Northrop Grumman has announced the selection of 2980 Fairview Park Drive in Falls Church,VA as the sight of their new corporate headquarters. The market activity at Idylwood Towers has been up this year. While there were 12 homes sold during 2009 - the first half of 2010 saw 12 homes sold. The lowest price was a 1br/1ba at $175,000. The highest price was an updated 3br/3ba property at $310,000. As can be seen on the graph above, the percentage of foreclosures peaked in 2009 and is down this year. In 2009 the average sales price for a 1 bedroom unit was $177,550. The average price for a 2 bedroom unit was $213,600. As mentioned earlier, a single 3 bedroom unit sold for $315,000. The first half of 2010, the average sales price for a 1 bedroom unit was $188,500. The average price for a 2 bedroom unit was $238,143. A single 3br/3ba unit sold for $310,000. The sales activity in Pimmit Hills seems to be about the same in 2010 as it was in 2009. In 2009 49 homes sold compared to 24 homes sold in the first half of 2010. With the activity remaining the same, what is happening to the prices? There has been some expectations that the homebuyer credit would affect the prices and that some appreciation would be followed by some stabilization in prices the second half of 2010.   The types of homes sold in Pimmit Hills remains stable. The amount of distressed sales (foreclosures+short sales) have been in the 25%-35% range the last three years. This was supposed to be the year of the short-sale, but it doesn't look like those are taking off in Pimmit Hills. George Mason High School, located in the City of Falls Church and the only high school in the city's school system, serves Falls Church City students in grades 8-12. Visible from  Leesburg Pike, this high school is well known as a high achieving public school with small class sizes and stellar academics. If you head down Gallows Road in Falls Church, you'll notice a lot of construction taking place, especially around the intersection of Gallows and Lee Highway. VDOT is widening this intersection (0.6 mile along Lee Highway and 0.8 mile along Gallows Road) and at the same time, Edens & Avant is developing the Merrified Town Center, which is/will be known as the Mosaic District.   The Fairfax County Board of Supervisors created the Mosaic District Community Development Authority in April 2009. The City of Falls Church will be holding its annual 4th of July Fireworks this Sunday, July 4th, 2010 at George Mason High School. One of the many community events sponsored each year by the City, also known as the Little City, the fireworks celebration promises to be a fun-filled evening with spectacular fireworks, musical entertainment and food for sale. The Ken Smith Band will be performing before the fireworks beginning at 7:00 p.m. Please note that no alchohol or pets are permitted at the event.  Blankets are highly encouraged and chairs will only be allowed  on the paved surfaces.
