If you have an interest in new home construction in the Leesburg, Virginia area, I wanted to share information about a Brookfield Homes project that appears to be in a fairly early stage, yet is "open for business." The Goose Creek Bend community is being described as "an intimate enclave of single family homes situated on 1-acre, wooded homesites." These new homes, priced from the 600's, will be located near the intersection of Sycolin Road and Belmont Ridge Road. These are 4 and up bedroom homes with lots of room for customization to accommodate home buyer preferences. Many Chantilly area residents might be surprised to find this somewhat hidden gem of a bakery near the intersection of Route 50 at Lee Road. But Firehook Bakery is no surprise to its loyal customers who have been enjoying the products from the Chantilly location for about four years now. Its location is just a bit off the beaten path, but close the where most area residents are likely to be driving by, at least sometime during the week. Chantilly and Northern Virginia area home buyers who have not yet locked-in on their mortgage interest rates will have noticed that those rates have moved up in the wake of last week's better than expected job statistics. The government's July Non-Farm Payrolls report adds to the idea that the recession is losing just a bit of its bite There were 247,000 jobs lost last month, and that is a fair amount less than what was anticipated.  Not good to be sure, but definitely could have been a lot worse. You have heard it reported that job loss stats are a lagging indicator. Job losses and job gains are slower "effects" that show up closer to the rear of the recessionary cycle rather than at the front. The Recession of 2001 was a good example. Like buyers looking for mortgages in other parts of the US, Chantilly area home buyers saw mortgage rates move upward last week.  Mortgage rates are tied to the cost of mortgage-backed bonds, and these bonds are certainly influenced by simple supply and demand. When there is more supply and less demand, bonds prices tend to move downward and bond yields go up. The most recent Treasury auction of $115 billion in new debt, put a whole lot of supply out there.   More supply that demand, it would seem. So, with the bond market having too much supply, we see mortgage rates kicking upward.
