Why little white picket fences were invented There is an excellent supply of homes with little white picket fences in Prince William County. Of course, there are many other factors you will want to consider when buying a home other than a little white picket fence. It may include commuting options, school requirements and recreation. Whatever they may be my team has 35 years experience in Woodbridge, Dumfries, Manassas, Bristow, Gainesville, Haymarket - all of Prince William CountyWhen we find a home that meets your criteria it may not have a little white picket fence. If you live in the Montclair neighborhood in Dumfries VA you can leave your car at home and paddle across the 107 acre lake to visit with your neighbors.  Montclair is one of a handful of neighborhoods in Northern Virginia that offers a private lake and beaches for residents to enjoy. With over 5200 homes Monclair is one of the larger planned communities in the area but with the mature trees and large lots you don't feel as if you are in a typical planned community.  The community offers tennis courts, multiple tot lots and the lake or you can join the Montclair County Club (a private club) for golf and indoor tennis.Take a quick tour of the neighborhood and view the available homes for sale in Montclair.

Yesterday, while taking a walk along a stretch of common ground in Lake Ridge, I spotted a bunny in front of an old cable TV distribution box. It immediately made me realize it was an excellent shot to use demonstrating the simplicity of improving photos with Photoshop®.In addition to having the software you need an "inventory" of photos you can use in the exercise. In the case of the bunny I used one of my "inventory" photos of ivy ground cover.I made absolutely no change to the bunny. OK, it's one thing to edit a bunny photo, but what about a house that is for sale? In March I sold a home to buyers from New York - the husband is a clergyman and was unable to be here for settlement during the period leading up to Easter - all docs were sent to them in New York. Since they had not been ...

Okay call me crazy but I don't think this listing in the Wayside Village neighborhood of Dumfries VA is going to last long.  Why?  Beacause at $365,000 this 4500 SF home has it all.  I'll let the tour tell the tale of a well maintained home with plenty of space and updates.  Put your phone on speed dial to schedule your time to get in the front door.  Really I'm not kidding this one is going to sell quickly.

Although wild turkeys are in fairly short supply in eastern Prince William County turkey vultures are not. It is very common to see them perched in trees along major commuter routes - the heavily traveled roads are one of the sources of fresh road kill including squirrels and deer.Communities such as Lake Ridge, Westridge, Old Bridge Estates, Brittany, Montclair and Ashland that are in the vicinity of the 2,100 acre Occoquan Reservoir, 17,000 acre Prince William Forest Park, Quantico Marine Corps Base or have many acres of wooded common ground in the subdivision will see them perching or soaring in search of carcasses. In the 36 years we have lived in Northern Virginia I have not heard of them bothering humans or live animals - they are scavengers.++++++++++++++++++++++++++++++++++++++...

On July 21, 1861 fighting began at The Battle Of First Manassas (Bull Run). The City of Manassas, Prince William County and the Manassas National Battlefield Park will be hosting numerous commemorative events throughout the year and I will be posting the schedules when appropriate. The initial commemoration of the first of two Civil War battles in Manassas was the National Peace Jubilee on July 21, 1911 at the Old Manassas Courthouse at the corner of Grant and Lee. How are those for politically sensitive street names? Of course, there will be one this year as well. For more information on the two Manassas Civil War battles (the second was fought in 1862) there is no better starting point than Manassas National Battlefield Park ++++++++++++++++++++++++++++++++++++++++++++++++My Team has 3...

The photo I used for the 20th century is an exaggeration - that home was not at all well maintained. However, I really question if any of the homes or offices built over the last 50 years will stand the test of centuries. We are regularly entertained on TV news stations whenever a large building is leveled with dynamite. The argument is they are functionally obsolete.Well, the 18th century home could still be lived in - it was until only a few years ago when it was purchased by Prince William County as a historical site. The 19th century chapel is still able to be worshipped in and would make a lovely wedding chapel. We may be better served if we restored rather than replaced so many buildings. ++++++++++++++++++++++++++++++++++++++++++++++++My Team has 34 years experience in Woodbridge,...

There is something magical about the change of the seasons for those of us who enjoy them, be it by choice or be it by necessity. Last year we had more snow than any snow lover could use. This year we have "dodged the bullet" on several occasions as snowstorms bypassed the Northern Virginia area. What we lacked in extremely high snow was more than compensated for by extremely low temperatures for many days in a row.I can assure you I am ready to see those cherry tree buds plump up and bust out. ++++++++++++++++++++++++++++++++++++++++++++++++My Team has 34 years experience in Woodbridge, Dumfries, Manassas, Bristow, Gainesville, Haymarket Prince William CountyExperience Isn’t Expensive – It’s PRICELESSIf you plan to buy or sell a Brittany or other Prince William County home or property ...

It is only mid-January and I have been asked that question several times already. Well, consider the following before you decide.Beginning in 2000 lending policies were relaxed to the point that many people were able to buy homes that would have normally rented a home. As you can imagine, housing prices spiralled upward and with no justification other than everyone was allowed to buy a home and a bidding frenzy took place.Common sense and simple math proved this could not continue and about mid-2006 the housing market stalled and came crashing down with millions of people unable to meet their mortgage commitment. Just as housing prices escalated by as much as 50 to 60% they have dropped to Year 2000 levels.Mortgage interest rates are at record low levels. Homes can still be purchased w...

Brittany is a lovely community of 325 detached homes only minutes from I-95 at Route 234 Obviously, the price increase over 2009 is good news for the property owners in Brittany. It is very much in line with recent market reports in other subdivisions that tend to indicate the downward spiral is either ending or ended. A check of the statistics at our Multiple Listing Service confirm that all areas of Prince William County are producing the same results. There are variances, of course, but that is a function of the type of homes and the number and percentage each type in a particular subdivision. The very fact that Brittany is a subdivision of detached homes only has a different impact on prices when it is compared to a subdivision with detached homes, townhomes and condominiums. With h...

Using ice melters to clear snow and ice from walkways is far more effective than chipping away at ice only to find with melting during the day it refreezes overnight and you have to start all over again the next day.Ice melters reduce the temperature at which ice or snow freezes. It is turned into water or slush. The solid chemicals cut through the snow and form a brine which cuts through the bond that snow or ice form with the surface.Frequently, people will lay down the ice melter before the bad weather strikes. This has the advantage of melting ice or snow before it freezes to the surface. The two most popular ice melters are Rock Salt (sodium chloride) and Calcium Chloride. ROCK SALT is the least expensive of the two. It will not melt ice or snow below 20 degrees Fahrenheit CALCIUM ...

Yes, having been in the real estate business for 34 years The Kruschka Team has served many first time buyers long before there were REALTOR® web sites and email. We developed a booklet that we review with first time buyers during our initial office meeting. It explains the 6 steps in the home buying process.Fast forward many years later to the introduction of email .Our answer to first time buyer questions hasn't changed. What has changed is that we usually get the question via email instead of telephone. The booklet covers such items as Selecting the right real estate agent.
