During the month of March, 2010, there were 109 closed residential sales (up from 70 sales in February), 199 new listings and 150 new pending sales. The average sales price was $405,379 (up from $402,345 in February); the median sales price was $370,000 (up from $330,000 in February); the average number of days on market was 49 (down from 59 in February).

The Staging Fashionista just finished staging this occupied home in Ashburn, VA.  The homeowner and realtor were great to work with.  The homeowner will continue to live in the home while selling, therefore.  we had to work with the furnishings she had and after staging the realtor and homeowner loved it.  It was hard for her to part with her Alaska pillows but we put them in a safe place and told her she could use them in her new home.  Here is the before and after of the living room area.   BEFORE    AFTER

NEW HOME IN ASHBURN, BRAMBLETON, CONSTRUCTION ON SCHEDULE, WAITING FOR PRE-DRYWALL WALK-THROUGH. Delivery for this home is end of May to mid-June.  The builder is right on schedule.  They did lose some time due to the extreme snow and cold in February, but have added manpower to this site to stay on schedule.  This is important for the buyers I'm working with because they have to give notice to vacate their rental.  I love builders who stay on schedule and most in this market do. The former owner of the Original Steakhouse in Broadlands was captured in Texas and arrested on fraud charges.  Osama El-Atari has since been brought back to Virginia and is being held in the federal dentention center in Alexandria.  His disappearance last summer was a hot topic of conversation at the restaurant as the minority owners scrambled to figure out what to do after he fled the country unannounced. Since then the name of the restaurant has been changed to the All-American Steakhouse and former Redskin Marvcus Patton has become the majority owner.  Pretty exciting stuff for this little subdivision of Ashburn. I decided to do some research to see how the 2009 year closed out in Ashburn Farms subdivision in Ashburn VA  - Loudoun County for single family detached homes for sale!  First of all there are expectations, and then there are closed sales.  2009 appears to have been a good year, and we averaged 1 home a week sold.  It is interesting to see the price of Ashburn Farm homes listed versus those that actually got a contract and closed.  There were 52 single Family detached homes that sold in Ashburn Farm in 2009.  The high price was $927,000 and the low price was $389,900.
