Organic food is no better for you than chemically farmed food...really? Check out the results of a recent British study that somehow concludes that farming practices that rely heavily on pesticides, herbicides and chemical fertilizers are somehow just as healthy as organic farms that rely on centuries old farming practices. The results of the study take into account the differences in nutritional content between organic and non-organic food. Granted- some organic proponents have long argued there are more vitamins and minerals in organic food. But the real health advantages of organic food has more to do with the chemicals left over from the farming practices. Why did the study not take this into account? Surely the advantage is obvious? Does anyone really believe that organic food is n...

The dimensions of each lot are 22.5 Feet x 124 Feet. They are both zoned R-6 which is Single-Family Attached. There are numerous renovations and new construction homes all around these lots. You should be able to sell a 1200 square foot home in today’s market for $120,000. You may build two detached or attached homes. Keep in mind that building attached units will share a common wall and that should cut down on some of your construction costs. Also you should be able to negotiate a better deal with contractors to build two side by side vs. just one home. There are obviously huge savings when you build on two lots side by side. Public water and sewer are both at the street. We have zoning confirmation letters from the City of Richmond stating that each lot is buildable with a 3 foot side...

This 1410 SF home is situated in Church Hill. It was built in 1900. There are new houses on adjacent blocks and a home built in 2006 on this block. It needs an extensive rehab. This will include gutting, framing, plumbing, electrical, flooring, sheet rock, joists, etc. This may be a perfect opportunity to buy a DIRT CHEAP HOUSE and hold it until the market comes back- and you know it will. Take action NOW and snatch it up before someone else does first. It has been difficult finding many recent comps since the change in market conditions. This 1192 SF cape style, 3 bedroom 2, bath house is located in a quiet neighborhood and is ready for your renovation. It is located off McGuire Drive near the VA Hospital. The home is constructed with cinder blocks and has aluminum siding. There was a tenant in the home and it has a fire just recently. Repairs needed include sheet rock, plumbing, HVAC, paint, floors, windows, siding, and other miscellaneous items. It should be priced low for a first-time homebuyer when you are ready to retail it. This attached single-family home is situated on a dead-end street in Church Hill. There are several brand-new houses on the block. This home is attached to another house that is in good condition and is currently rented. It needs to be gutted and will also need extensive work. This will include framing, plumbing, electrical, flooring, sheet rock, joists, etc. This may be a perfect opportunity to buy the CHEAPEST HOUSE AROUND and hold it until the market comes back- and you know it will. Take action NOW and snatch it up before someone else does first. The house next door that it is attached to can be purchased for $64,900 if you want to buy it in order to own both. It is a great deal without the house next door. It has been difficult finding many recent comps since the change in market c...

I know the article naming Church Hill as the 10th Most Dangerous Neighborhood in the U.S. has caused an uproar, especially among people who live there and love it.  And one commenter has noted that she feels much safer in her Church Hill neighborhood than she does in the Fan or Museum District.  So it got me to thinking.... What is the truth about crime statistics in Richmond's urban neighborhoods?  Is Church Hill safer than the Fan?  Was the article naming Church Hill the 10th Most Dangerous Neighborhood in America unfair and based on inaccurate information? NOTE:  In the interest of full disclosure, I freely admit to being a total Fan groupie.  I've lived here for more than 12 of the 15 years that I've been back in Richmond post-college and Big Easy, except for about 2.5 years near th...

Here are two articles which suggest that a slow, steady economic recovery may be in the not-too-distant future for Richmond.  For the ultimate impact of the recession, one article puts Richmond in the middle of the Top 100 largest metropolitan areas in the United States.  That means the recession has been milder here compared to about 50% of the other major metropolitan areas in the United States.  For example, with respect to a decline in home prices year-over-year, the Greater Richmond Metropolitan area, which will include the surrounding counties, has seen only a 2.2% drop in 1Q 2009 compared to 1Q 2008.  All in all, that's pretty small, especially compared to the figures for the LAST area on the list, Stockton, California, with a drop of 30.6% in home prices 1Q 2009 to 1Q 2008.  OUC...

Being in real estate, and because I work primarily in historic urban neighborhoods, I found this week's Style Weekly cover story especially fascinating.  The title is "Neighbors In Waiting" and the subtitle is intentionally provocative - "The country's real estate meltdown hasn't just sparked a recession - it may have ended modern-day suburbia." Now, let me say for the record that I am completely and totally one of those people who has drunk the Kool-Aid and doesn't understand why everyone doesn't want to live in a walkable, historic City neighborhood.  And if I am ever consigned to the 9th ring of Hell, I'll be doomed to live in a subdivision on a cul-de-sac in a stick construction transitional in a planned community.  BUT, I also recognize that some people would consider MY lifestyle ...

