Limestone Overlay District,  What Does that means to Loudoun Homeowners? •1.    Expensive geological studies before homeowners can construct barns, swimming pools, and additions on property. •2.    Limitation on 14,000 acres north of Leesburg imposing restrictive regulations. •3.    Financial burden on 1,200 to existing property owners •4.    Restriction of growth and adverse affects of sale of existing and future homes What is the Limestone Overlay District and who will be affected?  This Map shows you the area most affected by this proposed regulation. How serious is this? Did you know that not only is Leesburg built on top of limestone, but so is the new high school, Tuscarora High School off of Route 15. Dulles Area Association of Realtors is calling you to action.  Send this letter...

Sledding at Meadow Hill I am going to share a local secret with you... There's a little hill a few blocks southwest of downtown Leesburg, located on what's left of a farm - a GREAT SLEDDING HILL!  And there is a lovely little sign that reads:    "The Meadow Hill Private Property.  The children of Leesburg may use this hill, if... RULES: 1-Sled at your own risk. 2-Small children must be attended. 3-Don't bother the livestock. 4-A wood fire only.  Do not burn tires."    The rules seemed reasonable to me... so my kids, my neighbors and I greatly enjoy free use of this hill.  The hill is surrounded by townhomes, and a few small single family homes with very little yard of their own.  None of those homes have any space of their own to sled, so the hill offers a special kind of wintertime fu...

Painting your home in Leesburg VA before listing it?  Yes! It is hte smart thing to do.  If you are thinking of selling your Leesburg home, the smartest advice I could give anyone thinking of selling their Leesburg VA home in this market is paint it first.  This is not the real estate market for credits in lieu of doing the work.  Those days are long gone.  It pays to prepare your home before you list it and neutralize your personal colors and decor to prepare for the next owners.  Think of painting as a strategy to sell your home not as a chore.  The same way you want to avoid it, buyer do too!  They want a home not a project. Before listing your home in Leesburg, take a trip to the local paint store or home improvement center, and you'll be amazed at all the new formulations and impr...

Thinking of selling your home in Leesburg VA?  What price will you list your home for?  Want a FREE CMA?  A Free "Competitive market analysis" or "FREE CMA" is an estimate of value prepared by a real estate broker or listing agent that shows recent past sales for similar or like properties in your immediate neighborhood.   If enough recent data is available the listing agent can then suggest a possible listing or asking price for the owner's property.  A FREE CMA is not a formal appraisal, and there is no charge for this service.  It is FREE! I was a good girl this morning and pitched in with snow chores before my morning coffee! After we finished, I couldn't resist running back in and going for a stroll to capture the historic barn that is a part of the Selma Plantation:   Selma Estates is tucked away behind the Raspberry Falls golf community in Leesburg, Virginia.  Our cul de sac actually rests on the back nine.  The most frequent visitors we get are deer, foxes, turkey buzzards, wild turkeys, hawks, frogs ...not bad for only being 40 minutes outside Washington DC! Here we go!  Another year and I plan on this one being that much great than the last.  I keep hearing that only 22% of peoples resolutions and goals are achieved and I that's only because I try to be the optimist.  The critics report it as 78% of New Years resolutions fail and people automatically find the negative in this info because that is what is thrown in their face. Let's change that and make this year ALL IT CAN BE.  A famous quote I love to recite is that of Winston Churchill "The pessimist sees difficulty in every opportunity. The optimist sees opportunity in every difficulty".  The older I get the more truth I find in that quote everyday.  You see these people in your everyday life that find something great in everything they do, easy or challenging and you also see the oppos...

LEESBURG VA REAL ESTATE HOUSING MARKET IS HELPED BY TIMELY ROAD IMPROVEMENT. While touring new homes in Leesburg about a year ago, I shot this photo of a road improvement project connecting the north and south spans of Battlefield Parkway.  What a difference a year makes.  This new road reduces my drive from the gym to the landfill by a good 10 minutes and takes me out of traffic.  Battlefield Parkway in December 2008. Battlefield Parkway in December 2009. Stay on top of your community.  HIT THE ROAD and tour for a few hours each week and you'll be better prepared to help home buyers with transportation needs.  ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ A LOUDOUN COUNTY REAL ESTATE AGENT FOR LOUDOUN COUNTY HOME BUYERS.
