If you like to watch the magnificent horses doing what they were bred to do, enjoy tailgating with friends, and like spending a spring day in the Virginia countryside, then attending the Foxfield races just might be the perfect activity for you.  The Foxfield race course located 5 miles outside of Charlottesville, Virginia is hosting its spring race meeting this Saturday, April 26.  There is a full card of racing including timber, hurdle and flat races.  The course which was designed by Raymond Woolfe Jr. was laid out in such a way as to not favor the horse that is the spectacular jumper or the horse that excells at running, but rather to put them on the same footing.  This results in some exciting racing.Foxfield has grown since its first race meet in 1979 to yearly spring and fall rac...

Earlier this week I had an opportunity to visit with the staff of Church Hill Homes at one of their newest communities, Belvedere.  According to the sales rep on site, Church Hill recently settled on their last home in Village Place.  Village Place, with craftsman style homes and a convenient UVA/Downtown location, was a great success story for the local builder during this changing real estate market.

(ask my clients)Copyright © 2008 Realty TimesAll Rights Reserved. What The Economic Stimulus Package Means To You   Since passed by overwhelming Capitol Hill majorities in January, there has been much talk regarding the economic stimulus package. Yes, it will cost $168 billion, but what does it actually do for individuals?       The stimulus package is designed to help the country moderate the worst effects of a slowing economy and perhaps even avoid a recession. The idea is to encourage spending and with more spending to increase economic activity. While the theory looks good on paper, it will likely take months or years to know if it actually works.      From a personal perspective ...

Sellers make sure your windows are clean! Sellers, One of the most important and overlooked areas when trying to sell your home is the windows. No one is ever going to visit your home for sale and not look out the windows. Often the view can help make a sale. Make sure your windows are clean so the potential buyers can see. Windows cleaned thoroughly on both sides. Especially in a vacant home or home without window treatments, clean windows will help make the house look bright and clean.Think about hiring a professional window cleaning company for those hard to reach windows. They are trained professionals who will do the job right. Many provide free estimates, so you can see what they offer before making the final decision.  You can even consider doing the inside yourself and having a c...

We all know about Thomas Jefferson and his role in the founding of our country.  Some of us are also aware of his reputation as the true renaissance man: statesman, inventor, author, but we don't always think about his interest in gardening and plants.  In addition to being a destination to learn about history and architecture, Monticello is also a destination for gardeners.  The cost of a general admission ticket includes tours of the house, as well as guided tours of the restored flower and vegetable gardens which resume in April and run through the end of October.   There are special wildflower walks held on April 5, 12, and 19.  This is a hike from Monticello to the Rivanna River and lasts about 3 hours.  You should be prepared for a strenuous hike some of which is uphill.  Each of ...

As you may know Charlottesville, Virginia is all about all things Jefferson - Thomas Jefferson that is.  Jefferson was born 265 years ago just east of Charlottesville at Shadwell.  His lovely home Monticello looks down on the city of Charlottesville.  You can't drive down Main Street without seeing the Rotunda, one of the origional buildings of the University of Virginia, locally known as Mr. Jefferson's University after its' founder Thomas Jefferson.  So what would be a more fitting event to celebrate in Charlottesville than Thomas Jefferson's birthday?   The ceremony will be held on Sunday April 13 at 11:00 at Thomas Jefferson's grave in the graveyard at Monticello.  This is a free, public event and the Honorable Robert Grey former president of the American Bar Association will delive...

One of my favorite annual spring events is Historic Garden Week.  This event, sponsored by the Garden Club of Virginia consists of three dozen local tours through out the state of Virginia.  It is held every spring during the third week of April when Virginia gardens are in peak bloom.  The money generated by the event goes toward the restoration of historic gardens and grounds.  Typically five or six houses and gardens are open in each region. This is a wonderful opportunity to see residences and estates that are not otherwise open for public viewing and to enjoy the beauty of springtime in Virginia. In Charlottesville, and Albemarle County the following homes will be open:  Casa Maria, Bellevue, Blue Ridge Farm, Ramsay, and Piedmont.  All of these properties are on the National Registe...

How can we tell that the market has reached bottom?  Because the smart money is moving in.The savy buyer has realized that now is the perfect time to buy and in Charlottesville, Virginia real estate we are seeing an upswing in activity.  The current market presents a once in a generational opportunity: prices are the lowest that they have been in a long time, interest rates are low and the selection has never been greater. In a blink of an eye it could all change.  Once the market is publically perceived to be turning around sellers will be less apt to deal, prices will rise or at least stay firm, the selection will be bought down, and interest rates will not stay this low forever. The smart buyer will buy now!Pam Dent, e-PRO, SRESCharlottesville, VirginiaReal Estate IIIwww.JumpintoGreene...

Advertising your home for sale-Sellers - One way that you can promote your own home to sell is to get the word out with some very important folks, your neighbors. Go door to door, pick up the phone, give everyone you know a home information sheet. Invite the neighbors over for an open house, home preview or a brunch. Why not have a quick and easy ice cream cone event. Who wouldn't come over for an ice cream cone? Keep it simple. Who better to promote the area that you live in? Neighbors can be some of the best promoters because they already live in your neighborhood and know all the best hi-lights. It's not just your neighbors, they tell everyone they know that a great home in their fantastic neighborhood is ready to sell. For more great information on Charlottesville Real Estate visit:...

Plastics. We hear how they last forever and will never decompose.  I was wondering just how long is forever and what really happens when we throw it way.If you are recycling, the plastics in your bin go to a recycling center where it is processed into a bale.  From here is will be processed and melted into yarn, pellets or sheets.  Down the road it could end up in clothing, rugs, or even remade into bottles again. If you are not recycling, your trash can wind up in many places.  From the landfill to the waterways.  Even at the landfill, plastic will slowly fall apart.  How slowly?  Try about 1000 years and contaminates the ground water.  What if it winds up in the ocean?  Plastic now accounts for up to 80%of all the debris in the ocean. There are massive piles of trash floating in both th...

Charlottesville Virginia horse farms are not your usual Charlottesville real estate listing.  Albemarle County is in the middle of Virginia horse country.  As a REALTOR who is also a professional in the horse business, I pay particular attention to listings that come on the market stating that they are horse properties or potential horse properties.  What I often find is a detailed description showing the features of the house and very little about the equestrian facilities. Many agents do not realize that you are not dealing with your usual client.  Equestrian buyers looking at Charlottesville Virginia horse farms for sale are primarily interested in the horse ameneties and the home is secondary.  In order to find exactly what they want for the horses, they will often sacrifice feature...

Spring is in the air and that means it's a great time to explore Charlottesville's Historic Downtown Pedestrian Mall with over 8 blocks and hundred + shops.. From April to October on Saturdays, you will find the City Market which hosts an outdoor farmers market.  You can find everything from fresh produce to hand made items to flowers.           Come on out.  Plan to spend the day.  Spend the night at the Omni Hotel located right on the mall. Shopping, sight seeing, walking the historic area, bring a book to read or a pad to draw, try a great new dessert and don't forget to express your thoughts on the Freedom of Speech Wall.  The Freedom of Speech Wall is a one of a kind "chalkboard like" wall where anyone is allowed to express their views or draw a picture.  Great places to di...
