This picture captures WDG Architecture's rendition of the future for Tysons Corner.    WDG Architecture is part of the team for the Tysons Demonstration Project.   The vision of the project is to turn Tysons Corner into a community that offers a place to work, live and play; a community that is linked to the Washington DC Metropolitan District via the Metro's Silver Line to make for a community that is truly self-contained.   Any community that is self-contained must include a mix of residences and businesses.  It must be easily accessible both by transportation and walking.  Tysons corner will achieve this very successfully.   My past blogs have discussed the future growth with the construction planned for 1775 Tysons Boulevard office building and Tysons Tower.  In addition, construc...

Today’s ever-changing real estate industry has brought some very challenging questions regarding short sales and foreclosures. One of the questions often asked is whether a seller should go through the short sale process rather than letting their house be foreclosed upon. In almost all instances in which a potential seller is considering a short sale vs a foreclosure, a short sale is the better option. The following are examples to consider:Example A-Short Sale Mr. Smith owns a home in which he has a mortgage balance of $320,000 and a current market value of $250,000. Mr. Smith has elected to short sell his property. His Realtor successfully obtains a buyer with an offer price of $200,000 (80% of the current market value). After reviewing the buyers’ offer and Mr. Smith’s financia...

Freda: I am moving to the Washington DC area from Huntsville AL.   Where is the best place around here to go on long runs, bike rides or roller blading adventures?                                 Steve: Freda, probably the most popular place for REALLY LONG ADVENTURES is the Washington and Old DominionRailroad trail. It is around 45 some miles long, 9 feet wide and even has parts where you can ride horses safely.                 You can check it out at:Old Dominion Park as well as Trail link (you can find other local places for adventure on this site)             Friends of ours will routinely ride from Reston into Vienna VA, with ones in really good condition riding all the way in to the Potomac River across from DC.

The big news from last week is that the foreclosure freeze brought on by documentation deficiencies has started to thaw. What this means for homeowners who are delinquent on their mortgage payments is that millions of foreclosures are looming. RealtyTrac estimates that more than 3.5 million homes that belong in foreclosure have been hanging in limbo. The other significant news that has barely been reported is that while banks’ hands have been tied in moving forward with foreclosures for the past 10 months or so, they were shoring up their short sale infrastructures—creating huge cash incentives for financially strapped homeowners, focusing on efficient approvals, and developing systems for reaching out to CDPE agents to help borrowers navigate a short sale. The combination of these forc...

Homeowners are back to tackling home improvement projects this year, but too many are skipping two important steps in the hiring process. In a recent Angie's List survey, one-third of the consumers who responded admit they don’t verify a contractor's license status. Plus, 16 percent confess they don’t fully read the home improvement contract before they sign it. These two items are crucial to a job's success. Trade licenses are important indicators of quality, reliability and the ability to cover any unexpected injuries or other problems. Contracts literally spell out what the contractor and the homeowner are obligated to do — if a job goes poorly, you'll know what was agreed upon to help protect yourself from financial loss. Follow these 13 hiring guidelines recommended by Angie's Lis...

First, Tysons Corner and the surrounding areas of McLean, Vienna andAlexandria suffered damage caused by the August 23, 2011 earthquake and 13 aftershocks.  Then in that same week, we were victims ofHurricane Irene. The earthquake registered 5.9 and caused strong shaking but only moderate damage to buildings and cars. Fortunately, there were no deaths reported in Fairfax County from the earthquake. One of the major problems caused by Irene was the extensive power outages caused by downed electrical lines.  This really created havoc since many traffic signals weren’t functioning.  Not only were many roads closed due to fallen trees, drivers also had to take extra precautions driving without traffic signals.  As if that wasn’t enough, the heavy rains also caused flooding. In view of the w...

Tyson Corner is one of the largest business districts in the nation and continues to grow.  There is so much new construction going on and much more planned for the future, yet historical homes and sites are also located in this diverse Virginia area. One such historical home “Maple Shade,” located in Vienna recently went up for sale.  It is a charming farm house that sits on almost 16,000 acres.  The house was built circa 1890 and the current owner knows all about the homes history.  The home actually has an official historical marker. It’s not often that a historical home goes on the market. Historical districts such as Vienna’s Windover Heights Historical District contain a mix of both new and historical homes.  Many of these homes were owned by some of Vienna’s most prominent citize...
