Two Sets of Parents, Two Buyer Clients and a Home Inspection Going BadA day in the life of a Manassas Real Estate Agent.  Home inspection with first time buyers.  Buyers arrive and home inspector arrives with an inspector in training.  Next to show up was his parents....then her parents.  Lord help me.  This was most definitely my circus and my monkeys today.The folks were there to be supportive and check out the new place.  Everyone's excitement turned to varying levels of anxiety and anger when the heat didn't work.  Word from the inspector was the entire HVAC needed replacement, as did the water heater.  Turns out, the hydronic heating system had failed because the water heater was failing.  Seemed to the folks that the home had failed inspection, now what?His mom wanted a price redu...

Just Sold in Manassas $11,000 Over List PriceWhen I first introduced 9400 Abingdon Court to the market, I have to admit that I was a bit nervous.  There was no doubt we were in a seller's market, but I was dealing with a forty-nine year old townhouse that was very nicely updated, but there weren't too many comps out there to justify the price.  Yet, the lack of supply was the real reason that properties were selling higher and higher.  So, I looked for competition.  There was none.  Initially thinking $275,000 was a fair list price, the sellers and I decided to roll the dice on $285,000.  Whoa!  We did not expect what happened next.Hitting the market on June 25th the showing activity on the townhouse was frenzied.  There were over forty showings in five days.  That was when, with thirte...

How Many Offers Does a Manassas Townhouse Get in a Seller's Market?Despite the unprecendented times we are living through with the global pandemic of COVID-19, the Manassas real estate market is as hot as it can be.  Buyer demand is high and there is not enough inventory, by far, to satisfy it.Listing 9400 Abingdon Court on June 25th (2020) for $285,000, I had prepared the sellers for multiple offers, but I was thinking three or four.  We set an offer deadline for late afternoon on the fourth day  it was on the market.  By the time I had all the offers in hand, we had a total count of thirteen offers.  Can you imagine?
