South Jordan homes saw a decrease of only 12.72%. Seeing there is currently almost one year of inventory, many homes probably foreclosed. Median price of homes sold increased by just under one percent to 340,000. 556 homes sold last year and there are 554 MLS homes listed for sale right now. Many sellers may have to lower their prices to intrugue the buyers. These numbers are not official.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION       Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.      SUMMARY Currently we are not seeing the needed positive price action (along with other indictors) to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing.  Some are trying to time the market and market timing is risky.  Trying to time the bottom is not for the inexperienced buyer.  Also it is good to note that t...

Its a new year and there will be a new road in South Jordan! UDOT is having a public openhouse at South Jordan Elementary School on Jan 28th from 6pm to 8pm.  Its located at 11205 S Black Cherry Way (1375 W). We still are having a low percent of new listings being SOLD.  Currently (5.97)% on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Kennecott has announced they are opening a new section of road in Daybreak.  The connection will help people coming from Sunstone or the new high school travel through Daybreak along 11400 S. Went out to dinner tonight at the Gecko Resteraunt in South Jordan, Utah. We enjoy our meals there, I had the shredded beef burrito and my wife loves the mexican pizza there. Service is great, the chips and salsa are wonderful. The chips are warm when they come to you. When the whole meal is over you have to have the Gecko Bavarian Mints. They are to die for.  There are some wonderful eating establishments here in the Salt Lake Valley. From time to time I'll elaborate more. If there is somewhere you would recomend I would love to hear about it!

The good news for South Jordan Real Estate is that the homes that are selling are actually not priced too far off from the median listed price. The bad news is that there really aren't that many homes selling. Currently, there are 619 active MLS listings in South Jordan Utah. These homes for sale have an average list price at $441,104 and the median price is $395,000. For the first six months of 2008, there were 273 homes sold in South Jordan. The homes that sold had an average list price of $376,476 and a median list price at $350,000. The gap between sold homes and list price might seem pretty huge, but compared too most of Northern Utah Real Estate, an 11% difference is nothing. I visited the new model home village for Daybreak North Shore on Friday.  Looking around it was clear that Kennecott (the developer) have changed direction from their original plans, with far more high-density cheaper homes on offer. This is reflected in their latest marketing material showing that Daybreak with have approximately 20,000 homes, compared to the 13,000 that were originally planned. Kennecott have also introduced some different home styles, that you probably would not expect to find in Daybreak. For those that do not know Daybreak homes have until now been based on home styles found in some of Salt Lake's historic neighborhoods. The third phase of the Daybreak development is due to open next week. North Shore (named because of its location to the north of the lake) will introduce a new builder, Ivory Homes. There is a Realtor open day on the 26th of June, a Daybreak residence day on the 27th and the grand public opening takes place on the 28th. For those of you who don't know Daybreak is the largest new homes development ever to be undertaken in Utah.
