Five weeks and a few days may have been what a Gainesville townhouse used to sit on the market for until chosen by a buyer.  Not anymore.  If you are priced right and marketed properly by your Listing Agent, your home can be Under Contract in two days like my latest sellers.  This townhouse hit the market on February 17th, when there was still snow on the ground.  It was priced at $220,000.  Two days later, they had a ratified contract.  Believe it or not, the hardest part of the contract was the seller's fulfilling their home of choice contingency.  It's not so easy to get under contract to buy a house in the Gainesville-Bristow area.  There is a ton of buyer competition. Is That a Bank of America Short Sale Approval or a Hallucination Caused by My Migraine? This has been one of those weeks that tested my resolve as a Realtor®.   There weren't enough hours in the day for me to get all the things done that needed to get done, including hound Bank of America on approving a Gainesville Short Sale whose contract approval deadline was looming on the horizon.  I was thrown two low appraisal issues, one FHA flip problem (uncovered just 10 days before settlement), an FHA renovation loan that has blown past two settlement date extensions, a cooperating agent that seems to be clueless as to what a ratified contract is, an earnest money deposit scare, one settlement that went according to plan and a Bristow townhouse listing that garnered twelve offers in six days.... 03/26/2010
