This Charlottesville VA condominiums real estate market report will examine the sales of condominiums in Charlottesville and Albemarle County during May 2009. During May 2009, 14 Charlottesville condos sold.  The average sale price was $156,950.  The homes were on the market for an average of 82 days and sold for an average of 91.82% of the list price. To put this in perspective, lets look at the April sales figures.  4 condos sold in Charlottesville Virginia during April 2009 with an average sale price of $169,425.  The average DOM was 294 days and the homes sold for an average of 96.11% of the list price. This Charlottesville VA real estate market report will examine the sales of single family detached homes durning May 2009. 21 Charlottesville homes sold during May 2009.  The average sale price was $377,643.  The homes had been on the market for an average of 98 days and sold for an average of 93.57% of the list price. For comparison we will also look at the April sales figures.  In April 2009, 20 homes sold in Charlottesville Virginia.  The average sale price was $247,346, with an average DOM of 151 days.  The homes sold for an average of 93.95% of the list price. This Albemarle County VA real estate market report will focus on the sales of single family detached homes in Albemarle County Virginia during the month of May 2009. During May 2009, 67 Albemarle County homes sold.  The average sale price was $428,169.  The homes were on the market for an average of 136 days and sold for an average of 93.71% of the list price. For comparison we will look at the figures from April 2009.  38 Albemarle homes had contracts that closed in April.  The average sale price was $599,980.  The homes were on the market for an average of 118 days and sold for an average of 89.75% of the list price. There is a large inventory of of Charlottesville Virginia homes for sale.  If you are either buying or selling a home it is helpful to know what price homes are selling. The graph will illustrate the year to date sales (as of June 1, 2009) of detached homes in Charlottesville Virginia and Albemarle County by price. As you can see majority of homes sold have been in the $200,000-$300,000 and the $300,000-$400,000 price ranges, with the greatest number in $200,000-$300,000.  If you have a Charlottesville Virginia home for sale in one of these price points it will have the best chance of selling.  At the same time if you are buying a Charlottesville-Albemarle home in the $200,000-$400,000 price range you will have the most competition from other buyers.  One of the trends that we see illus...

With over 950 dogs coming to town Charlottesville VA will truly be going to the dogs this weekend! Today we saw Charlottesville VA Realtors building homes for Habbitat For Hummanity. For a long time one of the things that I have wanted to do was to volunteer on a Charlottesville VA Habbitat For Humanity house.  Today I got my chance.  The Charlottesville Albemarle Association of Realtors scheduled some time to send volunteers to work on a Habbitat house.  I decided to take advantage of the opportunity to help out such a great organization and signed up.  This morning I arrived at the site ready to work on the habbitat home being built on Patton Srreet.  We were divided into groups according to tasks.  My group was responsible for painting and caulking.  I spent the day painting baseboards and window trim.  It was a long day but very satisfying and I made some new friends.  Tonight I ...

We know that there are a lot of Charlottesville VA homes for sale on today's real estate market, but what price ranges are selling? One of the easiest ways to see what price range homes have sold is to look at a simple graph.  The graph below will illustrate the sale by price of single family detached homes in Charlottesville VA and Albemarle County for the year to date, 1/1/2009-5/3/2009.         As you can see the largest number of Charlottesville VA homes sold so far this year have been in the $200,000-$400,000 price range.  With the $200,000-$300,000 price range showing the most sales.  This is the price range that the largest number of buyers are comfortable purchasing in at this time.  If you would like to know how your home would fit into today's market, give me a call.  I would ...

Charlottesville goes green with the Urban Places Rural Spaces art exhibit. The exhibit was created from a joint effort by local artists, the City of Charlottesville, Albemarle County, the Piedmont Environmental Council and the Charlottesville Community Design Center. According to the invitation from the Piedmont Environmental Council the Urban Places Rural Spaces exhibit  " uses words, images and interactive elements to explore the relationship between urban and rural environments in Charlottesville and Albemale. For those of us who are selling real estate in the state of Virginia or who have lived here for some time the fact that we live in a caveat emptor state is not something that we really think about very much.  However I had some out of state clients this week who were quite disturbed by this.  In fact it scared them to death. What price Charlottesville Virginia homes are selling?  If you have a Charlottesville home for sale or are considering buying a home in Charlottesville or Albemarle County, you will want to know what price ranges are seeing the most sales activity. Charlottesville Virginia goes green - don't miss attending the Greenmatters Expo. Not too long ago, we took a listing for a woman, for confidentiality we will call her "A". She had a home in the city of Charlottesville and was falling behind on her payments. We took her listing and proceeded with a short sale. Come to find out, her loan was for $90,000 more than the market value of the home. There is no way this house every got an appraisal for that much over what the home was worth, especially since it didn't have a HEAT SOURCE!!! By the way, homes without a heat source should never approve for a mortgage, especially a mortgage with a value greater than the market value.
