Last summer I was out watering my flowers and shrubs, when I heard the sound of summer...the ice cream man.  I didn't pay much attention to his circus-like music, but found myself humming along.  Then it hit me!  The ice cream man was playing Christmas carols! Yes, the Sweet Tooth Ice Cream truck is making it's rounds again this spring.  And the Christmas carols are back.  It made me giggle the other day to hear JOY TO THE WORLD go right into LA CUCARACHA.  Not two songs you would ever think of together, but there they were on the Sweet Tooth loop of songs.  Come on over to Braemar this summer.  We'll give you a taste of Christmas in July. (I've been waiting to post this until I can get a picture of the truck, but I feel like Murphy's got me here.  Four days and not a sign of the truck....

I was shocked the other day when I was driving by the gas station near my home.  A digital display was manually changed to show the over $4.00 a gallon for middle and premium grades of gas.  So, there is the obvious fact that evidently no one thought gas prices would get this high when they were creating these signs.  What business starts out and doesn't have some sort of plan to deal with the inevitable?  Are you kidding me?  No one ever thought gas would get this high?  Don't get me wrong, I am no fan of high gasoline prices, but what person designed these signs?  I would understand if the display didn't go past $9.99.  That seems more realistic.  But nothing past $3.99!!!  Talk about not thinking ahead. By the way, the picture doesn't represent the silver duct tape, white posterboard...

 HARRIS TEETER vs. GIANT FOOD I shop at both of these grocery stores.  My husband is convinced we save more money at Harris Teeter.  I, on the other hand, am convinced we save more money at Giant Food. After collecting receipts and comparing, I felt like I do when I watch coverage of the Democratic Primary.  There are strengths to both....and it depends on how you look at the situation as to which store is the "best". Giant Food's non-sale prices beat Harris Teeter hands down.  There is no comparison.  Their prices are about 6-7% less expensive.  Their motto and advertising campaign about EVERYDAY LOW PRICES is absolutely correct. Resale prices have dropped again for townhouses in Braemar.  To begin, those townhouses without garages are selling for an average of $238,467 this report.  That's down about $5,000 from last report.  Seller subsidy (seller contribution to buyer's closing costs) is steady at $7,950 and the number of days it is taking to sell a townhouse without a garage is averaging out to 158 days.  That marketing time has more than doubled since last report! Garage townhouses have also seen a slight decrease.  The average sales price this report is $259,700 with $5,522 average seller subsidy.  Compared to last reports $265,000 average sales price and $7,950 seller subsidy.  And the average marketing time is also up in this category from 10 days to 117! After seeing no resales in the Heritage Series single family homes of Braemar  (Yardley, Exeter, Zachary and Waverly floor plans) for the first months of the year, it is refreshing to report that thre have been six sales between March and April 2008.  Two of those are brand new homes just finished by Brookfield Homes, one is the former Yardley model in Braemar, and the remaining three are resales. The average sales price for the last two months of activity is $391,983.  Average seller assistance to buyer's closing costs is $6,208.  And finally, the avearge number of days it takes to get a contract is 38. The Braemar Property Value Report is out once again.  This report focuses on sales from March and April in the Arista Series homes built by Brookfield. Due to the size and, relatively high price of these homes, there seem to be periodic dry spells of resales in this series of single family homes since the downturn of the real estate market.   This sales period between March and April shows no sales activity. I have been providing single family home owners in Bramear, the Braemar Property Value Report since the Spring of 2005.  I only added the Courtyard Homes in January this year. The numbers are in!  Carriage Homes (those single family homes with detached garages) in Braemar, are still slightly above the curve for Prince William County in Average Sales Price. From March 2007-March 2008 the average sales price for a single family home in Prince William County, according to NVAR (Northern Virginina Association of Realtors), has fallen 27%.  According to the Braemar Property Value Report, Carriage Homes have lost only 16% in the last twelve months. Right now, the average sales price of a Carriage Home in Braemar is $333,725, while it was $397,095 one year ago.  The better news is that the average seller subsidy has decreased since the January-February 2008 report by more than half, now at $5,125.. We are also seeing the average number of days on the market with a v...
