In today’s real estate market, homes in the general Gainesville and Bristow area of Prince William County are selling fast! If you live here already, you may have noticed fewer signs throughout your neighborhood. If you have been actively seeking a home here, then you are well aware of our lack of inventory. So what’s happening in real estate in the Gainesville area? A couple of things are at work here. 1. Fewer foreclosure properties are coming on the market in Gainesville. Gainesville Virginia - Foreclosures and Short Sales The rise in foreclosures and short sales has even touched the homes for sale in the Gainesville VA  market.  Since May 2008, foreclosure filings are up 2.3 percent across Virginia.  Foreclosure filings are down nearly 14 percent over the previous month. Overall, in April and May, Virginia ranked 14thin foreclosure rate amongst the 50 states, according to RealtyTrac. John Marshall Highway in Gainesville and Haymarket, Virginia is named for a great and legendary Virginian, John Marshall.  Having snapped this photo of a statue in his honor while perusing Warrenton, Virginia's Courthouse, I decided to learn more about the man behind the name. Are Short Sales Getting Easier? Maybe it is just me, but this past week I have had to deal with three banks and a housing authority on three short sale listings we are currently working.  I was amazed in the changes that have started taking place within the loss mitigation departments.  The individuals on the other end were actually courteous and helpful! One of the banks even assigned a negotiator after we simply sent in our authorization form - and then sent me their name, direct phone line, and email address!  WOW - hopefully that is a sign of things to come...but we all know the truth...the answers all lie in the investor.
