Everyone knows that Charlottesville, Va is the home to the historic Downtown Mall, but we have many more malls here.  One of the malls is an indoor mall called Fashion Square Mall located at the intersection of U.S. Route 29 North and East Rio Road.   Martha Jefferson Hospital at Locust Avenue in Charlottesville, Va is planning a big move.  Plans are underway to build a 1.2 million square foot hospital just off Interstate 64 at Pantops Mountain, at Peter Jefferson Place.  The new hospital will be able to better handle the large increase of patients the hospital serves each year.  Wonderful news for our expanding community.The ground and site work prep has begun and they hope to be up and in business by 2012.  Construction on the hospital itself is scheduled to begin next year.  The Martha Jefferson Hospital had been assisting people with healthcare for over 100 years.  The hospital features a Cancer Care Center, Spine and Joint Replacement Surgery Center, Women's Health Center just to name a few of the great services they offer.  E...

Wonderful news for our local veterans, outpatient VA health care clinic is coming to the Charlottesville area.  The much requested clinic will be located in the Peter Jefferson Parkway area of Pantops. Expected to open this April.This clinic will provide primary care and mental health care. It plans to serve the areas of Charlottesville, Albemarle, Fluvanna, Greene, Nelson and Orange.  Currently the veterans were having to go to McGuires Medical Center, which is all the way in Richmond.   This was a huge strain on some of our veterans. Next on the plan is to build a clinic in the Lychburg area.

Dear Home Seller, In a recent survey of agents, 90%, said the buyers first impression of the front entry of the home played a major role in the purchase of the home.  As an agent, I have been in the vehicle with clients who, upon seeing a home in person, have said no from the car.  They have said "I just can't see myself pulling up to that everyday." We've all seen changes in the housing market lately.  If you purchased a house in 2004-05, your equity is growing slower than expected due to buyers' market conditions.  In a sellers' market, equity tends to grow at a higher rate of return.  In 2003-05, sales prices grew about 10%-16% in the Charlottesville and surrounding areas.  It tapered off to about 6% in 2006 and 2% in 2007.  This shows a pattern of a housing boom for 2 years, a correction period for 2 years, now it's a more "normal" market.  It's a great time to buy if you plan on staying in your house for at least 5 years.  Supply and demand determines market and price.  With too much supply, buyers become more choosey or shy away from buying, prices drop, and number of Days on Market (DOM) increases.  If not enough supply, dema...

Sellers : One thing you should know is that if you are trying to sell your home, your potential buyers will be looking in your closet.  They want to see if there is enough space for their stuff.  So the bigger you make the space look is a plus to you.The number one problem with most people's closet is that the space is filled with stuff you don't wear or use.  You should give the most space to the things you use the most.Most people wear 20% of their clothes about 80% of the time.  Don't believe it?  Go to your closet and turn all the hangers around backwards.   Every time you wear an item, when you return it to the closet, put the hanger in correctly.  Give this process about 5 to 6 weeks and take a look at what you have actually worn.
