NVAR has released their monthly sales stats for February.  February overall in Arlington, from a year ago has shown gains, both in terms of sales price and number of properties on the market and sold.  Condo sales price is up from $365,403 to $445,512 on avgerage.  Single family detached homes is up from $667,993 to $730,872 on average from February 2010.  All of these are good signs heading into the spring market, and interest rates are staying low, so it should be a good spring market in Arlington. Claremont is a one of 47 neighborhoods that make up Arlington. It is roughly bordered by S. George Mason, S. Walter Reed, King St. and Buchanan Park. Claremont was originally designed with good infrastructure and includes curbs, gutters and sidewalks. Real Estate Clients, I Really Do Know What I'm Talking About! There is a phenomenon that has happened to me several times, one so unusual so that I just can't get mad at my clients for not taking it seriously. Here it is:  a home has been on the market for 100+, 200+ days.  Very little activity, maybe a couple of low-ball offers.  My client decides THIS is the home they want.  I tell them to make a reasonable offer and do it quickly. Home Sales--Winner's and/or Buyer's Curse! What is this, some sort of VooDoo?  Quite the opposite, and if you have been in the Realty business for any time at all you have probably experienced the "Curse"!   As a buyer it can get overwhelming looking at so many different properties, be it browsing on-line or out with an agent.  How do you keep the homes all separated into which ones you are interested in and which ones you have no interest in?  In the local MLS here in the Washington DC area, you can flag a property with a heart if you are interested in it, light bulb if some interest or trash if not interested in it as a way to keep track of the different listings your agents sends over to you.    It is important to remember which homes you saw, features that you want, especially the homes that you saw that you have interest in.  When I take my buyers out, I print out each listing and give it to them and recommend they jot down some notes, to help remember at the end of the day which hom...

My wonderful brokerage has a great mentoring program for new agents.  I was already seasoned by the time I started here at McEnearney Associates, but am honored and excited to have been asked to mentor a new agent.  I can see why they asked me to mentor this new agent - she's me, but probably better!  She's my age, a new mom, had a career in advertising before real estate and is very excited, sharp and eager to learn.   I was lucky enough to have a mentor too when I started in 2004.  My mentor was my Realtor when I had bought a house, and she was also a former school teacher, so she was really good at teaching AND selling houses.  I learned so much from her and one of the best phrases she taught me was "Succeeding in real estate is just about throwing a bunch of spaghetti on the wall an...
