My favorite Northern Virginia restaurant, hands down is Sweetwater Tavern in Centreville, VA.  Sweetwater Tavern is owned by a local company called Great American Restaurants. I remember their very first restaurant in Fairfax--Artie's.  I bought my first home about one block from there. Whenever it came time to entertain, I was happy as a clam to walk to the restaurant and treat my guests to a meal.    To say that all of the Great American Restaurants serve nothing but the best is an understatement.  Between Sweetwater Tavern, Mike's American, Silverado, Artie's and Carlyle, I have had the best steaks, ribs, salmon, swordfish, chicken, salads and appetizers...just to name a few.  They just don't serve bad food.  I have yet to try Jackson's or Coastal Flats, but I'm sure they are amazin...

SKEET AT THE SKEET AND TRAP RANGE AT BULL RUN REGIONAL PARK.  COME ON OUT! O.K.  I confess.  I dropped everything this afternoon and drove to the Skeet and Trap Range in Centreville, Virginia this afternoon.  It was only about 80 degrees, the sky was clear, low wind, low humidity.  A perfect day for a few rounds of Skeet Shooting.  THE SWEET TASTE OF SUCCESS.  I'm normally a Trap Shooter but today the trap range was throwing a lot of broken birds so I moved over to the Skeet Range.  There were 4 friendly familiar shooters ready for a round and they waited while I switched from my trap gun to my skeet gun and got a few boxes of skeet loads.  I was ready.                  We shot a round and it was great fun, as always.  So, we shot another round.  SUCCESS!  I broke ALL THE BIRDS.  ALL 25...

If a bank is involved with the buyer's mortgage, then the bank needs to agree that the home is actually worth the sales price, or it could limit the buyer's ability to obtain a mortgage. Banks use appraisers to determine the home's value, and their appraisals have sometimes become more of sticking point in current home sales than in recent years. Here in Northern Virginia, it is quite common for a prospective home buyer to ask the seller to contribute toward the buyer's closing costs.  In the purchase offer for the home, this is known as asking for a "seller contribution" or "seller subsidy".   Closing costs for buyer are dependent on a number of factors, including lender fees, title company charges, taxes and government fees, prepaid items required by the lender, and others.  These closing costs are usually out-of-pocket expenses that must be paid by the buyer on the home settlement date (although there are certain loan programs that allow some of these costs to be rolled into loan).  Therefore, as an incentive to help defray or "subsidize" the buyer's costs, the seller will often agree to a seller subsidy as part of the sales ...

  I've recently redone the best Realtor website this side of the Milkway: WWW.NOVANIDA.COM,  causing  me to have to spend hours redrafting and redoing content.  In doing so, it reminded me just how much I ditest copy cats.If you are considering  redoing your webpage and don't want me to lecture you and call you out as a copy cat, then please heed the following tips: 1) Get your own content for your website.  Most all template websites will come with default content about buying,selling and why you are the best Realtor ever.  Do yourself a favor, take the time to change the content and make it your own. Recently I was previewing a home for sale in Centreville that was competing against my listing.  The home was very clean and neat, which was no small feat since the family had 6 children.   Proof that there were 6 children in the family was evident by the two sets of twin beds  AND the two cribs in the 3 upstairs bedrooms. The family room was small but it was located directly off the kitchen which a lot of buyers like.  However, I knew they had 6 children before I even went upstairs by the 6  - 11'x14' photographs of each child hanging across the full length of the wall above the couch.  The family room was narrow to begin with so the pictures made me feel like I was invading the family's personal space. During the month of March, 2010, there were 89 closed residential sales (up from 44 sales in February), 192 new listings and 184 new pending sales. I listed and sold a Centreville townhouse for a client that was moving out of the state in the summer of 2008.  In the fall of 2009, plans for this client had changed, and he was moving back to Northern Virginia and wanted to buy something in the same Centreville, VA area.  He preferred a townhouse with little to no yard maintenance.
