Yesterday, on a trip to Wegman's in Gainesville, my husband and I noticed that there is a brand new Dunkin' Donuts in the Stonewall Shops plaza.  Just four days prior they had been prepping the store and had a Dunkin' Donuts Coming Soon banner up.  That was the first we'd heard of it.  And just four days later, there is the telltale orange wall and the mess of banners and streamers out front. Dunkin' Donuts in Gainesville is now open! What a great way to start a Sunday morning, or any other morning for that matter.  I'll have to drop a few pounds before I will even feel comfortable letting myself mozy inside.  Having a Dunkin' Donuts a short drive from Braemar is definitely going to be tempting. Gainesville Virginia - Homes For Sale - Foreclosures and Short Sales – March 2010 The rise in foreclosures and short sales has even touched the homes for sale in the Gainesville VA market. Since September 2008, monthly foreclosure filings decreased by 10 percent across Virginia. When I first got the call from the sellers of this Crossroads Village townhouse, past buyers came to mind.  This townhouse is located on Legend Glen Drive, and three years ago, I represented buyers who feel lin love with a townhouse on that very street.  At the time, my buyers waited too long to make the offer on their dream home, and ended up purchasing a similar townhouse in another neighborhood.  I still remember, the day of settlement, the husband-buyer looking at me, in response to my congratulations and sighing, "It's no Legend Glen, but it's a nice house." Yesterday was a good day.  May have been a holiday for most, but this Gainesville, VA Short Sale Listing Agent, it was work, work, work.  I started my day with approval on a Wells Fargo Short Sale.  Ended the day by getting a new listing.  Surprise, surprise...my new listing (which will hit the market tomorrow) is not a short sale.  I can already feel the feeding frenzy of the Gainesville, VA buyers. Parks at Piedmont Condo SOLD in Gainesville, VA!!! Parks at Piedmont is a great place to call home.  Three and four story condos with attached one garages are a sight that catch many home buyers' eyes.  Especially those that are shopping under the $200,000 price range.  Sadly, however, not all buyers have the ability to buy a Parks at Piedmont condo.  Increased investor ratios and over 15% delinquency rate has made this a no-go for over a year for FHA financing and even some conventional mortgages.
