Myself and my group (the Avery Group) have been working short sales for a while now. We have successfully closed 5 short sales this year, have two more under contract, and have three more being listed. Most of them have been in Albemarle County. Despite what people think, or because they can only find 8 or 9 of them in the MLS, foreclosures and short sales are becoming more and more prevalent in our area. Even the Daily Progress has had a couple of articles about them in the newspaper. A short sale is a method of preventing foreclosure. With the exception of loan modification, it is usually the best option. 95% of the time you see a short sale, there is a foreclosure looming. Don't be fooled by terminology. Also, look for key terms in the MLS. For example, "subject to bank approval" is ...

The City of Charlottesville joins with many other communities to promote peace and understanding with a free concert on the 7th anniversary of the 9/11 tragedy.  Part of the September Concert program, this is an enormous world wide event. We are spending the first posts of this month observing what has been going on in the Charlottesville, Virginia real estate market.  An impotant segment to look at is the sales of Charlottesville, Virginia townhomes and condominiums. In August of 2008, 11 Charlottesville townhomes and condos had contingent contracts.  The average list price was $175,841 and the median is $179,900, with an average time on market of 204 days. 2 condos and townhomes had pending contracts with an average list price of $280.923.  They have been on the market for an average of 110 days. In August 2008, 17 townhomes and condos sold in Charlottesville, Virginia.  The average sales price was $189,265 and the average list price was $203,032.  The median price was $169,500, and the average days on market was 69.  ...

It is the beginning of the month and the perfect time to take a look at what has been happening in the Charlottesville Virginia real estate market.  We will be looking at activity in the sales of all types of Charlottesville homes: attached, single family detached and condominiums. In August of 2008, 32 Charlottesville homes had contingent contracts at an average list price of $234,152, a median price of $232,000 and were on the market an average of 120 days. 8 homes had pending contracts with an average list price of $327,143 and a median price of $305,928.  They averaged 86 days on market. Are we seeing a demographic shift back to the cities?  Today I read an article from the postwritersgroup that raises the question as to whether we are now seeing a shift from the suburbs back to the cities.  For years the trend in real estate has been a movement from the urban areas to the outlying suburban developments; is this changing?
