The Daybreak housing market had a good start to the year showing strong home sales and sales prices. The median home price climbed an impressive 19.78% in the first quarter (when compared to the same time last year), with the new median home sales price standing at $305,450. While the number of homes sold remained flat (72 vs 74 last year), the time taken to sell a home dropped substantially, taking a median of 39 days (falling from 60 days). 2014 First Quarter Home Sales Median Sold Price: $305,450 up 19.78% Total Sales: 72 down 2.70% Median Days on Market: 39 down 35% If we break down the sales figures by type of property then we can see that single family homes sales were strongest, with the number of sales increasing 10% and prices up 19.34%.   January is usually the slowest month for home sales, and this year was no exception. There were a total of 15 sales in January, 9 single family homes, 5 townhomes and 1 condo.  The median sales price for a Daybreak home stood at $282,500, up from $250,000 a year ago.  The median price per square foot stood at $107.50 up from $94.82.   Single Family Homes Sold 9 Median Price $381,570 ($307,500) Median Price Per Sq.   Daybreak Real Estate continued its recovery in 2013, with 356 homes sold a rise of over 20% when compared to 2012. The median home sales price rose steadily, showing a 6.84% increase (which coincidentally is the exact same as in 2012). Homes were selling much faster taking a median of 37 days, an improvement of 41%. Home Sales Data for 2013 Homes Sold 356 (296) Median Price $269,500 ($252,250) Median Days on Market 37 days (63) * Figures in brackets are for 2012.   While these figures are very encouraging, we did see somewhat of a slowdown towards the backend of the year when interest rates took a jump.

If you have visited the Daybreak Utah  community recently you will have noticed a large amount of building going on. Of course there is the usual new home construction in the Eastlake and North Shore Villages, but there are also two large parcels of land currently being torn up ready for development. Most of my blog posts are somewhat work related.  Whether that be newly listed homes or what I had for lunch :)  Today I was reflecting about how proud I am of my son.  He just turned 11 and he has got to be the most level headed person I know. He's an amazing student and very dedicated to Tae Kwon Do.  We aren't even going on him being in Tae Kwon Do for two years and he is almost to Black Belt.  In fact this Saturday he will be testing for his Red Belt.  He has become very active in helping the littler, newer kids that are just getting started.  It makes me beam with pride to see him grow into such a responsible caring young man.Obviously I attribute a lot of this to my incredible parenting skills ;) but I really think without Tae Kwon Do he would not be where he's at right now.  Mast...

After a very long day of Real Estate I come to find this door hanger on my front door? As thought about this I became more and more concerned in fact I felt violated. South Jordan City has one of the highest property tax rates in the County of Salt Lake City Utah. There are watermeters in the parking strip if a BACKFLOW PREVENTION DEVICE IS NEEDED ON AN EXISTING HOME THEN I THINK THE CITY SHOULD PAY FOR IT. June 2011 was the best month for sales in the Daybreak New Home Development since the same time last year. There were a total of 72 homes sold in June, increasing from 65 sold in the previous month.
