Charlottesville Va real estate in my book is number one. And back in 2006 Charlottesville was given the distinction by Cities Ranked and Rated as the Best Place to Live in America, and Charlottesville has consistently been listed among Money Magazines' Best Places to Live and Best Places to Retire. Do you have access to have to a quick $350,000? That's the average price of a Charlottesville home...I suggest you beg, steal or borrow to get the money! The Charlottesville Albemarle Association of Realtors, the Blue Ridge Builders Association, and The Piedmont Housing Alliance have teamed up to offer the Affordable Again program designed to educate first time home buyers and their Realtors about available programs and opportunities to help them own a home.  A first time home buyer is defined as anyone who has not owned a home in the past three years. The first part of this program is a series of free Affordable Again workshops offered in May and June to educate the public about the home buying process, credit reports and how to determine if you are ready for home ownership.  These classes are taught by professionals in lending, real estate and consumer counseling. In addition classes are being offered for Realtors on down payment assis...

Housing constitutes a major cost included in a college education.  Previously the choices were to either live in a dorm or rent.  Now we are seeing an increasing number of parents who have decided that it makes sense to buy a condo for their college age children and rent out bedrooms to their child's friends to help pay the mortgage.  Then when the student finishes school the parents either sell the unit or keep it as a rental.  The parents consider this as an investment rather than just shelling out money for rent with no return.  This option is especially popular with grad students.  The growing phenomena has fueled condominium construction and condo conversion in the Charlottesville, Albemarle area of Virginia over the past few years. We are also seeing amenities in these condo proje...

The Thomas Jefferson Foundation recently placed 150 acres on Montaldo, the mountain that adjoins Monticello, under conservation easement with the Piedmont Environmental Council.  Monticello, located outside of Charlottesville, Virginia was the home of Thomas Jefferson.  It is an important historic resource and tourist destination.  The easement which severely limits any development on the land will play an important role in protecting the views from Monticello.       Pam Dent, e-PRO, SRESReal Estate IIICharlottesville, Virginiawww.JumpintoGreenerPastures.comwww.Charlottesville.virginiablogpage.com

Tomorrow is Teacher Appreciation Day.  What individual has a greater opportunity to impact your chlid's life than their teacher?  It is important that the school systems in our area attract the best teachers.  There are two factors that directly affect a teacher's job search: one being salary and the other is the ablitiy to afford a home.In the Charlottesville, Virginia area we saw home prices rise rapidly several years ago.  Altough home owners were thrilled with the huge increase in value of their homes, there is also a downside.  It has become increasingly difficult for the workforce, such as teachers, nurses, policemen and firemen to buy in the area where they work.  The Charlottesville Albemarle Association of Realtors has been working in conjunction with the Piedmont Housing Allia...

Today was a great day in Charlottesville. I had a home inspection at a home near the downtown mall and it went very well. My seller and the buyers are both nice people. We should have no problem moving forward on this contract.I spent a few minutes and went into a local church (that I had never been in before). It was amazing! I asked if I could take a couple pictures and it was ok (watch for photos soon). The stained glass work is fantastic and the carving and workmanship is unbelievable!Today was in the 80's and I am currently outside on my patio (using the laptop) and enjoying watching my daughter have a tea party with her friend.Live is good in Charlottesville and today (although nothing super exciting happened) is a good day!Where ever you are I hope you have had a good day too.your...

Recently I wrote about the great deal the City of Charlottesville offers it's residents in: Another reason Charlottesville is a great place to live! Today I wanted to add my personal large trash pickup story. Last Saturday I mailed in my $25 check. so the city would receive it on Monday, process it on Tuesday, and by Wednesday I had my decal in hand.  That Wednesday I called and scheduled my pickup.  Normally they say it can take up to a week.  Imagine my surprise when she said "we can pickup your trash this Friday!"  I thought Yippy!  Then I thought, I better get busy.  So I had already made a list of things to get rid of and yesterday I started making my pile of trash.  It didn't take me long and I even found some things that were not on my list.  This morning, the pile was smaller as...

Have you had a bear sighting at your house?  This is the time of year that bears are waking up from hibernation.  As one would expect after a whole winter with nothing to eat, they are ravenous.  Many bears have figured out that human neighborhoods are a good source of easy food.  Some of their favorite snacking grounds are garbage cans, bird feeders (especially suet feeders) and dog and cat food bowls.  Also fruit, nuts and berries are liked by bears.  I had a sweet cherry tree that particularly attracted the bears in early June.In the Charlottesville, Albemarle County area of Virginia where I live, bear sightings are frequent in Free Union and Crozet.  But just because you don't live in one of the sections close to the mountains don't think that you can't have an occasional visit by a...

Another reason Charlottesville is a great place to live!  Of course you know, Charlottesville has been named a #1 City to Live, many times.  We are rich in history with the home of Thomas Jefferson, Monticello and the wonderful University of Virginia.  We have some of the best views in the state with our rolling hills, numerous parks and back drop of the Blue Ridge.  It really is a great city to live in.  Another reason Charlottesville is a great place is the commitment to recycling and keeping the city clean.  The City of Charlottesville offers two large trash pickups per year at $25 per pickup for residents.  Now when I say large, I mean a dump truck size load of trash.  For $25, there is no excuse for not getting rid of your trash. This is a really great deal.  Think of all the thing...

Sell that Home! - Charlottesville & Albemarle area Sellers -Don't forget about your grass.Driving into the office this morning on a beautiful, sunny day, I saw clearly many, many homes for sale. Now we have had several days of off and on, sometimes heavy rain and today is suppose to be clear and may-be even hitting 80 degrees.  On these perfect spring days things just look so much brighter and clearer.  I was really surprised by how high the grass was at many of these homes for sale.  Sellers, it's just not a good look to get that home sold.  Personally, I love to see grass mowers going all over the place in the spring.  It's like the official sign of spring.  A manicured lawn is a key in in selling your home this spring.  Shrubs should be trimmed and the home's yard should be welcoming ...
