Dear Property Owner: I just wanted to thank you for taking the Deadbeats and their 4 children.  I know they presented their "prior landlord" as a heartless B-witch and that the property they rented was full of mold; however, the truth is that they were late 3 times with their rent in the 6 months of their 12 month lease and I had placed them on CERTIFIED/BANK funds only for the payment of their rent.  I allowed them to pay their December, 2008 rent on the 15th and I agreed to waive their late/notice fees provided they were not late for the remainder of their lease.  When they did not pay their January, 2009 rent on time, I served them with a 5-day pay or quit and filed the unlawful detainer/eviction on them on the 12th of January.  They then proceeded to bring up mold, as well as many m...

Charlottesville Virginia horse farms are some of the most beautiful horse properties in the United States.  Albemarle County which surrounds Charlottesville Virginia is an area of gently rolling fields set against the backdrop of the Blue Ridge Mountains.   This countryside is idealy suited for a Virginia horse farm.  If you own a Charlottesville horse farm it is important to know how to correctly manage your land.  Some of the issues that it is necessary for a landowner to understand are the time of year that it is best to fertilize, when to put down lime,  should you drill seed and what are the best pasture grasses to seed with.  Another important issue is pasture rotation and how many horses are appropriate to have on your land. The Virginia Cooperative Extension is a resource that t...

Virginia Horse Farms - horses, dogs and the Virginia Country Life. The one thing that I would wish for anyone is to have a passion in their life.  You know, that thing that makes you get up in the morning, ready to greet the day.  I learned a long time ago that I am about horses, dogs and the Virginia countrylife.  It takes having all of those elements in my life to make me happy.  Sure I enjoy a trip to New York every now and then to see the galleries and get my "culture fix", but when it comes to my everyday life there is no place that can make me as happy as the Virginia countryside.  And the Virginia countryside for me is Virginia horse farms. For me this love of the country began early.  I have been horse crazy for almost as long as I can remember.  Growing up I was never happier t...

Like many of you I am eagerly awaiting the start of spring at my Charlottesville, Virginia home.  Every day I look at the brave buds on the daffodils by my back steps, but they still are several weeks away from popping open.  I have been Dreaming of Daffodils and reading garden catalogs, trying to decide what flowers and shrubs I would like to add to my yard this year.  But for an early taste of spring, nothing beats a trip to the Maymont Flower and Garden Show. The annual event will be held this year from February 19-22 at he Greater Richmond Convention Center in Richmond, Virginia which is only about an hours drive from Charlottesville.  The theme for this year's Maymont Flower and Garden Show is "It's a Colorful World".  The event will be open Thursday 1pm-9pm, Friday 10am-9pm, Satur...

Mortgage Rate Alert Mortgage rates are amazing low this week.  Steve Isaac's with Access Home Mortgage just sent me their current mortgage rates: Current Rates: 30 day lock - purchase money - owner occupied 30 yr fixed - rate 4.875   APR 5.212   Points 1.000 15 yr fixed - rate 4.500   APR 5.069   Points 1.000 5/1 ARM    - rate 4.500   APR 5.069   Points 1.000 FHA 30 yr fixed - rate 5.125   APR 5.339  Points 1.000 If you are in the position to buy the current market presents an opportunity that may not be seen for a long time.  The large inventory presents many choices, prices have dropped on many homes and with the longer days that these homes are remaining on the market many sellers are negotiable.  The historically low interest rates are one more piece of the puzzle that combines to m...

Charlottesville  Virginia horse farms are located in Albemarle County horse country which has some of the most beautiful countryside in the United States.  The county is home to many horse farms ranging in size from several acres to several hundred acres.  There are several areas in the county which are known for their horse properties, and each has it's own character. The Farmington Hunt Country lies to the west of Charlottesville and has a large selection of Charlottesville horse farms.  It centers around Garth Road and also the Free Union area.  The country is has gently rolling fields which are mostly cleared with a scattering of woods.  These farms are set against views of the Blue Ridge Mountains in the background.  This side of town has farms of varying sizes.  Often there are se...

Charlottesville, Virginia and Albemarle County released their new real estate assessment figures yesterday.  Given the slow real estate market and the problems face by the economy, it should come as no surprise that those values have not performed as they have in the past.  According to The Daily Progress the average values for existing homes in the city of Charlottesville have only increased 1.69% and in Albemarle County the assessment values have actually dropped 2.59%.  It is important to realize that these figures are averages and that there were also some significant differences in these figures by area within these localities.  For instance values in the Fifeville neighborhood increased by 11% which was the largest increase in the city, but values ranged down to a 7% decrease in M...