You may be contemplating whether it's better to sell and "move up", or simply add-on in order to upgrade your existing home. Circumstances can vary making this a difficult decision. This question comes up in all markets, so it's not just a sign of the times. No matter what the motivation is there are a few critical questions one can ask before moving forward.  Richmond is blessed with a wealth of excellent neighborhoods, providing a variety of life styles from which to choose. So, the first question to ask is "can I duplicate what I love most about my neighborhood living somewhere else?" This consideration may make the decision easy if you are attached to your area, or if you are driven to move for specific needs not available where you are now.  Next, "what will it take to make my cur...

May 15, 1941 begins one of the longest lasting, and perhaps one of the hardest to surpass records in baseball history.  That was the 1st of the 56 consecutive games where famed all-star Joe DiMaggio achieved at least one base hit.  I think I am correct in saying that a few hitters have had successful streaks of games with at least one hit that lasted for 35 games or so since then, but no one has really threatened to match that record set long ago by "Jolting" Joe DiMaggio (that is one cool nickname).  To quote Paul Simon and Art Garfunkel, "Where have you gone Joe DiMaggio, our nation turns its lonely eyes to you". On May 14, 1607 Captains John Smith and Christopher Newport and their three boats landed at Jamestown, Virginia and established the first permanent English settlement in the New World.  The voyage started in December 1606.  The "Susan Constant", the "Godspeed" and the "Discovery" carried a total of 105 passengers.  Replicas of the ships, the fort, and the buildings erected can be visited there. Ask five people and get five different answers, but this is the first thing I attempt to determine when my clients are considering a move.  I enjoy living in Richmond, Virginia in general, but I love my Richmond neighborhood. I've been in and out of this city all my life, but never really thought I'd call it home. I moved in with a friend when knew I would be working in the area, before my wife and son would join me. I tried to think about where we'd like to be rooted, certainly my friends had opinions, but it's in the end, it's one of those things you just need to figure out for yourself. Like finding the right home; sometimes it's just a feeling that calls to you.  We came from a relatively big city and thought we'd like to stay in a mostly urban environment. Fortunately, my wife and ...

Great news on a short sale!  After 3 months, I finally got the ratified contract, the lead base paint disclosure and the property disclosure statement.  3 months!  It is amazing how long some of these things can drag out.  The only thing we can do is let our clients know how long they can take and if they want to hang in there, work as hard as we can and always keep them posted.  This one is finally going through and I am happy that my clients are going to get the home they wanted.  The Richmond VA real estate market is flooded with foreclosures and short sales.  As a realtor in Richmond VA, you need to roll up your sleeves and prepare to get dirty.  There can be a lot of headaches that come along with these foreclosures and short sales, but with so many flooding the market; you need ...

And the win goes to the birthday boy, Kyle Busch.  After a brief rain delay, things got underway at Richmond International Raceway for Saturday's night race in NASCAR Sprint Cup's 10th race of the season.  My man, Jeff Gordon, looked like he was going to have a pretty strong run at another win until little old Shrub came on like gangbusters with about 40 or so laps to go.  Although, Jeff's 8th place finish put him at the top of the leaderboard in the points race again.  Yippee!  Was it just me or was this another pretty boring race even WITH a dozen cautions thrown in the mix?  There wasn't a whole lot to say this week.  Maybe I'm just still reeling from Talladega.  Who knows.  Even though I'm not a fan of Mr. Big-Head Busch, I do have to congratulate him on a well deserved win.  Only o...

Real estate seems to have been a fickle friend to some of us recently. At one time it was something you could rely on to increase your bottom line and secure your future. Then, suddenly, it wasn't! Well guess what - NOW is the time to reconsider how you feel about real property as an investment opportunity or as a new home.  You have already heard the advice of real estate professionals, the media and market prognosticators outlining all the signs of the "positive housing market". Some will feel it is a desperate push to revitalize home sales and get you in before it really bottoms out. Others will realize we don't know where the bottom is until it's passed. The signs are here, and the market is moving again. Stand on the side line or get into the game, it's your choice; but if you are ...

People who read my blog know how I feel about dual agency.  To define it yet again, dual agency is when one single real estate agent represents both the buyer and the seller in a real estate transactions.  As a general rule, I think dual agency is a joke, it shouldn't be legal, and the statutes and rules should be changed to absolutely prohibit dual agency in any real estate transaction, residential or commercial.  However, I appear to be in the clear minority in the real estate agent community, and the Virginia Association of Realtors ("VAR") is a pretty powerful lobby.  So I suspect the laws and regulations permitting dual agency will remain, at least until there is some scandal and consumers wake up to this legally permissible, but ethically dubious, practice. [ASIDE:  Maybe if dual ...

Just wanted to remind everyone to treat for the insects this time of year.  There could be some very unwelcome guests in your yard like this one that I found in mine.  There might also be some guests that you can't see...TERMITES!  It's always a good idea to get on a yearly plan with a good termite company to avoid your home getting destroyed.  Termites are everywhere.  I have seen them destroy a home to the point where the home could not be saved, and the worst part about it is that you may never know this is going on.  They get behind the sheetrock and under your home and eat away.  Here is the name and number of a well known termite and pest control company in the Richmond area that can protect you and your family from becoming a victim of termites and/or other nasty insects.  Loyal ...
