Rust Manor House and Nature Sanctuary are tucked away in a small nook inside the town of Leesburg. Even long time locals sometimes forget about this wonderful hidden treasure right in our back yard.With the help of my Daisy Girl Scout troop, I had a wonderful visit yesterday afternoon. We hiked through the trails, visited the pond, snacked on fresh watermelon, climbed on a fallen tree, enjoyed chatting at the empty amphitheatre, and made bird feeders with peanut butter and bird seed at the picnic area. Despite the heat and humidity, the trees provide lots of shade and the area remained cool and comfortable. I attended the Leesburg Flower and Garden Festival this weekend and was very impressed.  It was with utter amazement that I walked by the designers who brought landscape designs to King Street that looked like they have been in your backyard for years. The plants were fabulous as well as the garden related gift vendors....I was a big supporter of the Orchid Stand buying one of the gorgeous purple hanging orchids below.... These are real estate statistics ending March 2009.. You are probably asking yourself..what does it all mean?   These are representing changes from the same time last year basically.  You will notice that the dollar amount, sold, had decreased , while the total units sold  has increased since last year.  The median sale price has dropped by 31%.  Prices have dropped dramatically, and interesting, days on market  has increased, in most areas we are seeing a decrease in this number... so the bottom line 6.9% more homes sold, for less money and they are staying on the market longer.  For more information on Real Estate in Leesburg, Virginia.. I've been looking forward to this event for an entire year...last year I drove into Leesburg finding this festival by mistake...had my two dogs with me and was on my way home from riding my horses...Grabbed my dogs and went to the gates only to find out "no dogs allowed"...needless to say I was really bummed.  It was late in the day on Sunday, so I left and figured I'd have to make it this year... So, here it is a year later...and I'm not missing this event...if you get a chance swing by!  There will be landscape displays, garden designers, plenty of vendors to buy flowers, plants, shrubs, trees, gifts, garden art themes and sculptures.... If you are dealing with bank owned properties make sure that your buyer is protected and not responsible to pay to have the house dewinterized for home inspection and walkthrough and rewinterize after home inspection.  I just came across this and it came up in our negotiations with the seller.  Make sure you ask the seller's agent who is responsible to to pay for this expense before you write the offer.  These kind of surprises are not easy to deal with.
