The Road to Settlement is Different for Every Buyer Today, February 13th, was when I got to register my first buyer side sale for 2018.  Believe it or not, our house hunt started late in the summer of 2017.  The buyer also happened to be a home seller of mine.    When I took her listing in Haymarket, I let her know that her unique home was going to require a very particular buyer.  That meant it could take time and she shouldn't push any interested buyer away with a home of choice contingency.  Also, what she was looking for may not be available when she no longer had a home sale contingency.   Sure enough, the homes we saw once we got her listing under contract were not all that pleasing.  Like many buyers that also happen to be sellers, my buyer found she had to activate her temporary...

Due to a reader's request I am adding Orange County to my local market reports.  This report will cover the sales of single family detached homes in Orange County Virginia during October 2008. In October 2008, 4 Orange County homes had contingent contracts.  Their average list price was $298,663 and the median was $182,825 with an average days on market of 245. 6 homes in Orange County had contracts pending.  The average list price was $256,283, the median was $182,000 and they were on the market for an average of 326 days. IN the month of October 5 homes sold in Orange County, Virginia.  They sold for an average price of $244,100 and had been listed at an average price of $263,918.  The median was $215,000 and the average days on market was 247.  The homes sold for an average of 92.49%...

Many of you know I have a couple of dogs and one is a Border Collie. I love dogs and I am amazed at how smart they are. On Oct 4-5 at Montpelier (Orange County, Virginia) is the: Fall Fiber Festival & Montpelier Sheep Dog Trials! This event shows off weavers, spinners, artisans and crafters! There are several breeds of sheep and goats. But the fun to me is when the "border collies" show off their herding skills! Happy 2008, Let's hope it's a good one.  I feel in general that we may be seeing some light at end of a long stretch.  Holidays keep me from posting November 07 numbers, I'll have December's numbers very soon. 57 new listings in Orange County in November23 houses went under contract in November27 houses sold in November, as opposed to 41 in Nov 2006The average days on market 169, in Nov 2006 it was 127As of November 30 2007, there are 537 houses for sale in Orange County, if 27 sell each month it's plain to see that we have an extremely large inventory of homes.  I'll keep you updated.

October numbers are in and the news is mixed.  The average days on market is up significantly from October 2006.  Up to 151 days as opposed to 77 days in 2006.  Sellers are getting 89.98% of asking price.  There are currently 559 homes for sale in the county.  36 homes sold last month and 33 more went under contract.   The average sales price is down to $288,599, in October of 2006 the average price was $296,000.  If you have any questions, give me a call and I'd be happy to help you.

So How is the Market?I get that question everywhere I go these days.  I love this question because it gives me a chance to discuss real estate.  I love to talk about real estate, I also love statistics so here is a little of both.  In Orange County Virginia there are currently 580 homes on the market.  In September 99 homes were listed for sale.  21 homes were sold.  You don't have to be a math major to see that this is a buyers market.  The good news, in September 42 properties went under contract (12 with some sort of contingency pending).  In September 2006 47 homes sold and the average days on market was 81 days.  Last month the average days on market was 145.  The numbers don't lie, it is a great time to buy.  Inventory is high and rates are still low.  For those who are buying you...

  This morning the ground was wet.  Barely wet but wet none the less.  We have been in a severe drought all year.  I'm not talking about real estate (although that could pick up as well)  I'm talking lack of rain.  It is becoming very serious very quickly.  The town of Orange is under mandatory water restrictions.  You cannot water your plants unless you use no more than a 5 gallon bucket.  You cannot wash your car and all outside fountains cannot be used.  I recently had a client who purchased a house.  As part of the purchasing process the seller need to have their well clorinated.  In doing so they ran the well dry.  Hand dug wells are very vulnerable in these drought conditions.  You must really watch you water use.  Some suggestions would be to take your clothes to the laundry mat....

  Orange County VirginiaA great place to live and work.  Home to many wonderful people and activities.  One of the best things Orange offers is the Orange Jam.  Every Friday night the local art center opens the upstairs for young upstart rockers.  Anyone and everyone is welcomed.  My 13 yr old son has been playing there for 2 years now and I get a kick out of watching him improve each week.   Orange is the kind of town where you want your children to be raised.   Live Music is where it's at.  I hope every small town has a place where kids can take chances.   Support live music.  This profession allows me to spend some great moments with my kids.  Life is good.
