You pick one of two or...

Luxury Homes and Coat Closets The other day I was at a walk through of a luxury home my Buyers contracted to have built.  It was truly stunning.  The builder set a really big expectation of quality construction at the first appointment.  Their attention to detail and quality of materials was going to be higher than their competition.  I have to say, they were right.  My Buyers are going to have an amazing home.  The soft close drawers in the kitchen, granite counters, flooring and even moldings were gorgeous. Then we opened the coat closet.  You know...the one that is closest to the front door.  It looked odd, but I couldn't place my finger on it.  Turns out I wouldn't have been able to hang my coat in it either  Mrs. Buyer was the first to solve the oddity.  "There's no rod!" she excla...

Just Sold:  New Construction by Ryan Homes in Brookside Whenever I am around a new agent, I encourage them to take tenant clients.  Of course, the hope is that they will eventually buy, but I've always felt that if they didn't, and you did your best to help them, you would reap referrals.  In the case of the Buyers that settled this Thursday on a Ryan Homes new construction Venice in Brookside, the whole line of communication started over a rental. In the early years of my real estate career I got a call from a very nice young lady about a rental.  I asked her some questions about when she needed to move.  Turns out, she also had a home to sale.  Life was throwing her a curve ball and her residence needed to be sold.  I helped her with the rental, and literally, years later, helped her ...

Roaring down the gravel lane kicking up a cloud of dust in a buggy with a 1970's engine, Fred Cromack, an easygoing guy, was meeting up with me to see a rental property. There were plenty of great homes for sale in Fauquier County, Virginia but he had made it clear he was not ready to buy just yet.  I was happy to help Fred with the rental but as it is my routine with my clients I filled him in on the benefits of buying. Each year I have renters decide to purchase mid-stream as a result. Fred liked the rental property and filled out the application on the spot on the hood of his friend "Shorty's" truck (pictured below). If his rental appliction was accepted, he was ready to move in immediately. The landlord sprung an unreasonable demand on him so he said "forget it" and we went right ba...

Just Sold in Warrenton's Community of Brookside! Buying new construction is a real treat.  Just being a model home is like an alternate reality.  Everything is just so.  The decorator touches get you drooling.  The new home smell is as intoxicating as  the new car smell.  But when you go under contract for a home that is to-be-built, a buyer's patience can really be tested. My Buyers found the Rome model by Ryan Homes to fit their needs to a T.  They went under contract in late June.  Unlike many new construction deals, my Buyers were able to get their closing cost incentives untied from the builder's lender.  It's not easy to do, but if you can find a mortgage lender that offers a product they don't, or a rate they can't match, it can happen.  I think the design center is the most fun ...

My wife and I enjoy browsing around the town of Warrenton, Virginia. For a Small Town environment, there is quite a bit to see and do throughout the community.First time Visitor's should stop at the Warrenton - Fauquier Visitor Center. Here you will be able to get a first hand look at what the community offers. I would also suggest you take a look at the Attractions Page for Warrenton and surrounding area. Here you will learn about First Night Warrenton, The Warrenton Farmers Market, The Flying Circus Airshow, Marriott Ranch - Guided Trail Rides, Old Town Warrenton (my favorite) and much more. A favorite website of mine for more information about Warrenton is, Fauquier County Virginia - Life As It Should Be.By the way, when you are finished touring the Warrenton area, you can check out ...

Ryan Homes in Brookside (Warrenton, VA) is Bringing Back the RamblerNorthern Virginia is all about the two story colonial.  Bedrooms upstairs.  Main level with formal living and dining, kitchen and family room.  One level living in a single family home built post 2000, that IS NOT in an active adult community, is a rarity. After hearing about Ryan's new construction in Warrenton's community of Brookside, I had to take a peek at their rambler for myself.  Of course, the on-site sales staff prefers to not call it by the style, but its floor plan name---The Brentwood.  The minute I stepped into the Brentwood, Ryan's new construction rambler style home in Brookside, I was in love.  One of the first things I noticed about the Brentwood was the tall ceilings and arched doorways.  So differnt t...

Fall is my favorite season of the year. I like the fact the air has cooled a bit, grass tends to become a bit greener in Virginia and of course the trees take on a totally different look. In fact, leaves change color and then Virginia becomes a Photographer's Paradise. One of our favorite drives during the fall season has always been from Warrenton to Sperryville. The road isn't too busy and there are a multitude of even less traveled roads you can follow. Of course this route always provides a wonderful Fall Color Tour. There is a great website for knowing when colors are peaking or will be at there best in Virginia. It's called FALL IN VIRGINIA.... I hope you will take a moment to check it out so that you will know the best week and even the best day for enjoying a Color Tour. The Fall S...

WHAT HAPPENS WHEN A REAL ESTATE AGENT TAKES A FEW DAYS OFF TO CATCH A FEW FISH? They explore the new homes for sale in the area, especially new home communities with lakes ready for the fisherman in your family.  WHAT A TREAT!!  Following new home signs, I discovered a lovely new home community just north of the town of Warrenton, Virginia. THE LAKES at BROOKSIDE was indeed a treat.  There are not many new home communities constructed around lakes large enough to support a fishable population.  This commuity is unique and quite wonderful Homes are priced right from just under $400,000 to just under $600,000 and there are a variety of models from which to select from the two builders, Ryan Homes and Brookfield Homes.                    Take a tour of the Lakes at Brookside.  Enjoy the vi...

As a full time REALTOR® I do my best do get out and see what all the builders have for sale. This week I visited Ryan Homes at Brookside in Warrenton. The Lakes at  Brookside subdivision is not anywhere Lake Ridge Virginia, it is west of us up past Gainesville and the Lake Manassas Virginia area. It actually has a Warrenton address. However, humor me and go take a look. You will be glad you did since the community is well planned out with schools and boulevards, and sidewalks and lake side living.  There are over one thousand acres and has four spring fed lakes, a Lake front pier, outdoor pool with a community club house and seven miles of walking trails. Best of all it is a hope skip and a jump from Bristow and Gainesville Virginia shopping and services coming down. So if you are tired...

Today is Saturday and it has proven to be a very interesting day for me. Seldom does it happen that I’m not showing houses on Saturday, but today is one of those days.I decided to take advantage of having a day off.  My wife and I journeyed over to Warrenton, Virginia and stopped by the Warrenton Farmers Market. If you haven’t taken the time to stop by and view the excellent selection of Fresh Fruits, Vegetables, Soap and even a variety of crafts, you are missing a great opportunity. Oh, there is one more thing – the Music was awesome! The market runs through the summer and in to November. I would urge you to take a little time and enjoy. You will find it in Downtown Old Town (as I call it). I hope you will attend.Enjoy Fresh Food From The Warrenton Farmers Market.                       ...
