Five of Virginia's federal lawmakers are calling for a sound barrier to shield residents from the noise of the Metro line now under construction from Tysons Corner to Dulles Airport according to the Associated Press.  The bi-partisan support of the sound wall include both Virginia Senators, Jim Webb and Mark Warner, along with Representatives Frank Wolf, Jim Moran, and Gerry Connelly. McLean-based Mars candy manufacturer is in the bidding for the well-known British candy company, Cadbury.  According to Business Week, in addition to Mars, Cadbury is being wooed by Hershey, Kraft, and Nestle, among others. Ignite Institute, a non-profit health research organization, will "set up shop" in Tysons Corner, according to the Loudoun Independent, beating out Loudon County as a possible location.  Adds the article, the Institutes's Tyson's office will "employ as many as 415 scientists and health professionals specializing in personalized medicine, or where a patient's genetic makeup is studied so doctors can tailor treatments for conditions like cancer and Alzheimer's." The McLean Mustangs season is now in its final stage, the post season.  Since August 10th, when players first showed up for 5-nights-a-week practices, coaches, players, Team Moms, and other volunteers have worked hard to make this a great season. Six of the Mustangs 20 teams made the playoffs, with one of them going undefeated.  Playoff teams will play the opening rounds this weekend with the winners advancing to the County Championship next weekend.  In addition, the Mustangs will host their annual McLean Bowl later today at McLean High School for seven teams not making the post season.  Finally, 3 of the Mustang teams will play in away Bowl Games today.  In October 2009, 24 single family homes closed in McLean, with a median list price of nearly $1.6 million and a median sold price of $1.47 million.  Both the median list and sold prices are significantly higher than October 2008, where more homes sold (30), but at a significantly lower price ($912,000 and $865,000, respectively).  The median DOMP was more than double in October 2009 than in the two previous Octobers, and more than 4 times higher than in October 2006.  This is most likely due to the fact that the homes that sold in October 2009 were much more expensive than the three previous Octobers, which typically take longer to sell.  The entry level homes for McLean sold significantly faster and tended to do so earlier in the year. Here's some information about the most expensive home sales in Northern Virginia (Arlington County, Alexandria City, Fairfax City, Fairfax County, and Falls Church City) for October 2009.  All information was obtained through MRIS. Overall, there were 55 Northern Virginia home sales topping $1 million during the month of October 2009, on pace with the 54 sold in September but down from 76 in August 2009. Currently, there are 798 homes on the market in Northern Virginia with list prices topping $1 million down from 845 that were on the market last month. With the downturn in the real estate market and the worsening economy last year, not surprisingly, the homes which tended to do the best were the entry level price points.  This was true in McLean as it was everywhere in Fairfax County.  Homes on the upper end tended to sit for longer periods of time and less sold as consumers, many first time home buyers, focused on the more affordably priced properties. An examination of homes sold in McLean priced at $1,000,000 and more show a strong return of this market after a dip last fall.  While the median home prices fluctuated over the last 14 months, with February 2009 at the highest ($1,900,000) and August 2009 the lowest median sold price ($1,245,500), the overall number sold bounced back starting in May of this year. Today is Monday.  Monday in McLean.  That's got a nice ring to it! To celebrate, I looked at some of the real estate data in McLean, Virginia.  Specifically, I was interested today in homes that have been on the market for a long time.  A very long time.  365 days or more.  If you've ever sold a home before, you know that 5 weeks can seem like a long time, especially with trying to keep the place clean, constantly preparing for showings, leaving the home when buyers come around in the evenings and on the weekends. Now imagine a full year, or two, or yikes -- 3 full years on the market, as one home in McLean (8521 Georgetown Pike) remains. The zip of 22101 is heavily populated with Businesses, so I've broken out the August statistics by zip code: 22101 Detached Houses Average Net Sale Price: $981,131 after 104 DOMRange: $526,000 - $2,251,000 Townhouses Average Net Sale Price; $627,700 after 84 DOMRange: $535,000 - $820,000  The overall market in McLean in 22101 is BUSY. Sales has more than doubled this point last year, for both volume and the number of homes sold. Surprisingly, days on the market has also gone up by about 20 days. The 2009 McLean Bowl will be held on Saturday, November 7, at McLean High School's Stadium Field.  The annual bowl game features the McLean Mustangs youth football teams versus various teams from the Fairfax County Youth Football League.  There will be a slate of six games starting at 9:00 a.m. with the last game concluding at approximately 6:00 p.m. McLean Mustang teams participating in the McLean Bowl are matched up with teams of similar records and are those teams that are not participating in the post season playoffs.  Following each contest an Offensive and Defensive Player of the Game will be selected by each opposing team and the winners will receive a trophy.  All game participants will get a specially designed McLean Bowl 2009 tee shirt with a quote from Vince Lombardi on the b...

The McLean Orchestra is set to open up its 2009-2010 Season -- A Season of Renaissance - on October 24th, with a performance titled, Revolution.  The orchestra will next perform, Voices of Angels, on December 12 and 13, followed by Sweet Sorrow, performed on February 13, 2010, A Season for All, on March 20, 2010, and the finale, Reformation, on May 8, 2010.  All concerts are held at the Oakcrest School, located at 850 Balls Hill Rd. in McLean.   According to the data from the MRIS, the number of condos sold and closed in September 2009 bounced back to 20 after dipping to 10 sold in September 2008.  The twenty condos sold last month is close to September 2007, when 19 condos were sold, and September 2006, when 23 sold. Again, prices are still down in September 2009 compared to September 2007 and September 2006.  The median sold price hit $380,000 in September 2007 before dipping to $269,950 in September 2008 and then rose slightly to 284,500 in September 2009. The bottom line for the McLean real estate market -- single family, townhouses, and condos -- is that we've bounced back to the numbers sold before the downturn but prices are well below the levels at the peak of boom.  Here is the data for September 2009 condo sales.   ...

With its limited number of townhome developments, the McLean townhouse market is not as active as its single family home market.  Using MRIS data, an examination of the number of townhouses that closed in September 2009 versus those that sold in September 2008, September 2007, and September 2006 does not show a great deal of change in this market niche.  Total townhouses that closed in the past three Septembers remained virtually the same with 9 selling in September 2009, 8 in September 2008, and 9 in September 2007.  Not surprisingly, the median list price and the median sold price are down significantly in September 2008 and September 2009 compared to September 2007, a drop of of more than $100,000 in both categories.  This reflects the overall drop in real estate prices during this t...
