Centreville VA garage town home for sale. Coming on the market this Saturday.     Sue: I am looking for a three level, 3+ bedroom, 3+ bath 1+ car garage town house for sale in Centreville Virginia under $400k. Centreville is so convenient to the high tech employment corridor surrounding Dulles airport, we just really want a place there but have been so disappointed in the minimal selection.   Everything seems to be a short sale and we do not have the time to chase those things. There are hundreds of town homes in Centreville...what's the deal?       Steve: Sue, no there's not much to choose from. Right now there are 5 properties in Centreville meeting your criteria. 2 are short sales, one is at $400k and the other 2 are at $350k.   Relief will arrive this Saturday though. 14670 Seasons ...

If you are currently looking for a three level 3+ bedroom, 2+ bath 1+ car garage town house for sale in Centreville Virginia under $360k, you have 12 choices. 10 are short sales and 2 are regular sales. Not much to choose from huh? Well relief will arrive in 2 weeks.     Coming soon to the Bryarton cluster just off Stone Road in Centreville's best kept subdivision is a spotless, brick front, 3 bedroom, 3 full and one half bath town house with deck off the huge eat in kitchen. (the kitchen is the width of the house...awesome for this price range)     Backing to common area, the walkout basement has a  fireplace, full bath, laundry room and it opens into a tree shaded fenced backyard.  This could be the perfect in law suite.   Why isn't it on the market now? Because it is being renov...

I just found this post in my Draft items that has been sitting here for two years so I will post it to the blog. This is an interview I did with Channel 9 Local news with on of my clients about the short sale and foreclosure market. My client ended up writting a contract on a foreclosure that we were able to win and we did settle on.

As Realtors, we're always asked for recommendations for tile, carpet, and hardwood flooring. We recommend one company: USA Carpet and Rug Centreville VA. Why? Because they have NEVER let us down. (If they go bad, I will have to come back and delete this post...but I'm not too worried) OK, nobody is perfect. Well, so far USA Carpet and Rug has always been perfect for our clients. I am sure that sometime in the future they will mess up but they haven't yet and if they do, I am also sure they will fix it. When we recommend a service we do not want to end up looking bad. That is not good for business. When we need flooring for a client's listing or for a buyer client's new property, we almost always need it fast and we need it to be affordable. Here are two facts for the last 4 years: -USA ...

SHOOTING CLAY PIGEONS IN NORTHERN VIRGINIA.  DON'T LET THE SNOW KEEP YOU INSIDE!  GET OUT AND ENJOY THE DAY! WHAT SPORT OR OUTDOOR ACTIVITY DO YOU REGULARLY ENJOY??? Golf?  It's a bit hard to walk or drive the links in this snow, but yesterday, I saw a driving range that was open for business.  Swimming?  Join the Y.  Many have indoor pools. Hiking?  Find a subdivision with cleared roads and don't challenge autos. Fishing?  HA!  That one may have to wait, but you can certainly put new line on your favorite reel.  Spring will be here before you know it.  Sledding?  My goodness, the opportunities are endless. Shooting?  Bull Run Shooting Center in Centreville is open in almost all weather. FOR ME??  I love to get to the shooting range and shoot TRAP or SKEET.  There are few shooters out i...

Centreville Virginia is known as a major crossroads in Northern VA.  Route 66, Route 29 and Route 28 all converge there!  It puts the 'Centre' in the name "Centre"Ville!  What most persons do not realize is that Centreville VA is also a cultural crossroads of the world.  It is located by Dulles International Airport to the north and more recently the Centreville area has grown also in a culturally diverse population.  I think that is a great thing.  Well even in Centreville VA with different cultures comes different ideas, needs, foods and traditions.  For those of different cultures in the past it has been difficult to find food items, and ethnic specialties nearby.  Well all of that has ended these days!  Centreville is home to a wonderful International food market called Grand Mart! ...

Believe it or not but in Northern Virginia this is an all too common question I am asked.  We write offer after offer on $300K homes and all prices below to get beat out by one of multiple offers from multiple agents.  I advise my clients by expressing to them it's all about the strength of our offer in addition to what you are willing to pay.  Many buyers out there think that there is still a possibility to low ball their offer.  Sorry to say folks but those days are gone. Short of writing a cash offer it takes a bit of finesse by way of a well executed strategy.  Anything, from simply CALLING the listing agent and building rapport to sending flowers or a goody basket to the current home owners, you NEED and edge!  With foreclosures it's a bit different because banks tend to lean towar...

I wanted to buy a house, did I miss the boat? This seems to be a questions I am getting quite often these days.  The answer is a bit tricky but if I were to sum it up with one word I would say "no".  You're most likley thinking that the reason I'm telling you this is because I'm a Realtor but in fact that couldn't be further from the truth and let me tell you why. Example #1: Mid last week interest rates inflated to over an entire point higher than they had been all year.  What was odd is that the interest rates would fluctuate just slightly week by week up and down and within one day they sky rocketed and by the end of the week they were back down.  FED would not allow for the banks to inflate the rates just yet so this means that lending money is still ridiculously low in order to sti...
